Should You FSBO or Hire an Agent When Buying a Home in Albuquerque?

It may seem to be a bit predictable that a real estate agent would advise you not to sell your house on your own, or FSBO (For Sale by Owner). But it really is in your best interest when selling a home to consider why using an agent to sell your home really will get you more money and sell your home faster.

Selling your home will no doubt be the largest transaction in your life. It's one thing to sell something large like a car on Craigslist or Facebook for a few thousand dollars.  But we're talking about hundreds of thousands of dollars here, possibly millions. Plus there's far more than just exchanging money to consider. There's legal considerations, mortgages, mounds of paperwork, and more than a few people to negotiate with. Also, do you know how much your home is really worth in the market, especially here in the Lowcountry?

The thing to remember is that real estate agents have many years of experience and training in selling homes.  Sellers usually do not have this experience. Your ability to negotiate will determine if you get the best deal for you and your family.

Here is a list of some of the people you must be prepared to negotiate if you decide to FSBO:

  • The buyer who wants the best deal possible
  • The buyer’s agent who solely represents the best interest of the buyer
  • The buyer’s attorney (in some parts of the country)
  • The home inspection companies, which work for the buyer and will almost always find some problems with the house
  • The termite company if there are challenges
  • The buyer’s lender if the structure of the mortgage requires the sellers’ participation
  • The appraiser if there is a question of value
  • The title company if there are challenges with certificates of occupancy (CO) or other permits
  • The town or municipality if you need to get the CO permits mentioned above
  • The buyer’s buyer in case there are challenges with the house your buyer is selling
  • Your bank in the case of a short sale

Staging Your Home to Sell in Albuquerque

Are you getting your home ready to sell in Albuquerque? If so, it’s a busy time for sure, with plenty of preparations to make. One of the things you need to really focus on though is making your home stand out in the Albuquerque real estate market. This is called staging. Many people may feel the need to hire a professional to make their home shine. There’s nothing at all wrong with that idea, but it can get expensive.  You can save money by doing a few basic main tasks. And the best part is that you can save money and raise the potential of selling your home for more.  Here’s what you can do.

De-Clutter & Clean

Who wants to buy a dirty home? Not many, so make sure you go through your house with a fine-tooth comb. Your home needs the deepest clean it’s ever had. Go room by room and clean from top to bottom.  Then sort through all of your possessions and decide what really needs to stay for showings and what you can discard or put in storage.  Doing this kills two birds with one stone. You not only raise the appeal of your home, but it will be easier to move when you sell. Keep in mind that this is no longer going to be your home. Buyers need to see it as their own, so make sure the slate is as clean as possible so that they can envision their own possessions in it.

Be Versatile

Sure, the pink kid’s room may have been cute once. But it may not appeal to everyone. The best thing with rooms is to make them more generic instead of making it seem like they need to be used for the purpose you used them for. You can paint the bedrooms a more gender neutral color and take down posters and other personal items.  If you have a room that you used for something specific, like a sewing room, you may want to turn it into a more general guest room with a desk or table for projects.  Like we mentioned above, buyers need to see this home as their own and be able to see themselves living in it.

Curb Appeal

We all know the saying about first impressions. When it comes to selling a home, that saying rings true. What do people think when they drive by your home? Why not ask your neighbors or friends? The more ideas and input you can get, the better. The fact is that many times buyers will drive by a home before they even schedule a showing. You don’t want that, obviously, so make sure you make the outside of your home appeal to as many buyers as possible.  You should make sure the yard is well cared for.  Add a fresh coat of paint to the siding and trim.  Polish or replace dull hardware.  Clean the walkways and driveway. Also think about investing in new roofing if it’s showing its age.

Other things you can look at in your home are making sure your foyer is clean and clutter free, do a walk through to find areas to focus on, find ways to let in more light, cleaning the fridge and organize the cupboards.

What are Appraisal Contingencies?

Here's the scenario: You're buying a home in Albuquerque, and the seller has accepted your offer.  The contract is signed and you've paid the deposit.  Then you have the home appraised and it turns out that the home is worth less than what you offered. And now the bank won't grant the mortgage.  So how do you avoid this kind of situation? Appraisal contingencies are the answer.

What are appraisal contingencies?  They are conditions that have to be met on a real estate contract before it becomes legally binding.  Most real estate contract include these conditions:

  1. The appraisal contingency: This states that the home has to be appraised at the sale price or higher.  This will help keep the mortgage from falling through.
  2. The finance contingency: This mandates that the deal is based on the bank granting the loan.
  3. The inspection contingency: The home must pass inspection.

These conditions must be met in a specified time.  If they aren't then there's no deal and you get your deposit back.

The appraisal contingency works like this: the bank hires an appraiser to assess the fair market value of the home.  This value is based on similar Albuquerque homes in the area, and is referred to as comparative sales, or comps. The bank will only loan the amount that the home is appraised for.  So if the appraisal is lower than what the seller is asking and they refuse to lower the price, you can walk away from the deal and get your money back.

So you might wonder if this is the same thing as a finance contingency. The finance contingency can sometimes cover the same things. If the bank refuses to write a mortgage based on a lower appraisal, then you can leave the deal.  But the bank may agree to a smaller loan that meets the finance contingency. In that case, the seller can demand that you pay the difference.  So if you don't also have the appraisal contingency, then you're left having to come up with that extra money, or be in breech of contract and possibly lose your deposit. And that's why you should have both the appraisal and finance contingency in a contract.

What if the appraisal is too low and you still want the home?  You can ask the bank for another assessment, as well as present evidence that represents what you believe makes the home worth more.

Should you ever enter a deal without contingencies? In this hot Albuquerque real estate market, sellers can entertain offers from multiple buyers.  The easier the deal is for them, the better chance you have of getting the home.  But you run the risk that you won't get the loan you need. In the end, it's up to you, based on the market and what risks you want to take either way.

Making Your Home Appeal to Younger Albuquerque Home Buyers

According to the National Association of Realtors®, first time home homebuyers are about 31 years in age on average? So it makes sense that when you sell your home, it will no doubt be to someone younger.  It's been getting easier for young families and professionals to buy a first home.  When it comes to staging your home to sell in Beaufort County, you need to keep the younger buyers in mind.  Just like the generations before them, this generation has their won unique needs and wants in a home. How can you make your home appeal to this growing market?  Here's a few tips.

Open Floor Plans

Younger buyers no longer want the formal setting of a dining room for entertaining. They want a more open feel that make entertaining easier. Rooms that flow together are highly sought after.

Working From Home

First time buyers are more likely to be working from home. They need extra space for a home office, even if they work from home part-time.

Low Maintenance

Young buyers already have plenty of bills: cell phone bills, cable bills, car payments, student-loan debt and more. Therefore, many don't ant to spend extar on landscaping and other high maintenance features, or old appliances that will soon need upgrading. Make sure your home is ready to move in and doesn't need a lot of extras.

Use Neutral Colors

Buyers under 40 are not really into the gold or pink walls any more.  Think about painting the walls a more neutral color.  This will allow potential buyers to envision their own accent colors and furniture to make it their own.

Open Up the Shower

Open showers are all the rage. Younger buyers aren't as attracted to the old tub and shower configuration. If you have it in your budget, consider remodeling your bath to include an open shower design.

White Cabinets

White or off-white cabinets not only brighten up the kitchen, but the younger buyers are more attracted to it.  They don't want to be reminded of mom's old dark cabinets.  You might try Benjamin Moore's Advance paint, as it requires little prep work.

Stainless Steel Appliances

Old appliances can be a big turnoff for younger buyers.  Many love stainless steel appliances, and for good reason.  If you have it in your budget, consider updating your appliances if they look dated.

Updated Countertops

Young buyers really love granite and stone countertops.  But keep it simple.  Don;t go with busy designs.  Black countertops or designs that are simple are the best.

Can Using Storage Help Your Next Move?

Selling your home can be challenging and stressful. You're taking on two major tasks at once - getting your home to show to potential buyers and getting ready to move. Will getting a storage unit will help the process go more smoothly? Yes and no, depending on your situation.

When you move, it provides a perfect opportunity to clean the clutter from your life.  You can sell, donate, or dispose of the things you don't need, meaning you'll have less to pack and move.

But you may also not have enough time to go through everything, so you may need to do whatever it takes to get through the process. That's where storing items may be an advantage. What are some things to think about when considering if you should use storage when you move?

Advantages of Using Storage

  1. Pack up all the things you don't need now.
  2. Staging your home will be more simple.
  3. You home will look larger, adding to selling appeal.
  4. Personal items will be out of sight from buyers.
  5. Out of sight, out of mind.
  6. You can sort all your items later.
  7. You can decide what furniture works best in your new home and decide what to keep after you move.

Disadvantages of Using Storage

  1. Another expense.
  2. You'll have to handle everything twice, which is more work.
  3. Not all units guarantee your items will be safe, so you may need additional insurance.
  4. Storing items can lead to delayed decisions about what stays and what goes.
  5. You may end up storing things you don't need, and paying monthly fees for those items.
  6. It's hard to reach items in the back of a full unit.

Portable Storage Units

By now, you've seen people use portable storage unites. PODS was one of the first companies to offer this service, but other companies have caught onto the trend. Portable storage units can either be used for long term storage or to store and move items to your new home. That way, you can keep the storage at your house and pack as you go.  Then the unit is delivered to your new house, or taken to a warehouse for long term storage.

The great thing about portable storage is that you can pack and unpack everything in one go. This way you don't need to haul your things to a storage facility, then back again to the new home.

Moving is hard work for sure.  But with careful planning and good use of storage, you can make the process go more smoothly.

Stage Your Home to Sell

Selling your home in Albuquerque can be a challenge. Many home sellers decide to hire a pro to help them stage their home to attract more buyers.  But if you don’t want to spend that extra money, there’s certainly some helpful tips from the pros that you can do on your own to help your home sell more quickly and maybe even get more money in the sale. Here’s a few tips that can help.

De-Clutter

Having a spotless home - it may seem like a simple concept. But it is so essential to make sure that your home is free from clutter.  Don’t just get rid of daily clutter. Get rid of items you haven’t used in years.  This serves both the purpose of making your home clean, but it will also help the moving process once your home is sold. Your home has to be cleaner than it’s ever been, so make sure you clean with prejudice.  And if you can’t bear to throw certain things away, think about storing them in an outside storage unit (not in the garage or shed as they need to see those clean as well).

Curb Appeal

What do buyers see first when they look at your home? Of course it’s the outside. They say you can’t judge a book by its cover, but when it comes to real estate, that’s not always true. Many times, the outside reflects the inside. Some buyers will just drive on by if the outside looks bad.  So make sure the yard is clean and maintained.  Add a fresh coat of paint to the siding and trim.  Gleaming hardware and a few potted plants also help. Power wash the walkways and driveway. Also think about investing in new roofing if it’s showing its age.

Do a Walk-Through

Try to see your home with new eyes by doing a walk-through from the buyer’s perspective.  You can see not only what needs cleaning, but things that need to be changed. What could be removed to make the room look bigger? Could you change a solid door with a French door to let in more light? Do the kitchen cabinets need new hardware? Even simple changes can make a huge difference.
