Your Albuquerque Home Isn't A Mouse Airbnb!

by Sandi Pressley

October is the best time to get your Albuquerque home ready for Winter (Before Uninvited Houseguests Move In!) If you've been living in Albuquerque for any length of time, you know October is that perfect sweet spot of the year when the blazing summer heat has finally broken. We're enjoying those gorgeous 310 days of sunshine we're famous for. The crisp morning air reminds you why fall is so magical here in Albuquerque.

The temperatures have dropped from September's highs, and October nights are cooling down to the mid-40s. It's terrific, and it's also the perfect time to get your home ready for winter, especially when it comes to keeping unwanted houseguests of the furry, four-legged variety at bay.

As long-time Albuquerque real estate professionals who've helped thousands of families over the decades, we've seen our share of winter rodent issues. We're here to tell you that an ounce of prevention in October is worth a pound of cure come December. Trust us on this, because once the temperatures really drop. The first freeze hits, which historically occurs around October 22nd or 23rd in many parts of Albuquerque, you'll have some very determined critters looking for a warm place to call home. And unfortunately, your home is precisely what they have in mind.

Let's talk about who we're dealing with here, because knowing your enemy is half the battle. Here in Albuquerque, we primarily see four types of rodents trying to move indoors when the weather cools down. House mice are the most minor and most common culprits, and they're incredibly persistent little creatures. These guys are typically grayish brown with light-colored bellies, and they only weigh about an ounce, but don't let their small size fool you. They can squeeze through openings as tiny as a dime, which is about a quarter of an inch.

Think about that for a moment. That gap under your garage door? That little crack where your utility lines enter your home? That's a welcome mat as far as a house mouse is concerned.

Norway rats are the larger, stockier cousins in the rodent family, and they're about sixteen inches long from nose to tail. They have brownish-gray fur and shorter ears than mice. While they're not quite as nimble as their smaller relatives, they're powerful. They can chew through almost anything, including wood, plastic, and even some metals. These are the ones you really don't want to set up shop in your attic or crawl space.

Roof rats, as their name suggests, are excellent climbers and tend to enter homes from above rather than at ground level. They're sleeker than Norway rats, with longer tails, and they love to nest in attics, trees, and upper levels of structures. Here in Albuquerque, where many of our homes have lovely mature trees and accessible rooflines, roof rats can be a particular challenge.

Then we have deer mice, which are pretty cute with their tan or brown coloring and white bellies, but don't let their cute appearance fool you. These are the ones that move indoors specifically with the onset of cold weather in fall, searching for shelter and food. They're also the ones that carry the most serious health concern, because deer mice can carry hantavirus.

This respiratory disease has a fifty-one percent mortality rate in New Mexico. That's not meant to scare you, but it's crucial information because it underscores why keeping these critters out of your home isn't just about avoiding property damage; it's about protecting your family's health.

So why is October the critical month for prevention? The answer lies in rodent behavior and our local climate patterns. As those nighttime temperatures dip into the 40s and we start seeing our first frosts, rodents become increasingly motivated to find warm shelter.

Here's something that surprises many homeowners: rodents often complete one breeding cycle outdoors before winter arrives. Since the gestation period for both mice and rats is less than thirty days, you could have adult rodents and their offspring all deciding to move into your warm, food-filled home at the same time. That's not just one or two mice; that's potentially a full-blown infestation by Thanksgiving.

October is also when rodents are most actively scouting for winter accommodations. They're not waiting until there's snow on the Sandias to start looking for shelter. Right now, during these cool October evenings, they're exploring potential entry points, testing gaps and cracks, and marking promising locations. If you seal up your home before they establish these routes, you've solved the problem before it starts. Wait until November or December when they're already inside, and you're looking at a much more expensive and challenging situation.

Let's walk through what you need to do this October to rodent-proof your Albuquerque home, and we'll make this as practical and straightforward as possible. Begin with a thorough exterior inspection of your home, and we mean a thorough one. Walk around your entire property and look for any openings larger than a quarter of an inch in diameter. Pay special attention to where utility lines, pipes, and cables enter your home. These are the most common entry points because there's almost always a gap left by the installers.

You can seal these openings by stuffing steel wool into the gap and then covering it with caulk or expanding foam. Don't use regular foam alone because rodents can chew right through it, but they can't chew through steel wool.

Check your foundation carefully for any cracks or gaps. Our adobe and stucco homes here in Albuquerque can develop cracks over time, especially after our summer monsoon season. Those cracks, which may seem too small to matter, are actually superhighways for mice. Use a good-quality exterior caulk or mortar to seal any cracks you find in your foundation.

Your garage door likely has a rubber seal along the bottom. If it's worn, cracked, or doesn't sit flush against the concrete when the door is closed, it should be replaced. This is one of the easiest fixes you can make and one of the most effective. You can pick up replacement seals at any hardware store here in town, and installation usually takes less than thirty minutes. While you're at it, make sure your garage door closes completely and doesn't have gaps on the sides where it meets the frame.

Please take a good look at your roof, particularly where it meets your walls and around any vents, chimneys, or skylights. Roof rats can climb stucco walls, trees, and utility lines to access your roof, and once they're up there, they're looking for any way inside. Make sure your roof vents have proper screening that's in good condition. If you have a chimney, install or check your chimney cap. This serves double duty by keeping out both rodents and birds.

Windows and doors deserve special attention. Check all your window screens for holes or tears, no matter how small. Inspect the weather stripping around your doors, and if you can see daylight around a closed door, rodents can get in. Replace worn weather stripping and consider installing door sweeps if you don't already have them. The space under an exterior door is like an engraved invitation to a mouse.

Now let's talk about your yard and landscaping, because rodent prevention doesn't stop at your walls. If you have firewood, and many of us do here in Albuquerque for those cozy winter fires, store it at least twenty feet away from your home and elevate it off the ground. Firewood piled against your house is basically a rodent apartment complex with easy access to the main attraction: your warm home.

Trim back any tree branches that hang over your roof or touch your house.

Remember those roof rats we mentioned? They're using those branches as a highway system. Maintain a clearance of at least three to four feet between vegetation and your home's exterior. This includes shrubs planted right up against your foundation. Not only do these provide hiding spots and nesting areas for rodents, but they also make it harder for you to spot entry points in your foundation and walls.

Clean up your yard thoroughly this October. Rake up fallen leaves, dispose of any debris piles, and don't let fruit from trees rot on the ground. Our beautiful New Mexico weather means many of us have fruit trees. Still, those fallen apricots, apples, or peaches are a free buffet for rodents. Please pick up the fruit regularly and dispose of it properly.

Inside your home, October is also the ideal time for some preventive housekeeping. Rodents require three essential elements to survive: food, water, and shelter. You can't eliminate shelter entirely since that’s what your home is we're talking about, but you can make your home a lot less appealing. Store all food, including pet food, in airtight containers made of glass or heavy plastic. Those cardboard boxes and paper bags in your pantry? Rodents will chew right through them. Transfer cereals, pasta, flour, sugar, and other dry goods into sealed containers. It's an investment that pays off not just in rodent prevention but also in keeping your food fresher longer.

Don't leave pet food out overnight. Feed your pets on a schedule and pick up the bowls when they're done eating. If you feed birds in your yard, which many of us do because of the excellent bird-watching opportunities here in Albuquerque, use feeders that minimize spillage and clean up any seeds that fall to the ground regularly.

Keep your kitchen scrupulously clean. We're not talking about deep cleaning every single day, but making sure to wipe down counters, sweep up crumbs, and avoid leaving dirty dishes in the sink overnight. Take your garbage out regularly and make sure your trash cans have tight-fitting lids both inside and outside your home.

Reduce clutter, especially in areas such as garages, attics, and closets. Rodents love clutter because it provides them with hiding spots and nesting materials. Use plastic storage containers with tight-fitting lids instead of cardboard boxes. Go through your garage this October and get rid of things you don't need, organize what you're keeping, and make your storage areas less rodent-friendly.

Check for water sources that might attract rodents. Fix any leaky pipes, faucets, or outdoor spigots. Make sure your air conditioning condensation drains properly and doesn't create standing water. In our high desert climate, water is actually more attractive to rodents than food in some cases, so eliminating water sources is crucial.

Here's something many homeowners don't think about check your attic and crawl spaces this October before the weather gets cold. You want to ensure that you don't already have rodent activity before sealing everything up. Look for droppings, which are small dark pellets about the size of a rice grain for mice or larger and more oblong for rats. Check for gnaw marks, shredded insulation, or fabric that might indicate nesting, and look for greasy smear marks along walls where rodents travel regularly.

If you find evidence of existing rodent activity, address it now before sealing your home for winter. You don't want to trap rodents inside where they'll continue to breed and cause damage all winter long. Consider calling a professional pest control company at this point, as they have the expertise and tools to eliminate existing populations effectively and safely, especially given the risk of hantavirus transmission from deer mice.

Let's talk about what happens if you skip these October preparations. We've seen it countless times over our years in Albuquerque real estate. Homeowners often think they'll deal with it later, or they notice a small gap but figure it's no big deal, only to find out that winter has arrived. Suddenly, they're hearing scratching in the walls at night. They find droppings in their pantry. They discover their holiday decorations in the attic have been shredded for nesting material. Their electrical wiring has been gnawed, creating a serious fire hazard. Their insulation has been compromised, making their home less energy-efficient when they need it most.

The health risks are real and significant. Beyond hantavirus, rodents can carry plague, tularemia, salmonella, and other diseases. Mouse and rat droppings, as well as their urine, can trigger allergies and asthma, particularly in children. They contaminate food preparation surfaces and stored food. Most cases of plague in Bernalillo County are reported from the East Mountains region. Still, cases are also found in the western foothills and north of Albuquerque Acres. This isn't theoretical; it's happening right here in our community.

The property damage can be extensive and expensive. Mice and rats constantly gnaw because their teeth never stop growing, and they're not picky about what they chew. Electrical wiring is a particular favorite, which creates a genuine fire risk. They'll chew through plastic pipes, leading to leaks. They'll damage insulation, HVAC ducts, and stored items. They'll chew holes in walls to create passages between different areas of your home. The longer an infestation goes on, the more damage accumulates, and the more expensive remediation becomes.

Here's the good news: all of this is preventable with a few hours of work this October. You don't need to be a contractor or have special skills. Most of what we've described can be done with materials from any local hardware store and basic tools you already have. Consider hiring a handy person or contractor to handle specific tasks you're not comfortable with, such as climbing on your roof or dealing with certain repairs. The money you spend on prevention now will save you many times that amount in pest control and repair costs later.

For our fellow Albuquerque homeowners considering a sale in the coming year, paying attention to rodent prevention now can protect your investment. We've seen potential home sales derailed or prices negotiated down significantly when home inspections reveal evidence of rodent activity. Buyers, understandably, don't want to inherit a rodent problem, and lenders can be hesitant about properties with evidence of active infestations. Taking care of this now protects your home's value and makes any future sale smoother.

October in Albuquerque is the perfect month for this work. The weather is comfortable enough that you're not sweltering. At the same time, you work outside, but it's not yet so cold that outdoor work is unpleasant. You have time to get everything done before the first real cold snap hits. You can still work with caulk and other sealants effectively because the temperatures are in the ideal range for these products to cure correctly. And most importantly, you're getting ahead of the rodents' schedule rather than reacting after they've already moved in.

As the Sandi Pressley Team, we've been helping Albuquerque families protect their homes and investments for decades. We know this city inside and out, from the historic neighborhoods in Old Town to the newer developments on the west side, from the North Valley to the East Mountains.

We've walked through countless homes during inspections and have seen firsthand the difference that proper maintenance and prevention make. Homes that are well-maintained and protected against pests tend to hold their value better, sell faster when the time comes, and offer a better quality of life for their owners.

Whether you plan to stay in your home for decades or consider selling in the near future, taking care of your home is always a wise investment. And right now, in October, taking a weekend to rodent-proof, your home is one of the smartest things you can do. Your future self will thank you when you're enjoying a peaceful, rodent-free winter while your neighbors are dealing with unwanted visitors.

If you're a homeowner who's discovered you already have a rodent problem, don't panic and don't feel bad. It happens to the best-maintained homes sometimes, especially here in Albuquerque, where we live in the high desert with wildlife all around us. The important thing is to address it promptly and professionally. Call a reputable pest control company immediately, and once they've eliminated the existing population, perform all the preventive measures we've described to ensure it doesn't happen again.

For those considering buying or selling a home in Albuquerque, we always recommend thorough home inspections that include checking for signs of rodent activity, as rodent prevention and pest control are crucial factors in real estate transactions. As listing agents, we advise our sellers to address any pest issues before listing to avoid problems during negotiations. It's much better to handle these issues proactively than to have them surface during the escrow process.

The bottom line is this: October is your window of opportunity. The weather is perfect, the timing is ideal, and the rodents haven't yet made their move indoors for winter. A few hours of your time now, a modest investment in supplies, and some attention to detail will keep your Albuquerque home rodent-free all winter long. You'll sleep better knowing your home is secure, you'll avoid health risks and property damage, and you'll protect your investment.

Don't wait until you hear scratching in the walls or find droppings in your kitchen. Please don't put it off until next month, when temperatures will be even colder and rodents will be even more desperate for shelter. This October, take action to protect your home and your family. Future you will be grateful you did.

As the cottonwoods begin their transition to gold and the morning air carries that distinctive high desert crispness, we're witnessing some fascinating shifts in Albuquerque's real estate market that tell a compelling story about where we're heading through the end of 2025. The late-summer sales data has just come in.

As always, the numbers reveal trends that go far deeper than simple statistics – they paint a picture of a market that's finding its footing in new and interesting ways.

We're the Sandi Pressley team, and after more than two decades of helping families navigate Albuquerque's real estate landscape, we've learned to read these seasonal transitions like experienced meteorologists read weather patterns. Our experience tells us that Late summer often provides the clearest insights into market direction, as it captures both the momentum from the spring buying season and the early indicators of fall market conditions.

What we're seeing this year is particularly noteworthy, and we're excited to share our analysis of what these trends mean for buyers and sellers as we move toward the end of the year. This year, the story emerging from recent sales data isn't just about numbers going up or down – it's about a maturing market stabilizing and finding sustainable patterns that benefit both buyers and sellers in different ways.

When you understand these patterns like we do, it can make the difference between making smart decisions and missing opportunities, whether you're considering buying your first home, selling to upgrade, or evaluating investment possibilities.

Late Summer sales reveal a maturing Albuquerque Real Estate Market. Over the past few years, we've experienced some extreme market conditions. Our team has studied the August sales figures, and they tell a story of a market that's moving toward a more balanced and sustainable Albuquerque real estate market. Unlike the frenzied bidding wars and inventory shortages that characterized recent peak periods, we're seeing transactions that allow for more thoughtful decision-making on both sides of the equation.

Sales volume in August remained strong, but the character of these sales has shifted in meaningful ways. We see homes staying on the market a bit longer than they did during the peak frenzy periods, which means buyers have more time to conduct thorough inspections, consider financing options, and make informed decisions rather than rushed ones driven by a fear of missing out. At first glance, this may seem like a sign of market weakness; however, it is actually a sign of market health that will benefit all parties.

Albuquerque continues its growth and evolution. What's particularly interesting is how buyer preferences are spreading across a broader range of neighborhoods, suggesting that people are making choices based on lifestyle fit rather than just following the crowd.

The data shows a trend of a broader geographic distribution of sales. For example, we see intense activity in emerging areas, such as the Westside and Rio Rancho, alongside sustained demand in established neighborhoods like the Northeast Heights and central Albuquerque.

Price appreciation has continued, albeit at a more measured pace than the dramatic increases observed during peak market conditions. This moderation is positive for long-term market stability because it allows income growth to catch up somewhat with housing costs, maintaining the affordability that makes Albuquerque attractive compared to other southwestern markets.

The types of properties selling well reflect the sophistication of buyers and changing priorities. We're experiencing buyers willing to pay premium prices for well-maintained homes with updated systems and energy-efficient features. We're also helping buyers who are eager to invest in homes that require significant updates and improvements, rather than paying top dollar for a turnkey condition.

Inventory levels show encouraging signs. The severe inventory shortages Albuquerque experienced in recent years are easing in most price ranges and neighborhoods. One of the most significant trends we're observing is a gradual improvement in inventory levels, which is creating better conditions for buyers without overwhelming the market. However, we're certainly not approaching the oversupply conditions that can destabilize markets.

Another healthy sign we've witnessed is that new construction continues to add inventory in key areas, particularly on the Westside and in Rio Rancho, where builders are delivering homes that meet current buyer preferences for energy efficiency, open floor plans, and modern amenities. This new supply is helping to ease pressure in the entry-level and move-up buyer segments where demand has been most intense.

The existing home inventory is also improving as more sellers feel confident about their ability to find replacement housing if they sell to buy something else. This is particularly noticeable in the move-up market, where homeowners have been hesitant to sell because they were unsure, they could find suitable next homes. As inventory improves, the increased inventory will create a positive cycle, where additional listings result in more sales activity.

The distribution of inventory across different price ranges is becoming more balanced, although affordable housing remains in short supply relative to demand. Luxury properties have the most balanced relationship between supply and demand. At the same time, first-time buyer price ranges continue to see competitive conditions, though not the extreme competition of recent peak periods.

Seasonal patterns are returning to more normal rhythms as market conditions stabilize. We're seeing the typical late-summer increase in listings as families complete their moves before the start of the school year, which should provide a good selection for fall buyers while creating reasonable competition for sellers.

Recent pricing trends reflect market intelligence. The pricing trends emerging from late summer sales data suggest that both buyers and sellers are developing a more sophisticated understanding of value, which is leading to more efficient price discovery and fewer pricing mismatches that can stall markets.

Average sales prices continue to show year-over-year appreciation. Still, the rate of increase has moderated to levels that reflect sustainable market conditions rather than speculative excess. In the move-up market, where price increases are driven by genuine demand from qualified buyers rather than speculative activity, this is particularly evident.

Days-on-market statistics reveal interesting patterns regarding accurate listing pricing. Proper, accurately priced homes continue to sell quickly, while overpriced listings linger on the market. This ultimately results in price reductions, suggesting that the market is becoming more efficient at price discovery, which benefits both buyers and sellers by reducing time, stress, and uncertainty.

We also found stable trends in Geographic pricing patterns. High-demand neighborhoods with good schools, convenient access to employment centers, and lifestyle amenities continue to show strength. However, the premium for these locations has stabilized rather than continuing to expand dramatically, which suggests that buyer demand is spreading to a broader range of locations and neighborhoods.

When we analyzed price-per-square-foot data, we found that buyers are now considering the comprehensive, long-term cost of ownership, rather than just the purchase price. Albuquerque Home Buyers are now looking for energy efficiency, updated systems, and low-maintenance features. When buyers find homes with these features, they're willing to pay a higher price per square foot than they would for similar homes without these features.

The luxury market shows fascinating pricing dynamics, with unique properties in prime locations maintaining substantial value while more generic luxury homes are facing price adjustments. This suggests that buyers at all levels are becoming more discerning about value rather than just paying premium prices for any available property.

What can buyers expect as we enter 2026? The combination of improving inventory, more realistic pricing, and seasonal factors creates opportunities that haven't existed during peak market periods. For buyers, the trends emerging from late summer activity suggest that fall and early winter could provide some of the best buying conditions we've seen in several years.

Selection is expected to continue improving through September and October as traditional fall listing activity adds inventory, and summer listings that didn't sell become more negotiable. What this means to us is that buyers will have more options to choose from and more time to make thoughtful decisions rather than rushing into purchases.

Pricing negotiability is returning in many market segments, particularly for properties that aren't perfectly positioned or priced. Buyers who are flexible about timing, location, or property condition may find opportunities to negotiate favorable terms that weren't possible during peak market conditions.

Interest rate sensitivity continues to influence buyer behavior. Still, many buyers are adapting their strategies to work within current rate environments rather than waiting for rates to decrease. Adapting to the market rather than waiting for interest rates to drop is a great move to increase your ROI on your home investment.

When you buy now, you benefit from Albuquerque's extraordinary property appreciation rate, which nets you a greater return than minimal interest rate savings. Considering different loan products, adjusting price ranges, or focusing on energy-efficient properties that offer lower operating costs are all great strategies.

New construction continues to offer good options for buyers willing to wait for completion, with builders providing incentives and customization options that add value compared to existing homes. However, you need to consider your construction timeline and upgrade costs carefully. New construction can offer advantages in terms of warranties, energy efficiency, and modern features.

Competition levels should remain reasonable through year-end, avoiding both the extreme bidding wars of peak periods and the potential oversupply that could develop if too many buyers withdraw from the market simultaneously. Serious buyers who are ready to act when they find suitable properties benefit from this balanced competitive environment.

Sellers entering the market through the end of 2025 will find conditions that reward preparation, realistic pricing, and property presentation more than they have in recent years. The strategies that work in this environment differ from those that were effective during peak seller’s market conditions.

Pricing accuracy becomes more critical as buyers have more options and time to compare properties. Overpricing in hopes of finding an uninformed buyer is less likely to succeed. At the same time, competitive pricing can generate multiple offers even in more balanced market conditions. A professional pricing analysis based on recent comparable sales has become essential.

Sellers who invest in appropriate improvements and professional staging often see returns that exceed the cost of their investments. Homes that show well, function properly, and require minimal immediate investment continue to command premium prices and sell quickly. In this Albuquerque real estate market, buyers have choices, so property condition and presentation matter more than ever.

Timing and flexibility can provide a significant advantage for sellers who plan strategically and make informed choices about their market entry. Properties entering the market in September and October often benefit from motivated buyers who want to complete purchases before winter, while avoiding the peak competition from other sellers that occurs during the traditional spring/summer selling season.

Professional, sophisticated marketing becomes more critical in a healthy real estate market with balanced inventory, as buyers take time to research and compare options. Professional photography, detailed property descriptions, digital marketing, and a comprehensive online presence help properties stand out in a market where buyers conduct thorough research before physically viewing homes.

Negotiation readiness is vital because buyers may request inspections, repairs, or other concessions that they did not commonly negotiate during recent extreme seller's market conditions. Sellers who are prepared to engage in reasonable negotiations often achieve better overall outcomes than those who maintain inflexible positions.

We know that many economic factors shape the direction of the Albuquerque Real Estate Market. Our years of experience also have us keeping an eye on the broader economic environment and how it continues to influence Albuquerque's real estate market in ways that provide stability, growth, and investment potential. When you understand these economic drivers, you can more accurately predict market direction and identify opportunities for both buyers and sellers.

Employment growth in key sectors, including technology, healthcare, and government, continues to support housing demand. Major employers, such as Sandia National Laboratories and the University of New Mexico, as well as growing technology companies, provide stable, well-paying jobs that generate qualified housing demand.

Population growth from in-migration continues as people discover Albuquerque's combination of affordability, lifestyle advantages, and economic opportunities. Professionals and retirees, who can choose their location based on the quality of life rather than just proximity to employment, are driving this migration.

Construction costs, labor availability, and material shortages continue to influence new home pricing and availability. While these costs have stabilized compared to peak pandemic levels, they remain elevated compared to historical norms, which supports existing home values and limits the growth of new supply.

Buyer purchasing power and seller motivation are directly influenced by the interest rate environment; however, Albuquerque's relative affordability compared to other markets helps maintain market activity even with higher interest rates. Many buyers are adapting their strategies rather than withdrawing from the market entirely.

Local economic development initiatives continue to attract new businesses and residents, particularly in the technology and renewable energy sectors, which provide high-paying jobs and support long-term growth in population and housing demand.

We're watching this welcome market transition create new opportunities in Albuquerque Real Estate Investment. The combination of better pricing, more inventory, and continued economic growth creates conditions that favor informed investment strategies. Accordingly, Investors who understand how to read market cycles and position themselves for long-term success.

Rental demand remains strong across most market segments, particularly for well-located properties near employment centers and lifestyle amenities. Population growth and employment opportunities continue to generate rental demand from both long-term residents and new arrivals who are exploring different neighborhoods before making a purchase.

Additionally, based on fundamental supply and demand factors, we anticipate positive property appreciation moving forward. However, investors should expect more moderate appreciation rates than during periods of peak market activity. This creates opportunities for investors focused on total return rather than just speculation on rapid price increases.

As pricing spreads between distressed properties and retail-ready homes, it's creating a gap that supports desirable profit margins. The Albuquerque real estate investment market now supports an increase in Fix-and-flip opportunities. Investors willing to manage renovation projects can make a nice return on their investment. The key is understanding renovation costs and local buyer preferences to ensure projects meet the new market's demand.

Buy-and-hold strategies benefit from current market conditions that offer reasonable purchase prices, strong rental demand, and favorable long-term appreciation prospects. Investors who can finance purchases at today's interest rate environment and hold them for several years are well-positioned for long-term wealth building.

Commercial real estate opportunities continue to develop as population growth and economic expansion create demand for retail, office, and mixed-use properties. Investors with commercial experience or partnerships may find opportunities in growing areas, such as the Westside and Rio Rancho.

Based on current trends, economic conditions, and seasonal patterns, we anticipate continued market stabilization through the end of 2025, with various conditions that benefit our clients in different ways. It's crucial to understand these potential scenarios so we can assist our buyers and sellers in making informed decisions about timing and strategy.

We expect inventory levels to continue improving gradually through fall and winter, providing buyers with a better selection without creating oversupply conditions. Oversupply could ultimately destabilize pricing. This balanced improvement in the Albuquerque Real Estate Market benefits the overall market by allowing more transactions to occur while maintaining reasonable price stability.

Pricing appreciation is likely to continue at moderate rates, supported by fundamental demand factors rather than speculative activity. This sustainable appreciation pattern benefits long-term homeowners and investors while maintaining affordability compared to other regional markets.

We also predict sales volume to remain healthy, as improved inventory and more balanced market conditions encourage both buyers and sellers to participate. The combination of realistic pricing, reasonable inventory, and continued economic growth supports active market conditions.

Seasonal patterns should return to more normal rhythms as market conditions stabilize, with fall activity focused on motivated buyers and sellers, winter slowdown followed by spring renewal, and summer activity driven by families who need to relocate, find a great school district, or get a larger home for their growing family.

We do expect interest rate sensitivity to continue influencing buyer behavior. Still, Albuquerque's affordability advantage helps maintain market activity even in higher-rate environments. Many buyers are adapting their strategies rather than waiting for perfect rate conditions that may not materialize.

Insider Tips from the Sandi Pressley Team
Welcome, and thanks for stopping by! Sandi Pressley here. Over decades in the local market, my team and I have helped hundreds of Albuquerque homeowners get top dollar for their homes. We know that preparing your home to sell is essential. However, minor updates and upgrades can make a big difference without breaking the bank. Today, we're excited to share a few of our favorite budget-friendly tips that have proven successful for our clients in our unique Albuquerque market.

As Albuquerque's premier real estate advisors, we've seen firsthand what makes buyers fall in love with a home—and what makes them walk away. The good news? Are you ready for our top five budget-friendly DIY hacks to transform your home's appeal without emptying your wallet?

1. The Magic of Fresh Paint
Nothing transforms a space like fresh paint, and it's one of the most cost-effective improvements you can make. While hiring professional painters can cost $300-500 per room, tackling this project yourself dramatically cuts that expense. You'll need about two gallons for a standard 10×10 room, which will cost roughly $50.

Our team has found that Albuquerque buyers respond particularly well to soft, earthy neutrals that complement our beautiful Southwestern landscapes and natural light. Think warm beiges, soft terracotta, and gentle sages rather than stark whites or bold colors. This simple change creates a neutral canvas that allows buyers to envision their furnishings in the space.

Did you know that painting your ceilings a shade lighter than the walls can create the perception of height, making rooms feel more spacious? Remember the baseboards! You can make everything look cleaner and shinier by painting all your baseboards and trim with fresh white paint.

2 Albuquerque's indoor/Outdoor Lifestyle creates unique opportunities
Albuquerque homebuyers value outdoor living spaces, especially if they're relocating from an area that doesn't offer great outdoor living spaces.

Our unique climate and breathtaking views make outdoor living spaces a must. Even modest improvements to your outdoor areas can significantly increase your home's appeal.
Start by thoroughly cleaning patios, porches, and yard areas. Remove weeds, rake decorative rock, and pressure wash hard surfaces (you can rent a pressure washer for about $40/day). Then, create an inviting outdoor vignette with what you already have or inexpensive additions.

We've found that even something as simple as an affordable bistro set (under $100), string lights ($20-30), or a couple of lounge chairs with bright cushions can transform a patio from forgettable to a key selling feature. Add a few drought-tolerant plants in decorative pots for color and texture. These small touches help buyers imagine themselves enjoying our famous New Mexico sunsets from their new backyard.

3. Create an Unforgettable First Impression
In our experience selling thousands of Albuquerque homes, we've learned that buyers often decide whether they're interested within seconds of pulling up to the curb. That first impression is critical; fortunately, enhancing your curb appeal can be remarkably affordable.

Take a fresh look at your home from a buyer's perspective. Stand across the street and note what catches your eye, positively and negatively. Focus on simple improvements: refreshing faded address numbers ($20), adding a new mailbox ($30-100), installing a new light fixture ($50-150), or placing colorful pots with native plants near the entrance ($50-100).

One of our favorite budget-friendly transformations is painting the front door a welcoming, southwestern-inspired color. For around $25 in paint supplies, you can create a focal point that photographs beautifully for online listings, where most buyers first see your home.

4. Harness Albuquerque's Natural Light
Albuquerque's abundant sunshine is a unique natural asset that costs almost nothing to highlight in your home. Start by thoroughly cleaning windows inside and out—you'll be amazed at how much more light enters when the windows are sparkling clean.

Next, strategically place mirrors to reflect light and make spaces feel larger. You can often find attractive mirrors at thrift stores or discount home goods stores for $20-50. Remove heavy drapes for lighter window treatments or open existing curtains during showings.

For rooms that still feel dim, augment natural light with well-placed lamps. Instead of buying new, you can refresh existing lamps with new shades ($15-30 each) or a coat of spray paint ($5-10). Our staging consultants recommend using warm-toned LED bulbs (around $5 each) to create a cozy, inviting atmosphere without traditional incandescent heat or energy costs.
5. Define Spaces with Purposeful Staging
One of the most powerful things you can do to sell your home quickly doesn't require any permanent changes. As the Sandi Pressley Team has demonstrated in hundreds of successful sales, thoughtfully arranged spaces help buyers envision living in your home.

Start by decluttering thoroughly—this costs nothing but time and dramatically improves your home's spaciousness. Then, give each room a clear purpose. That awkward nook could become a charming reading corner with a chair and a small table you already own. Do you have a spare bedroom that's become a catch-all storage space? Declutter and transform it into a home office with a desk (even a folding table works when styled correctly), chair, and accessories.

If you're working with empty spaces or minimal furniture, don't panic! You can borrow pieces from friends, find affordable items at thrift stores, or even use cardboard boxes draped with attractive fabric as makeshift tables. Remember, you're creating an impression, not furnishing for the long term.

The Sandi Pressley Team offers complimentary staging consultations to all clients. We'll provide you with room-by-room advice and guidance to maximize your home's appeal in a common-sense, affordable way.

In today's competitive Albuquerque real estate market, first impressions aren't just important—they're everything. With over 90% of home searches beginning online, the photos of your property are often the first (and sometimes only) chance to capture a potential buyer's interest. At the Sandi Pressley Team, we've seen firsthand how exceptional photography generates interest, click-throughs, and qualified buyers who purchase your home quickly and for more money. Homes that hit the market with sub-par images sit on the market much longer before selling and do not command top dollar.

“The Numbers Don't Lie!” Properties with high-quality photos sell faster and for more money—it's that simple. I've repeatedly watched it happen throughout my career in Albuquerque real estate. Homes with professional photos sell up to 32% faster than those without. Properties with high-quality images often command higher asking prices per square foot. And listings with professional photography receive significantly more online views.

In Albuquerque's diverse neighborhoods, from the historic charm of Nob Hill to the luxurious estates in High Desert and Tanoan, showcasing your home's unique features in the right way is essential to attracting the right buyers. You may wonder if taking high-quality, stunning real estate photos yourself is possible. I'd love to share some professional tips to elevate your results if you're considering it.

DIY Photography Tips from the Sandi Pressley Team. Timing is everything when it comes to photography. Take your photos during Albuquerque's "golden hours," which occur shortly after sunrise or before sunset when natural light is soft and flattering. Albuquerque is wonderful during these times when our warm desert light highlights our mountain vistas and adobe architecture.

Before you even pick up your camera, declutter completely. Remove personal items, excess furniture, and anything that distracts from the space. You want potential buyers to envision themselves in the home, not be distracted by your collection of refrigerator magnets!

Always use a tripod. It might seem like an extra step, but it eliminates camera shake and allows for consistent framing. When taking the photos, try shooting from corners – this technique makes rooms appear larger and more inviting.

Remember to capture multiple angles of each space. Each room should have several perspectives to give online viewers a complete sense of the space. And don't forget to focus on key selling features – those mountain views, custom finishes, and outdoor living spaces that make Albuquerque homes so special.

First, you need to leverage technology. Today's technology offers several fantastic options to enhance your property photos.

Modern smartphones produce impressive images when appropriately used with good lighting. There are also virtual staging apps that can digitally furnish empty spaces to help buyers envision the potential of a blank room.

HDR (High Dynamic Range) photography is beneficial in our sunny Albuquerque climate. It balances light and dark areas, perfect for capturing bright interiors with gorgeous mountain views through the windows.

If you're comfortable with basic editing, programs like Adobe Lightroom can enhance colors, correct perspective, and fix minor issues in your photos. Just be careful not to over-edit – buyers want an accurate representation of your home.

While DIY options have improved tremendously, professional photography is still the gold standard. Nothing compares to professional real estate photography. Professionals use specialized equipment, such as wide-angle lenses, professional lighting, and high-end cameras, to capture spaces accurately and beautifully.

They're also experts at composition, knowing exactly how to frame shots to highlight strengths and minimize weaknesses. Professional photography provides consistent quality—every room receives the same attention to detail.
Many clients also use aerial photography to showcase their property's location, lot size, and neighborhood context. Drone photography is becoming more popular every day. Virtual tours with 360° walkthroughs give buyers an immersive experience before visiting the property—something especially valuable for out-of-state buyers moving to Albuquerque. The Sandi Pressley Team offers a real advantage when selling your Albuquerque home.

Top Reasons to Buy a Home in Albuquerque

by Sandi Pressley

Albuquerque, New Mexico, is increasingly becoming a sought-after destination for homebuyers. The city offers a unique blend of affordability, cultural richness, and economic stability, making it an attractive option for various types of buyers. Here are the top reasons to consider purchasing a home in Albuquerque.

1. Affordable Real Estate Market

One of the most compelling reasons to buy a home in Albuquerque is the affordability of its real estate market. As of October 2023, the median listing home price in Albuquerque was approximately $372.8K, with a median sold price of $339.2K. Compared to other major cities, Albuquerque offers more value for your money, making it an ideal location for both first-time homebuyers and investors. The cost per square foot is also relatively low, providing an excellent opportunity for those looking to maximize their investment.

2. Stable Job Market

Albuquerque boasts a stable job market, supported by a diverse range of industries. The presence of state and federal jobs, particularly at Sandia National Laboratories, contributes significantly to the local economy. Additionally, the healthcare and education sectors offer ample employment opportunities. This economic stability makes Albuquerque a reliable place to build a career and settle down.

3. Rich Cultural Heritage

Albuquerque is a city rich in history and culture. The blend of Native American, Spanish, and Mexican influences creates a unique cultural tapestry that is evident in the city’s festivals, museums, and historic sites. The Indian Pueblo Cultural Center and the historic Old Town are just a few examples of the cultural landmarks that residents can enjoy. This rich cultural heritage adds a unique charm to living in Albuquerque.

4. Outdoor Recreation Opportunities

For outdoor enthusiasts, Albuquerque is a paradise. The city is surrounded by stunning natural landscapes, including the Sandia Mountains and the Rio Grande River. Residents can enjoy a wide range of outdoor activities such as hiking, mountain biking, skiing, and hot air ballooning. The Sandia Peak Tramway offers breathtaking views and is a must-visit for anyone living in or visiting the area. These outdoor recreation opportunities contribute to a high quality of life for Albuquerque residents.

5. Favorable Climate

Albuquerque enjoys a favorable climate with over 300 days of sunshine a year. The arid desert climate means low humidity and mild winters, making it an ideal place for those who prefer a dry, sunny environment. While the summers can be hot, the evenings are usually cool and pleasant, perfect for outdoor dining and activities. This favorable climate is a significant draw for many homebuyers.

6. High Livability

Albuquerque scores well in terms of livability. The city has a walk score of 43 and a transit score of 30, both of which are above average for cities in New Mexico. It is also known for being bike-friendly, with numerous trails in the scenic Sandia Hills. The city offers a wide range of amenities, including parks, restaurants, and shopping centers, making it a convenient place to live. These factors contribute to Albuquerque’s high livability rating.

7. Investment Opportunities

With a large military population and a steady influx of renters, Albuquerque presents excellent investment opportunities. The average rent is around $1300, providing a favorable return on investment for rental properties. The city’s growing population and stable economy make it a smart choice for real estate investors. These investment opportunities make Albuquerque an attractive option for those looking to grow their real estate portfolio.

8. Living History

Albuquerque’s rich and diverse history adds to its charm. Originally inhabited by Native American tribes, the area became a Spanish colonial outpost in 1706. The city’s historical significance is evident in its architecture, cultural events, and local traditions. Living in Albuquerque means being part of a community that values its past while looking forward to the future. This living history enhances the overall experience of residing in Albuquerque.

In summary, Albuquerque offers a unique combination of affordability, cultural richness, outdoor activities, and investment opportunities. Whether you are a first-time homebuyer, an investor, or someone looking to enjoy a high quality of life, Albuquerque has something to offer. Its stable job market, favorable climate, and high livability make it an excellent choice for anyone considering buying a home.

Financing Tips for Buying a Home in Albuquerque

by Sandi Pressley

Buying a new home comes with financial risks, no matter how ready you are. There's liability, increased cost of living, unexpected stress, and more time commitments. Yet the benefits are equal to the risks. Owning a home can also be a good way to build wealth.

Here are 5 basic financial tips you need to know if you plan to buy a home in Albuquerque.

Prepare Before Purchasing

You've probably noticed by now how fast homes come and go on the Albuquerque real estate market. This might make you feel that you have to jump on a home before you're ready. But you need to prepare before you start making offers on homes.

Get your finances in order. This includes paying down outstanding debts, setting an accurate budget for daily living, and having a clear picture for what you can truly afford. Once you've done this, take the time to save for a larger down payment. Zero-payment down loans and small down payment loans are out there, but they come with many strings attached. There will always be opportunities to buy later, when you're ready.

More Square Footage = Higher Cost Of Living

Considering buying real estate to increase your living space? Besides the added cost to your monthly mortgage payment, plan for increases in these bills as well:

  • Homeowners Insurance
  • Heating and cooling costs
  • Larger heating and cooling unit maintenance
  • Water for home and lawn maintenance
  • Electricity
  • Larger appliance repairs
  • Property taxes
  • Home furnishings and renovations

Budget For Unplanned Repairs

On top of your increased cost of living, you also need to consider the cost of unplanned repairs. How do you plan for a repair you don't know about yet?

Home repairs will be needed on a regular basis. The cost for these repairs will vary widely. But especially with a larger home, you will need to plan on high repair costs as cooling, watering, plumbing, electrical, roofing, etc. are all more extensive systems. While planning your finances for purchasing real estate, add into your budget a savings for home repairs.

Regularly Inspect Major Appliances

It's a wise idea to set aside money to regularly inspect major appliances like water softeners, water heaters, home heating and cooling units, and more. Doing so will save you money on huge repairs later, and keep your home running more smoothly.

Build Equity With Larger Mortgage Payments

Many home buyers in Albuquerque will go with a 30-year mortgage as it costs less per month. But you end up paying a lot more interest this way over the term of the loan. The ideal route for purchasing a new home is with a 15-year fixed rate mortgage (unless you have cash, then forget financing!). If that isn't possible, making an additional mortgage payment at least once a year can help to dramatically lower the interest you pay on the overall loan.

What You Need to Know About "We Buy Houses for Cash" Companies

by Sandi Pressley

The average time to sell a home is 25 days. This is significantly better than how things were back in 2010 when the average time it took to sell a house was 140 days. However, this is not fast, and your home is not guaranteed to sell in 25 days. There are a number of factors that determine how quickly you can sell your home, such as location, season, and others.

If you want to sell your home in Albuquerque quickly, what do you do? You may have seen those "we buy houses for cash" signs. Are you able to sell your home in a few days without doing any repairs, or even cleaning it up for walkthroughs by buyers?

If it sounds too good to be true, perhaps it is.

Let’s see what’s going on with these home buyers.

Who Are They?

Buyers who offer to buy homes for cash are not the typical buyer. Their purpose isn't to live in or find a rental property. Their aim is to earn a quick profit by investing in properties.

The objective of such home buyers is to buy a house for the cheapest possible price, fix it up, and resell it soon after. In just a few months, they often make a large profit.

Who Do They Target?

In order to accomplish this, they specifically target motivated and desperate sellers. Have you tried listing your home for sale and the listing expired without a sale? A cash buyer probably contacted you soon after. When you fail on the open market, you may have no choice but to sell your house for cash at a rock bottom price.

It is possible that your home did not do well on the market for any number of reasons. You can ask a knowledgeable agent what changes to make for your next attempt. A good agent will always provide you with a better return than a cash buyer.

In the same vein, cash buyers go after people in situations that require a fast sale. A few examples include:

  • Divorcing sellers
  • Bankruptcy
  • Foreclosure
  • Employment change
  • Probate sales

Often these buyers are called "opportunity investors". Their goal is to earn some serious cash. Opportunities are often found in other people's misfortune.

Benefits

The fact that they can sell their home quickly, however, may seem like a blessing to some people in these situations. A fast sale would take care of their problem of not getting enough return on their investment.

Cash buyers are also quick to close.

It typically takes about 30 days to close a financed purchase. In most cases, it's the lender who drags out the process by requiring appraisals and other paperwork and procedures before approving the funds release.

This is not an issue for cash buyers. It's quite common for them to visit your home within two days after you contact them. You may receive an offer on the spot or within the next few days. Most of the time, titles are cleared by a title company that they have on-hand.

Also, a home inspection can slow down the transaction. Usually, buyers request them before closing the sale, and may even request repairs to be made.

This is not what cash buyers do. As a rule, they buy the house "as is" and do the repairs later.

You will hand over the keys in only a few days, and the house will be sold.

Negatives

This sounds really good, doesn't it? Where's the catch?

Your profits and equity will most likely disappear. A cash buyer's offer is often just enough to pay off your mortgage. Generally, you will only receive 50-80% of the market value.

To save on the hassle of conventional marketing, 80% of the market value might seem attractive. Yet the average is about 65% of the market value. Alternatives exist, as well, such as iBuyers such as Opendoor, which offer a more convenient and speedy buying process.

These types of companies should also be treated with extreme caution. They are scammers in some cases. Buying a home, but not paying for the mortgage, is a common scheme. There have been a number of instances where sellers who no longer owned the property found themselves still responsible for paying the mortgage.

Make sure you do your research before selling your home to a cash buyer. Selling a property to get rid of it is not the only option. Alternatives are available that are more lucrative.
