Walking by the historic Rail Yards on First Street, I started thinking about Albuquerque’s Rail Yards to Riches story. I've been advising clients in real estate for over 30 years and have witnessed Albuquerque's growth and evolution. Watching the Rail Yards transformation makes me more excited than ever about downtown Albuquerque's incredible evolution. The energy is palpable between Central Avenue and Coal Avenue, where historic buildings are finding new life. The Rail Yards Revival has been truly amazing. The 27-acre Rail Yards redevelopment has exceeded expectations. The $85 million project has transformed the former machine shops into a vibrant mixed-use destination. The 45,000-square-foot innovation hub in the former boiler shop has already attracted tech startups like RocketWing Software and creative firms, including Third Eye Design Studio, driving both commercial and residential demand. Also, Albuquerque is rewriting the book on the Civic Plazas. With the $12 million renovation, the reimagined Civic Plaza has become downtown's beating heart. Third and Tijeras's new 2,500-seat performing arts center has created a cultural corridor drawing investors and homebuyers. Properties within three blocks have seen values appreciate 18% since January, with condos at The Banque Lofts selling for an average of $285 per square foot.

Investment Sweet Spots
The Rail Yards and Central Avenue corridor, particularly along Fourth Street, has emerged as a hotspot. For example, the Occidental Life conversion project created 22 luxury loft residences that sold out in just 38 days, with prices ranging from $425,000 to $895,000. We recently guided a client to purchase a 3,200-square-foot warehouse-turned-loft space on Second Street for $680,000. They're excited because the property already appraised at $762,000. The imagination and vision shown by Albuquerque's leadership and the innovative partnerships with private enterprises have created  “Mixed-Use Magic.”

The 2024 zoning ordinances have opened exciting possibilities in the Innovation District. The former First National Bank building at Central and Third now houses 18 live-work spaces, commanding rents of $2.85 per square foot – 40% above the market average. The upcoming $35 million Silver Avenue Project will add 120 residential units atop 18,000 square feet of retail space. So what do we see coming in 2025? The Innovation District expansion between Broadway and the railroad tracks will add 250,000 square feet of commercial space by late 2025. The new ART rapid transit connection along Central, featuring eight downtown stops, will further enhance accessibility. We're already working with developers on four mixed-use projects totaling $178 million in investment.

Home Buyer's Guide to ABQ Flood Zones

Since 1979, I’ve been helping families find their perfect homes in Albuquerque and I’ve learned that one of the most overlooked aspects of home buying here is understanding our unique flood zones and arroyos. Today, I want to share some crucial insights that could save you both worry and money in the long run.

First, let me explain what makes Albuquerque’s flood zones so unique. Our beautiful desert city experiences what I like to call the “monsoon paradox.” While in a desert, our summer monsoon seasons can bring sudden, intense rainfall that transforms our typically dry arroyos into mighty waterways within minutes. I’ve seen firsthand how these natural drainage systems can impact properties and why it’s so important to understand their role in our landscape.

Recently, I helped a family who fell in love with a home near Bear Canyon Arroyo. They were initially concerned about the location, but after we discussed the flood zone implications and insurance requirements, they decided and they’re still happy with it today. This is why I always educate my clients about our city’s flood zones before purchasing.

Let’s talk about insurance. One of the most common misconceptions is that flood insurance is only necessary if you’re right next to an arroyo. The truth is more complex. Even properties that seem far from visible water features might require flood insurance depending on their FEMA flood zone designation. I’ve saved many clients from surprise costs by checking flood zone status before they fall in love with a property.

Did you know that home values in flood zones can vary significantly? This is where my professional experience helps. In some areas, like parts of the Northeast Heights near arroyos, the beautiful views and natural landscapes enhance property values despite being in a flood zone. The key is understanding the specific zone designation and what it means for your investment.

Over the years, I’ve discovered that homes in areas that present minimal flood risk (X zones) usually have higher prices and are easier to resell. However, I’ve also helped clients find amazing deals on properties in higher risk (AE zones) with a history of flooding by ensuring they understand the proper mitigation strategies and insurance costs upfront. The bottom line is that you must make an informed decision based on your knowledge, comfort level, and budget.

Speaking of budgets, let’s talk about flood insurance costs. Depending on your zone and coverage needs, these can range from a few hundred to several thousand dollars annually. I recommend getting quotes before making an offer, as this expense should be factored into your monthly housing budget. One of my recent clients was grateful we did this homework early, as it helped them negotiate a better purchase price to offset the insurance costs.

What about those gorgeous properties right next to Arroyos? They often offer stunning views and privacy but come with specific considerations. I’ve guided many buyers through understanding erosion control measures, setback requirements, and the importance of proper drainage systems. These properties can be excellent investments when you know what to look for and how to protect your investment.

I share the advice with all my clients because standard homeowner insurance policies don’t cover flood damage. If you buy a home in a low flood-risk zone, purchasing an optional flood insurance policy may be a good idea. Albuquerque’s weather patterns are changing, and I’ve seen too many cases where this extra protection proved invaluable.

Perhaps most importantly, I emphasize that being in a flood zone doesn’t mean you should rule out an otherwise perfect home. Some of my happiest clients live in flood zone properties because we took the time to understand the risks, implement proper protections, and factor all costs into their purchase decisions.

But you know, somehow, between the boom of craft breweries and the flood of California transplants, Albuquerque has managed to keep its melting pot ingredients authentic: the smell of roasting green chile as you walk through Old Town, Native and traditional healer’s practices next to modern medical facilities, and ancient petroglyphs whispering their secrets in the wind from the West Mesa. This unique, beautiful dance between tradition and progress, evolution and preservation, creates the captivating story of our unique city. I thought this would be a great time to have fun and share some of the fantastic neighborhoods around today’s Albuquerque.

5 Tips to Keep Your Albuquerque Home Cool all Summer Long!

While summer is one of our favorite seasons of the year, it is also a hot one and can make it exceptionally challenging to keep our home cool. Balance that with keeping our expenses in check and it can make it even trickier. So, we thought it would make sense to share some tips on keeping your home cool in an energy friendly way.

Programmable Thermostats- These energy saving devices are second to none. It allows your family to feel comfortable during the day and while be up and about around the home but can be programmed to be lowered in the evenings and while you are out. These small, but very economical changes can save you thousands on your energy bill annually.

Heat Reducing Film- Many homes in Albuquerque make use of beautiful skylight windows and palladium types to take advantage of the gorgeous views we are afforded. While it sure is breathtaking, it also allows much excess heat into our homes, and by extension, stresses our A/C to work harder throughout our homes. Did you know that approximately 30% of ambient heat enters a home through the windows?! Window film can be used to keep the heat out, and the cold out in colder climates. It’s truly a win-win and reduces cooling costs.

Ceiling Fans- While hardly a new invention, they are a tried-and-true solution and today’s modern fans offer many aesthetically pleasing options with many amenities. The main point with ceiling fans is that you want to run your fans counter-clockwise during warmer months so that cooler air is pulled upwards- creating a much-needed breeze. It works with your Central Air or A/C units in directing the flow of the air. This allows you to run at a higher temp and conserve energy at the same time. Result- lower energy bills.

Open your windows at night- Sounds simple, right? However, it’s easy to forget when running your AC all day long to monitor the outdoor temperatures at night. Many times, they drop to very comfortable levels that would allow you to open windows and allow fresh, cool air into your home. Not only will it give your AC units a break and save on energy costs…it also gives your home a great blast a fresh air after days of recirculated air. Ahhhh…always a welcome breeze!

Grill! What’s better than lunch or dinner on the grill?!  Utilize your outdoor grill or kitchen to its energy saving potential. The more you utilize your outdoor space, the less you are heating up your indoor space. Plus its more fun to gather outside with family & friends for a meal and take in the beautiful scenery.

There are many summer camps for kids in Albuquerque, NM that offer fun and educational activities. Here are some of the best and most exciting & engaging in the area: 

Explora Science Center & Childrens Museum: This camp offers hands-on learning experiences in science, technology, engineering, art, and math. Kids can explore exhibits, conduct experiments, and create projects. The camp runs from June 5 to August 11 for kids ages 4 to 14.

Keshet Dance & Center for the Arts: This camp provides dance classes and workshops for kids of all ages and abilities. Kids can learn ballet, jazz, hip hop, contemporary, and more. The camp also includes arts and crafts, games, and field trips. The camp runs from June 5 to July 28 for kids ages 2 to 18.

Master Jim’s Taekwondo Academy: This camp teaches kids the martial art of taekwondo, as well as self-defense, discipline, and confidence. Kids can also enjoy games, crafts, movies, and snacks. The camp runs from June 5 to August 11 for kids ages 4 to 12.
