Improve Your Curb Appeal

When you sell a home, you want it to look it's best. Buyers will judge a home almost instantly based on how it look son the outside. That's why having great curb appeal is so important to a successful home sale. The good new is that you don't have to spend a ton of money to make your home stand out. Here's a few ideas that will help you spruce up the curb appeal on your home and get more money from the sale.

Replace Old Hardware

Replace old hardware, such as door knobs and house numbers, with fresh new fixtures.

Makeover the Mailbox

If your mailbox is next to your home (not across the street), then you can spruce it up to compliments your home. Pick a box that reflects your home's trimmings. You can paint the post or surround it with flowers.

Add Planters

You can place various potted plants on the front steps and patio, complimenting you garden.

Outdoor Lighting

Low voltage lighting along paths and walkways is a striking way to add flare to your home.

Reveal the Architecture

Don't go overboard with plants and landscaping that can hide your home. Keep your landscaping back from the home to let it shine.

Pressure Wash the Exterior

This is a quick and easy makeover that will make your home shine.. A pressure washer can be rented at most hardware and home improvement stores, and are easy to operate.

Display a Wreath

Welcome buyers with a beautiful seasonal wreath on the front door.

Lay Out a Path

You can use pavers to make a curved walkway and add unique flair to your yard.

A Fresh Coat of Paint

A fresh coat of paint can liven up any home, especially if the current coat is fading or chipped, or the color is outdated.

Adding colorful shutters with window boxes with matching paint will brighten up any exterior. You can also add colorful flowers to make it stand out even more.

Line Up the Porch Chairs

If you have a porch large enough for a few chairs, make sure they're lined up. If you don't have matching porch chairs, it would be worth investing in a set.

Make the Most of Your Curb Appeal

If your home is currently on the market or you’re just about to put it there, your curb appeal is extremely important, especially now that spring is here. The outside of your house is a buyer’s first impression of your home, so you have to make sure it’s a good one. If you’re planning on selling your home it’s important to make sure your curb appeal is up to scratch. When working on your home you might be a bit overwhelmed by all the work, decisions, time, and costs involved with the process of getting your yard buyer ready. Many think that since most landscaping work isn’t permanent, it’s not as important as some of the other projects they might have but you should really consider putting it near the top of your list. Here are five things you can do to improve your curb appeal to help your home put its best foot forward.

Remove Anything Dead

Get any dead trees, flowers or leaves out of your yard. Trim dead branches and rake up the winter leaves. As you remove things, fill in any blank spots with flowers, bushes, potted plants or yard art, but try to avoid any garden gnomes or pink plastic flamingos.

Mow the Lawn

If you have a lawn, mow it once a week to keep it looking its best. Don’t forget to spray or pull any weeds to keep the texture pleasant.

Trim the Hedges

Make sure your bushes are trimmed and not spilling onto your walkways or driveway. If they grow too fast to keep them maintained properly, you may want to just pull them up. You can always cover blank areas with gravel, wood chips, or mulch.

Improve the Landscape

Improve your landscape with tile, decorative stone, concrete, brick or wood to add some appeal to the softer elements like your flowers, grasses and plants. And make sure you don’t forget your porch! Bring in a splash of color with flowers and potted plants

Add Some Light

You don’t have to spend a fortune on landscape lighting. Get some lanterns to line the walkways or something to hang from a tree can to give your yard a stylish effect. Lighting not only highlights key areas of your yard, like trees and flower beds, it also provides a bit of extra security. Curb Appeal Returns

Curb appeal can go a long way toward getting your home sold as quickly and for the highest price possible. Most agents rate outside remodeling projects as the most valuable a homeowner can undertake. But most homeowners are uncertain which projects will get them the most return on investment when they put their home on the market.

Projects like replacing the entry door or siding and window treatments can get homeowners more than 78% of costs upon the sale of their home. Replacing your door with a steel entry might cost around $1,000, but you can make most of that back in the sale of your home. Even though you aren’t making a 100% return, a good first impression is absolutely priceless. If the buyer doesn’t like what they see, they won’t even bother taking a second look at your home.

Adding a deck or patio is another project that is often recommended by agents, with the opportunity for a return of over 87% of your costs. Vinyl siding can return over 78% while fiber-cement siding can return 87% as it’s more popular with buyers. Replacing a midrange garage door can return almost 84% return, but getting a more upscale garage door can offer an 83% return on your costs. Investing in wood or vinyl window replacements can get you more than a 79% return.

Even giving your home a fresh coat of paint can get your home noticed faster, and get it sold for more.

How Important is Curb Appeal?

Do you have a home on the market in Albuquerque? Are you getting ready to list your home for sale? If so, one of the most important parts of your listing is your home’s Curb Appeal. How your home appears from the street is just as important as how it looks inside because, if the buyer isn’t sold when they drive up, they may never take the time see what’s beyond the front door. Well-maintained landscaping, a clean yard and attention to details, will attract more buyers and possibly a higher sales price.

When a potential buyer drives up to your listing, the first thing they notice is the big picture. They see your home, the trees, flowers, colors and most importantly, the level of effort taken on the outside of the home. That first impression is vital and you’ve already lost it if you’ve got dead plants, chipping paint and cracked sidewalks. Not only will the buyer be turned off by the disrepair outside, they’ll make assumptions that the same level of care has been taken inside.

Creating the perfect first impression can feel expensive and overwhelming, but it doesn’t have to be. Here are 5 projects that can be low cost and have a high impact on your home’s curb appeal.

  1. Remove any dead plants or flowers, trees, fallen leaves and trash from your yard. This step alone will make a big difference in the appearance of your yard from the curb.
  2. Pull weeds and cut the grass, regularly. Nothing says deferred maintenance like tall weeds or an overgrown lawn. Consider asking a neighborhood teen willing to do this for a small fee every week.
  3. Add some color with potted flowers. After removing any dead plants and trees, you may notice blanks spots in your yard. Leaving them blank is fine but you can also fill in with seasonal, flowering plants.
  4. Clean everything! Front facing windows and screens should be cleaned and repaired if needed. Spray off the patio and driveway and do your best to remove any stains. Remove cobwebs from corners and make sure your entry walkway is free of debris including fallen leaves.
  5. Make the garage door shine! Depending on the size of your home, the garage door can comprise up to half of the visual space from the curb. Make sure it’s clean and in good condition. Consider adding new hardware or a decorative address block above the garage for added appeal.

Your local landscape supply company or home improvement store can be valuable resources for ideas and supplies. Take a sketch or photo of the front of your home with you and don’t be afraid to ask for ideas. This small step can mean more traffic for your listing and a higher sales price when the right buyer comes along.
