Top 5 Home Buyer Tips for Albuquerque, NM

by Sandi Pressley

Buying a home in Albuquerque this fall looks different than it did even a year ago. Mortgage rates are sitting near a one-year high, inventory is finally loosening after a prolonged shortage, and neighborhoods across the metro are behaving in two very different ways at once. If you're house-hunting in Albuquerque or Rio Rancho this September, here's what actually matters right now — not generic advice, but guidance shaped by where this market sits today.

1. Get Pre-Approved Before You Shop — and Understand What 6.8% Really Costs You

As of mid-September 2026, the average 30-year fixed mortgage rate is hovering around 6.76% to 6.85%, according to Freddie Mac and the Mortgage Bankers Association — the highest level in roughly a year. On a $360,000 home with 20% down, that translates to a principal-and-interest payment in the neighborhood of $1,870 to $1,900 a month, before taxes, insurance, and HOA dues.

Before you tour a single home, get a full pre-approval (not just a pre-qualification) from a lender who can walk you through your options. Ask specifically about temporary rate buydowns and seller-paid concessions — both are becoming more common negotiating tools as the market shifts, and they can meaningfully lower your effective rate in year one without you paying points out of pocket. If you're comparing a 15-year term, note that it's currently running about 65 to 70 basis points lower than the 30-year rate, which is a wider-than-usual gap worth running the numbers on if your budget allows the higher payment.

2. Recognize That Albuquerque Is Running a “Two-Speed” Market

This is the single most important shift buyers need to understand right now. Well-priced, well-presented homes in desirable pockets — think La Cueva, Eldorado, Sandia Heights, and parts of Rio Rancho with in-demand school zones — are still selling in under two weeks, often with multiple offers. Meanwhile, overpriced or dated listings are sitting for 60 to 90 days or longer.

What this means for you: if you find a property that's priced right and shows well, you need to be ready to move within days, not weeks — offer, inspection timeline, and financing all buttoned up in advance. But if you're eyeing something that's been sitting on the market for two months, you're the one with leverage. Don't be afraid to negotiate on price, request repairs, or ask for closing cost credits on stale listings. Knowing which type of listing you're looking at before you write an offer changes your entire strategy.

3. Budget by Neighborhood, Not by Citywide Averages

Albuquerque's median sale price sits around $360,000 as of the most recent data, but that number hides a lot. The middle half of all closed sales in the metro actually ranges from roughly $298,000 to $465,000, meaning “the median” tells you almost nothing about what a specific block or school district will actually cost. A starter home near the airport and a remodeled property in Sandia Heights can both technically be “average” while being worlds apart in price.

Work with your agent to pull actual comparable closings for the specific streets and school zones you're considering, not citywide figures pulled from a national portal. Albuquerque's neighborhoods are genuinely distinct in character, terrain, and price behavior, and a serious buyer's strategy should reflect that from day one.

4. Use the Ongoing Supply Shortage to Your Advantage — Carefully

Even with inventory improving in 2026, the Albuquerque metro is still estimated to be short somewhere between 13,000 and 28,000 homes relative to what current demand requires. Detached-home supply sits around 2.25 months, well under the 4-to-6-month range considered a balanced market. That shortage is exactly why well-priced homes are still moving quickly, even as the overall market cools.

The practical takeaway: don't wait for a dramatic price drop that the underlying supply numbers don't support. What you're more likely to see over the next several months is a gradual rebalancing — slightly more negotiating room, slightly longer average days on market (now averaging around 31 days metro-wide, up from prior years), and more sellers willing to talk concessions. That's a meaningfully better environment than 2021 through 2023, but it's not a buyer's market outright. Move with intention, not with the expectation of a crash.

5. Line Up Local Expertise Before You Fall in Love With a House

A market moving at two speeds, with rates near a one-year high and supply that's still structurally tight, is not one to navigate with a generic online search or an out-of-area lender. Local knowledge is doing more work right now than it has in years — knowing which listings are genuinely priced to move, which sellers are motivated after 60-plus days on market, and which lenders in Albuquerque are actually offering competitive buydown programs this month.

The Sandi Pressley Team works exclusively in the Albuquerque and Rio Rancho markets, tracking these shifts in real time so our buyers aren't relying on national headlines to make a six-figure decision. If you're planning a purchase this fall, the smartest first step isn't browsing listings — it's a conversation about your specific budget, timeline, and target neighborhoods before the search even begins.

Protect your Albuquerque Home while Traveling for the Holidays

by Sandi Pressley

The holidays are here and many of us will be traveling to be with loved ones to share the joy of the season. While we’re all excited to get packed and be on our way, it is very important to make sure our home and property is secure while we are away. Here are some home safety tips to employ while you’re away to ensure you come back to a safe and sound residence.

Set timers on your lights- timers on indoor lights or programmable switches make it seem like someone is home and normal day to day functions are taking place. You can also utilize smart blubs that can be programmed right from your phone!

Install a security system- this doesn’t necessarily mean a pricey service; many camera systems are available for purchase and can be installed fairly easily and come with monitoring right from your phone. These systems will also send an alert to your phone if something is amiss.

Install motion sensors on outdoor lights- an easy way to scare off an intruder is for a flood light to come on when they enter the yard. Motion sensors on your outdoor lights will do just this and will avoid them even getting close to your home to cause potential damage.

Make sure all windows and doors are locked- this usually goes without saying, but always do a second check of windows and doors before leaving your home to make sure one of the family members haven’t opened a window or door you previously locked.

Stop your Mail- If you will be gone for longer than a day or two, make sure to have the post office stop your mail and hold it until you return.  Mail that builds up in your mailbox is a signal to intruders that your house is open for business.

Social Media Time Out- Even though you are all excited about your trip, resist the urge to post about leaving for your trip, where you are going, photos when you are on the trip, etc.  If you want to share your experiences and memories, wait until you are back home to do so.

Lastly, always let a trusted neighbor know your plans. That way they can keep an eye on your home and know when to expect you home in the event there is an emergency on the road or at home while you are away.

Have a wonderful, safe holiday season!

Why You Should Work With an Agent in Albuquerque

by Sandi Pressley

"I don't need to hire an agent. Why should I pay extra?" This is a statement many home buyers and sellers in Albuquerque have said over the years. Despite the fact that most people have no idea how to buy or sell a home by themselves, some still decide to take on the process on their own, without professional help.

You might think it's self-serving for us to say that you need to hire an experienced real estate agent to buy or sell a home in Albuquerque. Yet now more than ever, there are very solid reasons why you should hire a Realtor. Here are 3 of those reasons:

My services are free for buyers

Many home buyers in Albuquerque don't know that it’s the seller who pays all the real estate fees at closing. This includes not only their real estate broker’s commissions, but the buyers’ agent’s as well.

It is important to have professional representation when you purchase a home. Even if you think you can do it alone, you must remember that there are major steps to the purchase process, many people involved in the transaction, time restrictions, legal requirements and more to consider.

Not many things in life are free, so the fact that you can hire someone to represent you in one of the largest financial transactions you’ll ever be a party to, at no cost to you, is pretty compelling.

Not all FSBO sellers cooperate with brokers

When a FSBO seller agrees to pay a buyers’ real estate agent’s commission, the process is known as cooperating with brokers. Not all FSBO sellers are willing to do so. If you’ve decided to work with an agent in the purchase of a FSBO, ask the seller if he or she is willing to pay your agent’s commission.

You won’t necessarily get a discount

Many FSBO buyers are under the impression that, since the seller doesn’t have to pay an agent’s commission, he or she will be willing to discount the price of the home accordingly. Nothing could be further from the truth.

Consider this: the typical FSBO seller is single and earns less than the area median income. He or she is less likely to offer help with closing costs than home sellers with agents, according to the National Association of Realtors (NAR). Furthermore, the number one reason a homeowner chooses to go it alone when selling is to save the money they would’ve paid in commissions. They are not about to give this money to the buyer of their home.

To sum up, working with a real estate agent, especially someone who has decades of experience buying and selling home in Albuquerque, just makes sense.
