Owning a home in Albuquerque is an investment that, as we all know, will need repairs and improvements as the years go by. Many people prepare for the mortgage payment and other costs, but sudden repairs can catch anyone off guard. In fact, around 31% of homeowners don't set aside enough for home repairs.

What are some steps you can take to make sure you're ready for your next repair job or improvement project?

1. Always have a plan

Since there's many items on your to-do list as a homeowner, then logically you should make a real to-do list on paper or spreadsheet program to keep track of it all. Keep track of your regular maintenance items, such as filter replacements and gutter cleaning, as well as projects you want to take care of in the near future. Then make a list of larger updates you would like to do eventually.

And you don't have to aim for the stars to start with. Setting aside as much as you can will add up over the months and years. There are also apps for your phone that can help set money aside.

3. Act quickly when it comes to repairs

Take care of a repair as soon as it pops up. Don't wait for the problem to get worse. For example, a leaky faucet can rot the subfloor. Fixing a faucet is far easier than replacing a floor.

4. Know your financing options

Sometimes a repair may exceed your cash on hand. Make a plan to take care of these larger repairs, such as borrowing from a bank or family member. Home equity loans and home equity lines of credit (HELOCs) are also financing options.

5. Consider doing it yourself

Younger homeowners tend to do projects themselves rather than hiring a pro. This can save hundreds on a project. But there's a risk in making huge mistakes that can cost more in the end. Make sure you can handle a project before you DIY.

6. If you go pro, do your research

There's nothing wrong with hiring a pro. But make sure that you research the pros in your area and get several estimates. Ask questions, such as how they intend to do the job, what the estimated timeline is, whether they’re insured and how much experience they have with projects like yours. Don’t simply go with the cheapest contractor to save Money. Yes, they could be the best person for the job, or you may wind up spending more to fix their mistakes.

"Why isn't anyone buying my house?" That's a question asked by many a home seller. You may think your home is a gem, but in reality, it may not be as desirable as you think it is.

When it comes to selling your home in Albuquerque, there's no magic formula. It's pretty basic. These problems below will definitely keep your home from selling. Look at these with an open mind and see it they apply to your situation if your home has been on the market too long.

Because your home is ugly

This is a tough thing to admit, but your home may not be the palace you think it is. And just so we're clear, "ugly" can also stand for:

• Cluttered
• Outdated
• Dirty
• Messy
• Tacky

Unless they are an investor, few home buyers are able to walk through a mess of a home and see its potential. You need to have your home in a clean and presentable state to affectively market it. Your home also needs to be free of personal items, such as photos, knickknacks, artwork, or just anything that will be distracting to a potential buyer.

Because your price is unrealistic

Moving is a process that few of us find relaxing and stress-free. But it's a part of life, and there's no getting around it. So the question becomes how we can make moving a less stressful experience.

When you move in or out of Albuquerque, the way to keep stress at a minimum is to plan and avoid predictable mistakes. Every step in the moving process has the potential for mistake that can make your move a nightmare.

If you're buying or selling a home in Albuquerque, avoiding these mistakes will help you prepare for your move and make it a more bearable experience.

1. Hiring a dishonest mover.

Moving scams are an unfortunate reality and something that you need to be on the lookout for when hiring a mover. As with hiring any professional, you need to do your homework. resources such as The Better Business Bureau, Angie's List, the New Mexico transportation regulator, and the U.S. Department of Transportation, along with relatives, friends, neighbors and colleagues are all good sources of information. And make sure to read online reviews.

Of course you can skip hiring movers and do it yourself. Just make sure you can handle it and have enough help.

2. Messing up the quotes.

A good moving company will send someone out to your home to give you an estimate. It makes good business sense for both parties, so if they don't offer to come out, then look for another mover.

And don't just get one quote, get several. You can use these quotes to find the most affordable option, or negotiate for a lower price from a mover you prefer. Always make sure to get a moving estimate in writing.

3. Packing too much stuff.

The longer you've lived in a home, the more stuff you're likely to accumulate. Now is the time to go through everything and get rid of the things you just don't need. Separate them by items you can donate, sell, or just need to throw away or recycle. You can have friends and relative go through your donate pile or throw a garage sale if you have the time (and patience). Use the one-year rule and you'll be surprised how much stuff you don't need.

4. Failing to schedule your move well in advance.

Moving companies can get booked up fast, especially in Spring and Summer. Try to schedule your move as far in advance as you can, preferably weeks or months. You don't want to be scrambling to find a mover the day before you're supposed to head out. Moving already is stressful enough without adding that frustration.

5. Ignoring the need to pack ahead of time.

Packing is another task that you should start as soon as you can, instead of at the last minute. After you've got rid of unneeded items, you can box the things you don't use every day or won't need until after you move, such as seasonal clothes.

By most accounts, we are currently in a seller's market in Albuquerque. Home prices nationwide are expected to rise, and there are fewer homes on the market. This means that as a home buyer in Albuquerque, you need to up your game to get the right home.

Here are a few suggestions to keep in mind as you search for your dream home in Albuquerque.

Be Decisive

When you find a home for sale in Albuquerque that might fit your needs and budget, you need to be decisive. It really can boil down to who gets to the home first when it comes to making an offer. 

If you want to see a home that goes on the market, don’t wait until the weekend for a showing. Try to get a showing as soon as you can, or if that’s not possible, do a virtual showing.

If a bidding war breaks out over the home you want, be careful not to get carried away. Getting emotionally attached to a home can make you go beyond your budget.

Set a budget, and don’t let yourself go above it, no matter what the other offers may look like. Sure, offering too much may get you the house, but it’s going to create financial stress for you for years to come.

Offer More Earnest Money

Earnest money is something like a deposit and you provide it alongside your bid. It’s a way to show the seller you’re serious, but if the deal doesn’t go through you can get that money back.

Usually, you’ll see buyers offering around 1%, but during a hot market, think about offering more. It shows that you’re more invested in the deal and less likely to let it slip through your fingers.

If you have the option to pay with cash, that’s almost always going to win you favor. Cash offers take out the element of financing contingencies, and they make for a simpler transaction, which is beneficial for buyers. A cash buyer also tends to be more serious, and when you buy with cash you’re not beholden to the lender through the closing process.

Keys to a Successful Walk-Through

When you buy a home in Albuquerque, the last step is usually the final walk-through. This is an important step in the buying process, as you and your agent will need to carefully look at the condition of the home before you close the deal.

How does this process work, and what should you look for?

A walk-through happens just before settlement. It's your time as a buyer to check the property and make sure any work has been done on the home that was part of the negotiations. The seller and listing agent usually won't be there during the walk-through. That way there won't be as much pressure on you as a buyer as you inspect the property.

What should you check during the walk-through?

  • Inspect the outside for any obvious damage
  • Run the AC
  • Turn on and off all the lights
  • Test all appliances
  • Run the faucets and check for leaks
  • Flush the toilets and check for leaks`
  • Open and shut all the doors and windows
  • Verify that any agreed upon repairs have been made
  • Verify that any fixtures that are supposed to be left behind are still in place

As you check these items, make a list of questions about how systems in the home work and anything else you need clarification on. 

Also, make sure you give yourself plenty of time for the inspection. This is your last chance before you complete the purchase, and you won't have another chance to make sure the home is up to your expectations.

You should also have your Agreement of Sale and inspection reports handy to make sure that anything that needed repaired has been taken care of. You should also take photos of items that have not been taken care of so that you can further negotiate repairs.

A successful walk-through may take time and effort, but it's worth it as it could save you many headaches after you've finalized the purchase.
