Make Your Albuquerque Home More Livable

by Sandi Pressley

Now more than ever, your home is your haven. Or, at least, it should be. But is your home in Albuquerque really making you happy, or are there aspects of your place that are bringing you down? Little fixes can turn it all around.

Get some houseplants

Having plants around the house not only can lift your spirits, but improve your health. They're great for both mind and body.

Why are plants so beneficial? They essentially do the opposite of what we do when we breathe: release oxygen and absorb carbon dioxide. This not only freshens up the air, but also eliminates harmful toxins. Extensive research by NASA has revealed that houseplants can remove up to 87 per cent of air toxin in 24 hours. Studies have also proven that indoor plants improve concentration and productivity (by up to 15 percent!), reduce stress levels and boost your mood.

Put your stuff away

Having clutter laying all over can create chaos not only in your home, but in your mind. Studies have identified a direct link between the stress hormone cortisol and clutter. Cortisol is not just linked to stress. At elevated levels, it also causes depression. In addition, decluttering leads to eating better and improves air quality.

Paint something

Choose a wall, an old piece of furniture, or an entire room. It’s a manageable project you can do yourself and one that can totally change the energy of a space. Or, buy a canvas and create an art piece you can then hang in your home. "Creating art teaches you to be attuned with aesthetic of the visual world around you and makes you appreciate the beauty in and of life,” said Health Fitness Revolution. “You gain a new appreciation for the texture of a tree’s bark or the fur of a dog, of the various highlights and shadows playing on even the more bare of white walls. Embracing the beauty around you gives you a more positive outlook of the world and can even decrease the risk of mental illness.”

Make those little fixes

The burned-out light bulb 20 feet up in the living room. The broken drawer pull in the kitchen. All those little annoyances are stealing your joy. Pick a Sunday and attack them one by one, or make a list and check it twice and have your handyman tackle it for you.

Build a garden

Wouldn’t it be nice to grow your own veggies, or at least fresh herbs? Perhaps the best news about gardening is how it can make you feel, and not just when you’re eating what you have managed to grow. Getting your hands dirty in the garden can increase your serotonin levels—contact with soil and a specific soil bacteria, Mycobacterium vaccae, triggers the release of serotonin in our brain according to research. Serotonin is a happy chemical, a natural anti-depressant and strengthens the immune system.

Taking the time to make your home more enjoyable is worth the effort. Your home will truly be a haven where you can be safe and happy.

Is an Accesory Dwelling Unit (ADU) Right for You?

by Sandi Pressley

Accessory dwelling units have been around for a while. You might call them granny flats, in-law units, tiny homes, or carriage houses. These little homes can solve a number of issues, such as making a good retirement home, or if you want your parents to live close to you so you can take care of them. Accessory dwelling units (ADUs) can be located within the primary dwelling such as a basement or attic, be attached to the primary dwelling, or be structurally separate from the primary dwelling. ADUs usually contain a separate kitchen and bathroom. ADUs can be traced back to the early 20th century, when they were a common feature in single-family housing. Many ADUs were created by middle-aged or older persons seeking to take in boarders after their children moved out.

What should you know if you plan to build an ADU in Albuquerque?

Types of ADUs

There are several ways you can build an ADU. They include:

  • Detached new construction ADUs, also sometimes called backyard cottages, granny flats, laneway houses, or DADUs.
  • Garage conversion ADUs
  • ADUs above a garage or workshop, or attached to it.
  • Addition ADUs or “bump-out ADUs”:
  • Basement conversion ADUs, also commonly called basement apartments, mother-in-law units, in law units, secondary suites, English basements, accessory apartments, and a host of other names.
  • Internal ADUs, where part of the primary house besides the basement is converted to an ADU.

Cost

It comes as no surprise that building an ADU is cheaper than building a regular home. But it's still a considerable investment. An ADU that includes a kitchen and bathroom typically start at $80,000 and can quickly move up from there. Depending how elaborate the structure is you can end up spending as much as $150,000 or more.

In addition to the cost of construction, you need to consider permits. Many homeowners may end up building illegal accessory dwellings because they realize how much permits cost. So make sure that you check the permit fees before you build.

Regulations

If you want to build an ADU in Albuquerque or the surrounding area, you should check current local regulations before you build as they are subject to change. In general, in New Mexico most regulations include the following guidelines:

  • It must have a room which is at least 70 sq. ft and no less than seven ft in any direction (including the ceiling)
  • Each tiny house must have sanitary facilities (toilet, sink, and either a bath or shower)
  • The bathroom and kitchen sink have to have both hot and cold water
  • The plumbing fixtures must be connected to an approved sewage system
  • The whole structure has to sit on a foundation which is considered permanent
  • It needs to meet the requirement of the New Mexico Energy Conservation Code
  • There are a number of things which must be included, and which need to be regulated, such as:
    • Windows
    • Permanent heating facilities
    • Wall-switch lighting
    • Bathroom windows or exhaust fans
    • Smoke alarms
    • A door (leading to the outside) which must be at least 32 inches wide and 78 inches high

Building an ADU on your property can certainly be a good way to address your family's needs. Just make sure you do your research and are ready to make the investment.

What You Should Know About Pre-Approval Vs. Pre-Qualification

by Sandi Pressley

Are you in the market for a home purchase in Albuquerque? One of the first steps (if not the very first) a buyer will take in the home buying process is getting pre-qualified and/or pre-approved. For many first-time home buyers, the difference between these processes is unknown, however, it is critical to understand the difference. In most instances, the current housing market climate is considered to in favor of the seller, making it crucial that buyers get pre-approved for their loan before making an offer on a home. That being said, there are also benefits to getting pre-qualified as well. Let’s take a deeper look at the differences:

Pre-Approval

You’ll need physical documentation of the following:

  • Current Employment Status

  • Income

  • Person Assets

  • Current Outstanding Debts

  • Credit History

  • Estimated Amount for a Down Payment

Think of it this way: if you have been pre-approved for a loan amount, you are legally able to offer that amount (or anything less than) on the purchase of a home. Once you have given all of your physical documentation to a lender, they will crunch the numbers and give you a physical notice stating both the amount you’ve approved for as well as a potential interest rate. Keep in mind that interest rates are fluid and change every day, so this amount is just an estimate. Getting preapproved is free and you can do it both online or in person.

Pros:

  • It can’t be emphasized enough that it Is crucial to get a pre-approval BEFORE you begin putting offers in on homes. You can bet that a seller will not even consider your offer unless you have given proof that you are approved for that specific amount. If you haven’t been pre-approved, even those who offer less and have been pre-approved will almost always have their offer accepted over yours.

  • Negotiation Power. When you know the maximum amount, you’re able to spend on a home, you’ll have the ability to negotiate more confidently with a seller on the offer itself as well as contingencies.

  • A faster close. Closing on your home will be both a more swift and much faster process if the approval is already taken care of, giving less room for last-minute issues to arise.

  • The actual searching part of the journey will be much easier if you can filter out any homes that aren’t within your approval.

Cons

  • There is a one time hit on your credit score when you get pre-approved. However, this is only about 5 points and is very much worth it in the long run if you’re serious about purchasing a home.

  • The approval only lasts for 90 days before you would need to get approved again. So, you want to make sure you are absolutely willing to make an offer and purchase a home before you get pre-approved.

If you are serious about buying a house, getting pre-approved is always the best option. No pre-approval and you can essentially guarantee you won’t find yourself with an accepted offer.

Pre-Qualify

You’ll need to know the following:

  • Current Income

  • All Current Debts

  • All Personal Assets

Getting pre-qualified is a wonderful first step to take when thinking about buying a home. It’s free, easy and can be done in the comfort of your own home. Simply search almost any bank or credit union and they will have a pre-qualification application for you to take on their website. If you aren’t sure where to begin regarding searching for potential homes, this is where you can start to find your estimated price range, making it an ideal starting point for first-time homebuyers.

Pros:

  • The process is free.

  • There is no time limitation on your qualification.

  • It won’t affect your credit score.

  • It can help you get an idea of the kind of house you’ll be able to afford.

Cons:

  • It is entirely an estimate. Due to this fact alone, neither a seller nor their realtor will take an offer seriously if the potential buyer only has a pre-qualification.

If you are interested in finding out about how much you could afford on a home but aren’t sure you’re ready to make an actual commitment, qualification could be the best option for you. However, the minute you are serious about searching and making offers, you NEED to get pre-approved!

Whether you’re looking to get pre-qualified or pre-approved, congratulations! You’re taking the first step in the home buying process…and the Sandi Pressley Team is here to assist you every step along the way!
