3 Differences Between the Limited and Standard 203(k) FHA Loans

You've found a home for sale in Albuquerque in the ideal neighborhood, and it's priced just right. But something is holding you back from making the deal.

Could it be the outdated appliances, dark brown exterior, and wall-to-wall carpeting? You can make it the home of your dreams with an FHA 203(k) renovation loan. This type of loan will let you buy the home and have extra cash to purchase appliances or make other improvements to the home. It's unique because you can borrow the funds you'll need based on what your house is expected to be worth after the renovation is complete. 

The FHA 203(k) loan is insured by the Federal Housing Administration (FHA), and offers two options: Limited and Standard. Finding the one that's right for you depends on how much you want to spend and what you intend to do. 

3 Differences between the Limited 203(k) and the Standard 203(k)

  1. Structural Repairs.LIMITED: Minor remodeling and non-structural repairs.

    STANDARD: Major rehabilitation or when repairs are structural or involve landscaping. Examples include jacking up your house to replace the sill plate or knocking the house down to rebuild it (you must leave the foundation). 

  2. HUD Consultant.

    LIMITED: Does not require a HUD consultant.

    STANDARD: Requires the use of a HUD consultant. He will draw up the paperwork and work with you and your contractors to get a write-up before the appraisal and ensure the required renovation is completed. (Your loan officer can work with you to obtain the services of an experienced HUD-approved 203(k) consultant).

  3. Cost.

    LIMITED: Total renovation costs cannot exceed $35,000. There are no minimum costs.

    STANDARD: Your repairs and renovations can go above $35,000. There is a minimum repair cost of $5,000. 

Eligible repairs you can make with a Limited 203(k)

  • Repairing or replacing the roof, gutters or downspouts
  • Repairing or replacing HVAC, heating, plumbing, or electrical systems
  • Repairing or replacing flooring
  • Minor remodeling
  • Indoor or outdoor painting
  • Replacing appliances
  • Accessibility upgrades
  • Abatement of lead-based paint
  • Repairing or replacing decks, patios, and porches
  • Waterproofing or finishing a basement
  • Weatherization

Eligible repairs you can make with a Standard 203(k)

  • Plumbing, electrical, heating, and cooling improvements
  • Structural changes
  • Storm shelter additions
  • Appliance and HVAC upgrades
  • Roofing alterations
  • Large landscaping and site improvements
  • Sewage and septic improvements
  • Site conversion (from a single unit to multi-unit property, for example)
  • Site relocation
  • Accessibility upgrades

Is flipping homes in Albuquerque a good way to make money? Many people are looking for new ways to bring in an income, and flipping homes may sound like a smart business move. It can be, but only if you do it right. Flipping homes ends up being harder and more expensive than most people realize. And if you think it's a way to get rich quick, then now is a great time to drop that perception. Flipping homes should be treated like any small business, as it requires time, money, planning, patience, skill, and effort.

Here are some mistakes to avoid if you plan to flip a home for sale in Albuquerque:

Not Enough Money

It goes without saying that real estate is expensive. Plus, if you need to finance the home, then you'll being paying interest, which adds up over time.

Although the interest on borrowed money is still tax-deductible even after the passage of the Tax Cuts and Jobs Act, it is not a 100% deduction. Every dollar spent on interest adds to the amount you'll need to earn on the sale just to break even.

And if you use a mortgage or home equity line of credit (HELOC) to finance your flip-house purchase, only the interest is deductible. The principal, taxes and insurance portions of your payment are not.

The best way of making money when flipping a house is through good old-fashioned sweat and effort. If you're handy with a hammer, enjoy laying carpet, and can hang drywall, roof a house, and install a kitchen sink, you've got the skills to flip a house.

On the other hand, if you don’t know a Phillips-head screwdriver from a flat screwdriver, you will need to pay a professional to do the renovations and repairs. And that will reduce the odds of making a substantial profit on your investment.

In the end, flipping a home takes time, money, and patience. If you have all three of those things, then you can make a success out of flipping homes in Albuquerque.

Save Money Installing a Pool in Your Albuquerque Home

Summers can get quite warm here in Albuquerque, so having your own pool to stay cool in can be quite a desirable asset. Especially now with social distancing being a concern, it can add even more value to have a private pool. This will be enough to keep your pool clean, while keeping your electric bill lower and saving on the pump motor's wear and tear.

Buying your pool chemicals in bulk is also a great way to save money. You can buy enough by the pound to last all season, saving money and trips to the store.

Find Your Perfect Home in Corrales

If you're looking to buy a home in the Albuquerque area that combines the feel of the country with the conveniences of the big city, take a look at what the Village of Corrales has to offer.

Located along the Rio Grande river, nature lovers appreciate the beautiy of the area, enhanced by the Rio Grande Bosque, a greenbelt to the east of the village, where many native plants and animals reside. This village of some 8,300 residents has something to offer everyone.

This fertile area has been supporting populations of people since around 500 A.D., when the ancestors of the present-day Indian Pueblos made their living off the land. Even though the population of the area has grown over the past few decades, residents do their best to retain the rural feel of the area.

How to Save Money on Your Kitchen Remodel

The kitchen is without question one of the most important rooms in any home, and a main selling point when selling your home in Albuquerque. In fact, it can make or break a deal. In fact, a home with a remodeled kitchen can sell up to 8% faster, according to Realtor.com.

In the "old days", the kitchen was kept in the background to reduce heat and control odors. Now, the kitchen is the center of attention in modern homes. That's why your kitchen is such an important room, and how it looks and operates makes such a huge difference.

If you plan to remodel your kitchen soon, here are some tips to help save money.

Choose mid-range efficient appliances 

There's no law saying you must buy the most expensive appliances for your kitchen, especially if you plan to sell your home soon. There's a great range of affordable, practical, energy-efficient appliances that look amazing.

When you choose your appliances, keep an eye on consistency of how they look together. In other words, try to stick with one brand and appearance. Stainless steel is the way to go, as it gives your kitchen a high-end and modern look.

Opt for affordable yet durable counter materials 

When home buyers walk into a kitchen, they will usually look at the counters first, since that's is where all the work happens, and they make up for most of the look of your kitchen. The counters should dictate the look of the rest of your kitchen, such as the cabinetry, room furnishings, and color scheme. 

To save money on granite countertops, you can get away with granite that has a rating of 2, as opposed to 3. This difference won't usually be noticed by most buyers, and can save you a good deal of money, offering a greater return on investment.

Another way to go is with laminate countertops. They look like granite, but without the higher cost. In the past, you wouldn't be able to install an under-mount sink in a laminate countertop, but designs have changed and now you can. Laminate hovers at an affordable $5 to $30/sq. ft.

Quartz (an engineered stone) and concrete countertops are other cost-saving options. The average cost of quartz is $55 to $200/sq. ft. and concrete runs $75 to $200/sq. ft. Resurfacing an older countertop with tile is another option. This project typically costs around $10 to $70/sq. ft. 

Go for a cosmetic upgrade instead of a whole cabinet replacement

When it comes to upgrading your cabinets, you don't have to replace them completely. A complete cabinet replacement can run into the thousands of dollars. Instead, think about resurfacing them. You can even make it a DIY project and save even more money.

If you absolutely need to replace your cabinets, you can go with veneer models instead of real wood. you can expect to spend around $70 to $100 per linear foot for budget cabinets.
