Building a Deck? Here's What You Need to Know

Do you want to add a deck to your home so that you can enjoy the beautiful landscape of the Albuquerque area? There’s no better way to indulge in the great outdoors of New Mexico. But of course, as with any luxury, it will cost you. How much? According to Remodeling Magazine. based on a national review of costs based on a 16x20 deck with pressure-treated joists, a built-in bench and planter, a wood deck on average can cost around $10,000, while a composite deck can set you back almost $18,000. When it comes down to it, the cost of your deck will be affected by 3 factors - size, style, and the contractor. So how can you get an idea of how much your deck will cost?

How much does it cost to build a deck?

A number of factors will affect the final cost of any deck. Professional installation is a major factor, assuming you don’t possess the skill to build the deck yourself. Figuring out the installation costs will go a long way to determining the final cost. According to Andrew Wormer, editor of Professional Deck Builder magazine: “For every dollar spent on materials and supplies, expect to spend another dollar to have it installed.” Some contractors cover both labor and materials in their quote.

Planning Your Deck Installation

Set Limits: Make sure to check with local Albuquerque building codes before you start planning your deck, as it may affect costs, along with the size of the deck. Have you considered maintenance costs? If you decide to use synthetic materials, they may cost more up front, but they don’t need as much maintenance, costing lees overall.

Budget: Determine what your “wants” vs your “need” are when it comes to a deck. You need to set a limit on the total price you’re able and willing to pay. Also, how big will the deck be relation to the size of your home? The deck needs to be proportional. You don’t want to have a large home with a tiny deck. Reducing Costs

If you need to shave some off some costs, there are a few things you can consider. You can reduce costs by reducing the overall size of the deck, along with using the right materials up front. Untreated decks cost less to install, but more to maintain. The reverse is true for composite decks. Also, if you build during the fall or winter, it could save you more, as contractors have fewer jobs and may be inclined to reduce their costs.

Maintain Your Appliances and Save Money

You've seen it before. The washing machine stops washing, leaking on the floor. The stove cuts out just before a big meal. The fridge cuts out and spoils the food.

These disasters can be avoided or delayed with just a few easy DIY maintenance steps. And the best part is that you can do them yourself. Here's a few things to look for to take care of your appliances and potentially save money.

1. Check Your Oven's Door Seal

Your oven can lose more than 20% of it's heat if the door isn't sealed properly, creating a longer to cook time. Open the door and check the rubber or fiberglass gasket that goes around the edge of the door. If you feel any deformed, torn, or broken areas, or if you close the door and find any leaks, replace the seal.

2. Check Range Filters

Metal filters can be washed in a dishwasher or by hand. Replace charcoal filters (don't wash them).

3. Clean Stove top Drip Bowls

Clean the drip bowls underneath your burner elements by pre-soaking them for 5 minutes in cleaning solution. Wash by hand and place them back on the stove top. Try to clean them after spills so they don't get burned in next time the burner is used.

4. Clean Refrigerator Coils

Refrigerator coils can get clogged with dirt, dust and pet hair. This will restrict airflow and make it harder to keep it cool. Gently clean the coils once or twice a year with a vacuum. They can either be found behind the kick plate or in the rear.

5. Change Refrigerator Water Filter 

Old water filters can expose your to harmful water. Make sure you change them every 3 - 6 months, depending on how much water, and brand, you use.

6. Repair Rusty Dish Rack Tines 

Check your dishwasher racks for rusty tines. If you do find rust, it can easily be repaired with a sealant and replacement tips to cover the tines. This will keep your dishes and silverware from being ruined.

7. Maintain Your Garbage Disposal

Check your garbage disposal for any stuck items. Make sure the power is off and do not use your hands! Pour a combination of ice cubes and salt, or vinegar down the drain, then run cold water for 10 seconds and then turn on the disposal with the water still running. Never run the disposal without water. You can remove odors with citrus peels, or with odor removal packets sold in most stores.

8. Clean Dryer Exhaust

Check for lint in the dryer exhaust by loosening the clamp and pulling the exhaust hose from the back of the dryer. Pull out lint with your hands or gently with a hanger. Vacuum before you re-attach the hose.

9. Check Washing Machine Hoses

You can prevent your washing machine from flooding by checking hoses for leaks. Check for cracks, leaks, or weak spots. As a rule of thumb, replace hoses every 5 years.

10. Clean AC Filters

Cleaning your AC filter every 2 - 4 weeks will increase your AC's life, as well as maintain efficiency. Vacuum reusable filters, and replace disposable ones.

If you follow these tips, you'll hopefully be able to avoid costly appliance repairs or replacements.

Protecting Your Albuquerque Home from Radon

Radon. We've all heard about it. We know it can be harmful. But what exactly is Radon and how can it be a danger in your Albuquerque home?

Radon is an invisible, odorless gas that can seep into various types of structures, including but not limited to basements, slabs and crawl spaces. The only way to know if it is present at dangerous levels is to test for it. Radon is produced when uranium breaks down in soil, rock and water. It can come into your home through cracks in floors and walls, construction joints or gaps around service pipes, electrical wires and sump pits. According to the EPA, nearly one out of every 15 homes in America has elevated radon levels. An estimated 20,000 deaths from lung cancer are blamed on radon exposure.

Breathing in these radioactive particles, drinking water with high radon levels, or being exposed to radon for long periods of time can make you susceptible to lung damage and lung cancer. If you are a smoker, this will increase your chance of developing lung cancer by 10 times.

It may take years before health problems appear. Your chances of getting lung cancer from radon depend mostly on:

  • How much radon is in your home
  • Where you spend most of your time (the main living and sleeping areas)
  • The amount of time you spend in your home
  • Whether you are a smoker or have ever smoked
  • Test Your Home for Radon Gas Exposure
  • Old homes, new homes, homes with basements and homes without basements can have radon problems. 

If you suspect your home may have radon issues, you should hire a professional tester. You can also use a short-term (2-90 day) or long-term (more than 90-day) test kit. You will get a more accurate result from the long-term kit. Most hardware stores will carry these kits.

While there is no level of radon that is considered completely safe, the EPA recommends reducing radon levels in your home if your long-term exposure averages 4 picocuries per liter (pCI/L) or higher. A pCI is a measure of the rate of radioactive decay of radon gas. This decay causes radioactive particles that can get trapped in your lungs when you breathe.

Reduce Radon Gas in Your Home

If you home tests positive for radon, you can take steps to reduce those levels. This includes sealing cracks in floors and walls and increasing ventilation though sub-slab depressurization using pipes and fans. This work should be done by a certified contractor who has the skills to make sure the work is done properly. The standards set for such a certification are from The American Association of Radon Scientists and Technologists and the National Radon Safety Board.

You should continue to test for radon after the work is done and every two years after that. January is a good time to remember to test for radon, as The U.S. Environmental Protection Agency has designated January as National Radon Action Month.

Radon exposure can pose a threat to the health of you and your family. Make sure you take action to reduce your exposure to Radon today.

5 Costly Issues Albuquerque Home Owners Overlook

Often, people underestimate how much upkeep their home will require over time. You should check your home for inconsistencies monthly. Even though it may seem like overkill, catching a problem in your home before it settles can save you a great deal of money. Home maintenance is part of the deal when you buy a home, and it will help ensure its value increases over time. 

When looking for problems in your house, knowing what to look for and where to look is essential. There are quite a few areas of the house that are frequently overlooked, resulting in severe damage and expensive construction. Our list below outlines 5 common household repair issues you may overlook. 

Gutters 

Gutters are relatively hard to see, which makes them an easy spot to miss. Most likely you won't notice your gutters are going bad until they're at their most decomposed. Leaving a leaky faucet unattended can cost up to thousands of dollars. Leaking faucets deteriorate your sink and waterline because of the extra wear and tear they cause. You will need to replace the entire sink and faucet unit sooner than you would have if you did not treat it. Your utility bill will also rise if your faucet leaks because water consumption still counts. Whenever you notice a leaking faucet, get it fixed as soon as possible. 

Foundational Cracks

Your house can suffer from foundational cracks. Cracks become worse over time, costing more to fix if left untreated. Moisture can also seep into foundational cracks, allowing mold to grow. You shouldn't try to fix foundational cracks on your own unless you are a professional. You should consult a professional who has experience dealing with all degrees of foundational cracks, and work with them to resolve your issue. Even though you may have to pay up front to fix the damages, you'll save a lot if you deal with the issue sooner rather than later. 

Rodents or Pests

Although it may seem hard to believe, household owners often ignore rodents or pests in their homes. Oftentimes it's through no real fault of their own, however, as rodents and pests can find their way into the foundation, walls, roofs, and basements of homes. For instance, termites are hard to find until it's too late because their main source of food is within your walls. Think about having an inspection once a year to ensure there hasn't been an outbreak. 

There are ways to check your home for rodents and pests and we suggest doing so even if you feel your home couldn't possibly be housing them. Look for the destruction of your insulation, baseboards, or drywall. If you hear random noises in your walls or attic, it's typically a rodent or family of pets. It's important to contact a professional exterminator right away if you suspect your home has become inhabited by rodents or pests.

It is always a good idea to look for techniques that may help you save money when it comes to hardwood floors, and if you know just what to do, you will end up saving a large amount.

The best approach is to get a few estimates and to set a timeline you are comfortable with. Choose the contractor who offers the best price, not the lowest one. Instead, choose someone you feel comfortable working with and who will complete the project on time. You can reduce the price of hardwood floors by following these tips.

Remove the carpet and move the furniture 

You have to be willing to get your hands dirty when you want to cut costs. You only need grit and strength. You do not need any special skills. You can rip out the carpet yourself and move the furniture yourself if you have the time and energy to do so. Don't forget to remove all the staples. Be aware that it will take longer than you think, especially if the stairs are covered in carpet. 

Pick a different type of wood

Many times, small trade-offs can help you save a lot of money. Just by downgrading the type of wood, you can save a great deal of money. You can save money if you buy the materials yourself or online, but be careful. Make sure you understand what you are buying. If you buy low-quality wood, you may regret your decision in the long run. Buying the product from another source may mean you won't have access to the top installers.

This situation will require you to negotiate with the contractor or installer. To make sure you have the right quantities of moldings, you will also need to order matching moldings and rent a big delivery truck to bring the wood to your house. Buying materials yourself is only an option if you are familiar with them and have the skills to do so. Otherwise, you could end up spending much more than you planned. 

Reduce the amount of work

Reducing the scope of work is the best way to reduce flooring costs. Budget-conscious individuals can always plan work at a later date. This is a smart way to control costs while sticking to quality materials. You will be able to handle a project better if you break it up into parts.

If you haven't been shopping for flat screen TVs lately, you'll be surprised by how inexpensive they are now. You can get a larg screen for only a few hundred dollars these days. Do a little comparison shopping and you'll be watching HI-Definition movies and TV in no time.

4. Pick one room to overhaul per quarter.

Pick one room every few months to overhaul. Schedule a weekend scrubbing, swapping out linens, painting, changing light bulbs or whatever else is needed for an easy and cheap update. By the end of a year, you're whole home will be overhauled.

5. Use your spare change.

Change out your throw rug, window coverings, or accessories. Designating a special spot to collect leftover coins at the end of the day will give your family purpose, and before you know it you'll have a "Freshen Up Fund."

6. Change out your wall art.

Do you have a decent printer? Why not change out your wall art with some new masterpeices. With a computer and a printer, the options are limitless.

7. Clean it up.

Organize the gang on a Saturday morning to clean the baseboards, light fixtures, and ceiling fans. Sprucing up these often-dusty and grimy areas can really freshen up a space. 

8. Take care of little issues that you've been ignoring.

Fix little issues like toilet paper holders that have come out of the wall and crooked pictures that raise your ire every time you walk by them. Take a good look at your whole house and make a list of the things you've been overlooking.

9. Paint your old kitchen cabinets.

Painting your kitchen cabinets may be a lot of work. But you won't regret it when you're done. And you may just love your kitchen so much again you'll choose to fix up some other stuff.

Paint the House

Many of us in Albuquerque are concerned about sustainability and being as eco-friendly as possible. Making your life more sustainable doesn't have to be expensive, and this includes your home decor.

Listed below are simple, practical ways you can achieve a more sustainable and often healthier lifestyle through your interior design.

Material Selection

It is possible to design a more sustainable home by choosing the right flooring, furniture, rugs, and other key items.

Reclaimed wood, for example, can be used to make flooring and furniture. Reclaimed wood is a great way to repurpose and recycle old materials.

Unlike traditional wood, bamboo is a more environmentally friendly material that can be used in home design. A fast-growing plant, it doesn't require a lot of fertilizers or pesticides, and it grows without a lot of help from us.

Flooring is increasingly being made from cork, a sustainable material that is made to look and feel like hardwood.

Designing the Kitchen Island of Your Dreams

During the current Coronavirus outbreak, one of the only islands you're likely to see is the island in your Albuquerque kitchen, so why not make that island great?

You might be dreaming of having a kitchen island that is spacious and functional. Therefore, if you're planning to design an island or just playing around with the idea in your mind, the following tips can be of use.

Which Appliances Should Be in Your Island?

It's probably a good idea to put at least a few of the more functional items in your kitchen island. Besides saving space, it also makes things easier as you design the rest of the kitchen. 

A sink on the island is probably a good place to start. While it isn't exactly an appliance, you certainly use it all the time when you're in the kitchen. Your island should have a sink if you plan to prepare a lot of food there. 

Having your sink next to your dishwasher is a good idea, so you might want to include your dishwasher in your island. An island should have a wine or beverage cooler as well as a microwave. Pull-out refrigerator drawers are also available on some islands. 

It's possible to add your cooktop to your island, but you'll need to consider venting, so some people prefer not to do that.

How Much Storage Do You Want?

Once you know what appliances will go in your island, you can start thinking about storage. You should at least have a few pull-out drawers in an island that will be used for food preparation, as well as a place to store cutting boards.

Counter Height

Consider who will sit at the counter and how they will sit when deciding the counter height. If you intend to have barstools, they will probably be 36 or 42 inches tall. A two-level island can also be designed. One level might be higher for barstools, and the other might be lower so you can do prep.

If you have a 36-inch bar, it’s seating that’s somewhere between a typical barstool and a table.

Island Size

You need to think about not only what you want the island to achieve, but also the surrounding open space when choosing its size. The ends of the island should have at least three feet of floor space. At least 42 inches of space should be available on the sides for working and seating.

Usually, three feet is the ideal width for an island if you have enough room. When designing an island, proportion is crucial. Making sure that it flows well with the rest of your kitchen is important.

Once all the basic elements have been covered, you can move on to the fun parts. Which countertop material should you use, for instance? An island with a waterfall countertop, with stone or another solid surface cascading seamlessly from one end to the other, can be very beautiful. 

Consider lighting as well. You can make a statement above your island with pendant lights. When you have an open-concept layout, the design of your island is even more important since it is likely to be the focal point of your entire living space. Make it practical, but also fun.
