Here are some great trails in the Albuquerque area for you to explore.

Sandia Foothills Open Space

The Sandia Foothills Open Space contains approximately 2,650 acres of steep sloped hills intersected by gravelly drainages at the base of the Sandia Mountains. Trailheads provide access to the Foothills trails as well as the Sandia Mountain Wilderness Area, managed by the US Forest Service. Recreational opportunities include hiking, horseback riding and mountain biking. Foothills overview map.

Rinconada Canyon Trail

7601 St Josephs Ave, Albuquerque, NM 87120

Nice, easy 2.2 mile hike (loop) back into a small canyon. The first quarter mile is sand, which is rather unpleasant, but it soon smooths out and the going is much easier. The escarpment and all the petroglyphs are a little ways back from the trail, and roped off. At the furthest point, though, some are right next to the trail.
Take water and sunscreen, look for little lizards and rabbits, and enjoy the trail!

Nice, easy 2.2 mile hike (loop) back into a small canyon. The trail along the base of the north side of the canyon allows you to view a variety of petroglyphs. The escarpment and all the petroglyphs are a little ways back from the trail. At the furthest point, some are right next to the trail. Take water and sunscreen, look for little lizards and rabbits, along with turkey vultures soaring high.

Eye of the Sandias

Eye Of The Sandias Loop Trail is a 6.3 kilometer loop trail located near Albuquerque, New Mexico that offers the chance to see wildlife and is rated as difficult. The trail is primarily used for hiking, running, nature trips, and bird watching and is best used from March until October. The trail leads to a canyon between foothills with trees and shade if you continue going east from the parking area.  Dogs are also welcome on this trail but must be kept on leash.

Boca Negra Canyon

Atrisco Dr NW, Albuquerque, NM 87120

Located off of Unser Boulevard, ¼ mile north of Montaño Road, this canyon provides quick and easy access to three self-guided trails, (Mesa Point, Macaw, and Cliff Base) where you can view approximately 100 petroglyphs.

Piedra Lisa Canyon Trail

Piedra Lisa Canyon Trail is a 2 mile out and back trail located near Albuquerque that features beautiful wild flowers and is rated as moderate. 

Michael Emery Trailhead

High Desert St, Albuquerque, NM 87111

Michael M. Emery and Trail 305 Loop is a 3 mile heavily trafficked loop trail located near Albuquerque, New Mexico that features beautiful wild flowers and is good for all skill levels. The trail offers a number of activity options and is accessible year-round. Popular with hikers & mountain bikers, this trail offers rugged scenery, shrubs & diverse wildlife.

Mortgage Scams and How to Avoid Them

When you buy a home in Albuquerque, the last thing you need to worry about is being scammed. Yet, mortgage scams are an unfortunate reality that has victimized thousands of people. Over 11,000 people reported being scammed when financing a home in 2018 alone. And to make matters worse, scammers are getting more and more creative about how they steal your money. Scammers are also notoriously hard to catch, as many operate outside the country.

Here are two of the main ways that scammers have stolen money from home buyers and how you can protect yourself.

Escrow Wire Fraud

How it happens: Someone sends you an email claiming to be from your title or escrow company. The email contains instructions on where to wire funds. There will usually be a fake website that looks like the real website of your title or lending company. The scammers will use other tactics to deceive you, such as making phone numbers, websites and email addresses appear familiar, but one number or letter is off, which is an easy thing to miss at first glance.

You then follow the instructions and wire the money. Except in this case, the money goes to an offshore account, and the scammers have your money. At this point, there is almost nothing that can be done to get it back, since it's not on American soil.

How to protect yourself: Protecting yourself is simple. If you get any email with instructions on wiring money, ALWAYS call your real estate agent. Never click on email or text links, or send money online, without verifying wire instructions with a live person on the phone from a number that you’ve called and verified.

Also beware of any email or text that requests a change to wiring instructions you already were given. Always confirm the escrow account number before wiring money, and call your settlement agent to verify the transfer of the funds immediately after you’re done.

Loan flipping

How it happens: Loan flipping is when a predatory lender persuades a homeowner to refinance their mortgage repeatedly, often borrowing more money each time. The scammer charges high fees and points with each transaction, and homeowners get stuck with higher loan payments they can’t afford after being duped into borrowing most of their home’s equity.

Seniors with memory impairment are especially vulnerable to these scams because they have significant home equity and may not realize they’re being taken advantage of. Predatory lenders convince homeowners they can help them find a better loan product or use a cash-out refinance to pay for home renovations to make their homes more accessible as they age in place.

How to protect yourself: Elderly homeowners in Albuquerque who have cognitive issues should involve a trusted relative or friend in any key financial discussion, especially about tapping home equity. If you’ve recently completed mortgage refinance, it’s usually not in your best interest to do another transaction right away.

If predatory lenders are actively seeking you out and you haven’t requested their help, that’s another warning sign that something is off. Work only with known banks or lenders, and question all fees and penalties presented to you. Lenders are required to provide loan estimates and closing disclosures that list all fees and third-party costs, so make sure to review these documents carefully, or have a trusted adviser do this.

Removing Old Wallpaper Will Help Sell Your Home Faster

Let's admit it: wallpaper is not the current trend in home design. So if you decide to sell your home in Albuquerque and there's wallpaper on the walls, you will need to get rid of it. Most buyers will find your wallpaper to dated and undesirable. Leaving wallpaper on the walls will certainly hinder your chances of selling your home.

But the good news is that removing old wallpaper is not as hard as you may think. Here is how you can remove wallpaper and make your home ready to sell.

Clear and Prepare the Room

Begin by removing items from the walls and moving furniture to the center of the room, or out of the room if possible. Cover floors and remaining furniture with drop cloths to protect them from getting wet.

Cut the Power

Shut off the electricity to the room and cover any outlets or light switches with painter’s tape.

Determine Your Wall and Wallpaper Type

Before you start peeling off your wallpaper, you need to figure out if your walls are plater or drywall. If drywall gets too wet, it can be damaged, so you have to be careful not to soak it too much.

You also need to figure out what type of wallpaper you have. Loosen a corner with aputty knife and try to peel it off. If it easily comes off, you just lucked out and have strippable wallpaper. If it peels off but leaves a paper backing, it's peelable wallpaper. If the walpaper doesn't budge, it's traditional and needs to be removed with water and chemical stripper.

Here's how to remove each type.

How to Remove Strippable Wallpaper

1. Gather your Materials

  • Putty Knife
  • Soap
  • Water
  • Rags

2. Loosen the Corner and Pull

Use your putty knife to lift the corner of the paper. Use your hands to peel the paper from the wall, pulling as close to the wall as you can to avoid tearing the paper. If the paper does rip, loosen another corner and start again. Repeat the process around the entire room.

3. Clean the Walls

Once all the paper has been removed, clean the walls with soap and water to remove any residue. Allow the walls to dry completely before painting.

How to Remove Traditional Wallpaper

1. Gather your Materials

  • Water
  • Wallpaper stripper
  • Spray bottle, garden sprayer, or paint roller
  • Putty knife
  • Scoring tool (if necessary)
  • Ladder
  • Soap
  • Water
  • Rags
  • Rubber gloves

2. Mix the Solution

Combine hot water and wallpaper stripper according to the manufacturer's instructions. Pour the solution into a spray bottle or garden sprayer.

3. Apply Solution

Use a spray bottle, garden sprayer, or paint roller to apply the solution to a small section of the wall, about 3’x3’. Let the solution sit and absorb for several minutes.

4. Scrape the Wallpaper Off

Use your putty knife to peel off the wallpaper, working your way up the wall. Be careful not to gouge the drywall as you scrape. Once the paper has been removed from the section, move on to the next area.

5. Score if Necessary

If the solution doesn’t absorb and the wallpaper is difficult to scrape, you may need to score the wall before applying the solution. Roll a scoring tool over the paper, making overlapping circles.

6. Clean the Walls

Wipe down the walls with soap and water to remove any residue. If there’s stubborn adhesive left behind, follow our guide on how to remove wallpaper glue.

How to Remove Peelable Wallpaper

1. Gather your Materials

  • Water
  • Wallpaper stripper
  • Spray bottle, garden sprayer or paint roller
  • Putty knife
  • Scoring tool (if necessary)
  • Ladder
  • Soap
  • Water
  • Rags
  • Rubber gloves

2. Remove the Top Layer

Begin by peeling off the top layer of the wallpaper. Loosen the corner with a putty knife and pull the paper off the paper backing.

3. Remove the Backing

To remove the paper layer left behind, you’ll use the technique described above for removing traditional wallpaper.

How to Remove Wallpaper When Nothing Else Works: Grab a Steamer

If your wallpaper refuses to budge no matter how much you spray and scrape, you may need to use an electric steamer, which can be rented from a home improvement store.

1. Gather your Materials

  • Electric steamer
  • Putty knife
  • Safety goggles
  • Rubber gloves
  • Scoring tool (if necessary)
  • Soap
  • Water
  • Rags

2. Set Up the Steamer

Follow the manufacturer’s directions to prepare the steamer. You’ll add water to the steamer and let it heat up before beginning. Be sure to wear protective gloves and long sleeves so you don’t get burned by the steam or drips of hot water.

3. Steam the Wallpaper

Hold the steamer to the wallpaper to loosen the adhesive. If you have drywall, be careful not to oversteam. Scrape the wallpaper off with a putty knife. If the steam doesn’t penetrate the wallpaper, use a scoring tool to make small holes in the paper. Continue the process of steaming and scraping until all the wallpaper is removed.

4. Clean the Walls

Clean off any residue with soap and water. Allow the walls to dry completely.
