Whether you're a longtime New Mexican or new to the Land of Enchantment, this year's fair promises to be absolutely spectacular. From heart-pounding rodeo action to mouth-watering green chile everything, from stunning local artistry to thrilling carnival rides that'll have the kids (and let's be honest, the adults too!) squealing with delight – this is your invitation to experience the very best of what makes New Mexico so special.

The New Mexico State Fair has added more free special entertainment options, also known as spectaculars, to its lineup this year, and trust us, you won't want to miss these!

The MFA's program genuinely allows qualified first-time buyers to move into their new home with just $500 of their funds, covering both down payment assistance and closing cost help.

With median home prices at $456,000, the market has essentially flatlined with only a 0.2% year-over-year increase. Perhaps more telling, homes are now sitting on the market for 53 days compared to 45 days last year. Industry reports indicate that nearly half of Phoenix home listings are now considered "stale" after being on the market for over 60 days, with the median days on market before homes sell or get pulled reaching 70 days.

 

Denver: Inventory Overload and Price Pressure. Denver presents perhaps the most concerning picture. With median home prices around $625,000, the market is experiencing actual price declines in some reports, down 2.6% year-over-year. The city has seen a staggering 48.5% increase in inventory, with over 10,000 homes for sale – nearly double the usual spring amount.
