2. Quality Of Construction

The quality of construction may greatly influence your decision or build. If you are buying an existing home, you may want to research the contractors who built it, their reputation, and their reliability. A poorly constructed home isn't something you want to buy.

Get Ready for the 2022 Albuquerque International Balloon Fiesta!

October is almost here, and everyone in Albuquerque, as well as the rest of the word, knows what that means - The Albuquerque International Balloon Fiesta! The fiesta is scheduled to start on October 1st and run through the 9th.

This is a particularly special fiesta, as the 2020 event was canceled. But even better yet, this is the 50th anniversary of the festival! This will be a very special event indeed, bringing thousands of balloon lovers from around the world. It's also been said that this is the most photographed event in the world, and this year will definitely prove that point.

If you plan to go to this amazing event, here's what you need to know.

Tickets

Tickets for the Albuquerque Balloon Festival is $15 per person per session. Most days have a morning and evening session. If you leave the park in between, you will have to purchase another ticket. Some things include tickets like the Park & Ride and particular RV spots. Buy your tickets online here.

If you’re looking for a more exclusive experience, there are a few upgraded options:

  • Chasers’ Club ($60 per session): Access to a special viewing area with guaranteed seating, buffet, private bathrooms, and a cash bar.
  • Gondola Club ($125 per session): Everything the Chasers’ Club gets plus a parking pass, open bar, shuttle service, souvenir gift, and more.
  • Concierge Program ($350 per session for 1-2 people): General admission ticket, premium parking pass, and a private golf cart and driver during your session. You also get a Balloon Fiesta gift.
  • The Music Fiesta is additional as well ranging from $10 for general admission tickets to $499 for the ultimate experience.

Main Events

There's going to be so much to see over the 9 days of the festival. Here are a few of the major events that you can't miss.

  • Dawn Patrol (daily) – Each morning, a few balloons take off before the sun rises to check the weather conditions to ensure it’s safe for the rest of the balloons to fly. This is the least impressive to watch, and because it’s dark, photography is challenging.
  • Balloon Glows (various) – Balloons will burn their propane in sync with each other before when it’s still dark while still tethered to the ground. They have a Morning Glow, Twilight Twinkle Glow, and Night Magic Glow.
  • Mass Ascension (weekends) – Hundreds of balloons will launch in two waves, filling the skies with hot air balloons.
  • Competitions (various) – Throughout the week, pilots fly their balloons and compete in various challenges testing their skills. One of the most popular is America’s Challenge Gas Balloon Race. This annual long-distance race starts at the
  • Balloon Fiesta Parks and tests to see how far they can go without coming down. Often times they are in the sky for multiple days.
  • Special Shape Rodeo (various) – One of the coolest things to see is all the crazy balloon shapes that they have. During these events, they focus on only these unique balloons, whether it’s flying or glows.

How Do Construction Loans Work?

Building a custom home rather than buying an existing property in Albuquerque might require a construction loan. This type of loan covers only the cost of building a custom house and covers a short time period.

Your home must then be completed before you can apply for a mortgage. You use the mortgage to pay for your completed home.

A construction loan is usually shorter-term and has a higher interest rate than a mortgage.

In most cases, loans last for a year, during which the property must be built and a certificate of occupancy must be obtained.

What Do Construction Loans Cover?

Building materials, permits, the cost of the land and your contractor's labor can all be covered by a construction loan. The money may also be useful for landscaping and appliances.

To get an accurate loan-to-value calculation, it is important to clarify with your lender what the construction loan will cover.

A contingency reserve is often included in construction loans. You can use the reserve to cover any unexpected construction costs. Your contingency reserve would be used if, for instance, you decide you would like higher-end cabinets than you originally planned.

How Do These Loans Work?

Variable interest rates are common for construction loans, so the rate increases and decreases based on the prime rate. In almost every case, the loan rate will be higher than a traditional mortgage. Conventional mortgages require you to put your home as collateral. You could lose your home if you defaulted. Since construction loans don't have this option, they are higher-risk loans, which means you pay more in interest.

The lender requires detailed plans, budget estimates, and an estimated timing for the project before providing a construction loan.

As soon as your loan application is approved, you will be put on a construction schedule, also known as a draw or draft schedule. Only interest payments are expected during this period. As you make progress on your home, your lender pays you in phases.

As major milestones are achieved, draws will take place. As an example, you may receive a drawing when your foundation is laid.

Building progress will be checked by an inspector or an appraiser during the construction process.

Your construction loan might be converted to a standard mortgage once your home is completed. This type of loan is called construction-to-permanent financing.

If you get a loan that’s only for construction, then as the borrower, you might have to obtain a separate mortgage that is then used to pay off your construction loan.

Different Types of Construction Loans

Construction-to-permanent loan

Getting a construction-to-permanent loan enables you to finance both your home construction and your mortgage. The money you borrow goes toward the construction of your home. You then convert your loan to a permanent loan when the construction is completed and you move in.

This option has several benefits, including the fact that you only have to pay closing costs once.

In the event you are converting your construction loan to a permanent loan, the repayment period usually lasts 15 to 30 years, and you pay interest and principal together.

Construction-only

Construction-only loans provide you with funding just to finish building your home, but as the borrower, you are required to repay the loan in full at maturity, which is usually within a year, or take out a mortgage for permanent financing.

The construction-only loan funds are dispersed based on the extent of the project's completion.

Construction loans may be more expensive because you have to go through two loan transactions, which means two sets of fees.

Owner-builder construction loan

Finally, there is a loan specifically for home builders. There are construction-to-permanent and construction-only loans. In most instances, the borrower and the builder are the same person, but you need to have a license to get this type of loan.

The play is being set in in its own time, Arden time. In this version, the mythical forest of Arden is where magic reigns and impossible things happen every day. This show will be filled with music and movement, laughter and most especially joy, joy for the audience and joy for the players.

A move to a new location is never easy, especially when you have to pack up everything you own. However, you can simplify the process by doing a few things. Packing early is one of the most important things you can do. By packing in advance, you can reduce the stress of last-minute packing. 

Furthermore, you can sort through your belongings to determine what you need and can live without. The pack-up process will be much easier for you since you'll be able to take your time and arrange everything as you see fit. 

Label Boxes Clearly

After a long day of driving, arriving at your new home only to realize that you cannot find your toothbrush is frustrating. It's always a hassle to move, but labeling your boxes correctly can make it a lot easier. First and foremost, label each box with its contents clearly. 

Identifying the boxes containing the items you need will save you time when unpacking. In addition, try to group similar items so you can unpack each room in one go. For example, all your kitchen items can go in one box, while all your bathroom items can go in another. You can make your move a breeze by taking the time to label your boxes correctly.

Pack Smart

In order to make a move as easy as possible, packing boxes correctly is essential. Pack heavier items on the bottom of boxes and lighter items on top, as this will prevent the boxes from tipping over and make them easier to handle. 

In addition, it will help to prevent items from shifting during transport and breaking. So, when packing for your next move, put the heavy stuff on the bottom and the light things on top. Your back will thank you later.

How Comps Are Used to Set a Price for Your Albuquerque Home

Do you know how much your Albuquerque home is worth? It will probably be about the same price as other homes in your neighborhood that have sold recently and are similar to your home.

These homes and their values are known as "comps", or comparable sales. Knowing the value of comps in your area in Albuquerque will give you the best idea of the current estimated value of your home.

Knowing how much homes similar to yours, called comparable sales (or in real estate lingo, comps), sold for gives you the best idea of the current estimated value of your home. The trick is finding sales that closely match yours.

What makes a good comparable sale?

The ideal comparable sale is a home that is almost the same as your house int he same subdivision. But that kind of scenario isn't as common. Here are other factors to consider:

Location:

The closer to your house the better, but don’t just use any comparable sale within a mile radius. A good comparable sale is a house in your neighborhood, your subdivision, on the same type of street as your house, and in your school district.

Home type:

Try to find comparable sales that are like your home in style, construction material, square footage, number of bedrooms and baths, basement (having one and whether it’s finished), finishes, and yard size.

Amenities and upgrades:

How many upgrades does the comp have? Does it have the same amenities as your home, such as AC, a deck, or a pool? Does the community it's in have similar amenities?

Date of sale:

Home values fluctuate, so you can't use a value from a year ago. In fact, most lenders say that comparable sales can be no older than 90 days.

Agents can help adjust price based on insider knowledge

Of course, it's very difficult to find an exact clone of your home and neighborhood in most cases. That's where the expert advice of your agent comes in. An experienced real estate agent will examine the differences between your home and comps to adjust the value to match your specific home.

Your agent has certainly been in a lot of homes in your neighborhood, so they know all sorts of details about the comps in the area. They read the comments from other agents in the MLS (multiple listing service) and have heard what other realtors, lenders, closing agents, and appraisers said about the comparable sale.
