BALLOON FIESTA® LIVE! SIESTA EDITION

October 3, 2020 - October 11, 2020

Balloon Fiesta Live is the live-streamed program that broadcasts each session during Balloon Fiesta week. The Siesta Edition will feature expert commentary by long-time announcers/balloonists Glen Moyer and Art Lloyd Jr. in addition to video highlights from past Balloon Fiestas, live interviews with balloonists and Balloon Fiesta officials, and even offer specials on Balloon Fiesta merchandise. The Balloon Fiesta Live! team will also feature live shots of balloon launches and flights when available. On October 3 and 4, 2020, many hot air balloon pilots will join together as a symbol of thanks to frontline and essential workers, with a balloon launch called Lifting Spirits Around the World. Independent balloonists from around the world will take flight on these two days, flooding social media with pictures and videos of their flights.

DAY OF THE TREAD

October 25, 2020

Day of the Tread is a 'Day of the Dead – Halloween', themed bicycling event for cyclists of all ages and skill levels. There is truly something for everyone. October is National Fire Safety Month

The recent forest fires on the west coast of the US has many people thinking about fire safety. But you don't need a forest fire to start a home fire. October is National Fire Safety Month, and now is a great time to review your plans to keep your family and home safe from fire. In fact, you should regularly review your fire safety plans. Nobody wants to dwell on what can happen in a house fire. But planning for that possibility can save lives.

Here are a few things to plan for and consider:

Smoke Alarms

  • Install smoke alarms outside every bedroom or any area where someone sleeps. Also install them in furnace areas. Be sure there is at least 1 alarm on every level of your home, including the basement, or at each end of a mobile home.
  • Place smoke alarms away from the kitchen and bathroom. False alarms can occur while cooking or even showering.
  • Test smoke alarms every month by pushing the test button. It is best to use smoke alarms that have long-life batteries, but if you do not, change the batteries at least once a year, such as when you change your clocks in the fall.
  • Replace smoke alarms every 10 years.
  • Never paint a smoke alarm.
  • Clean (dust or vacuum) smoke alarms once a month.
  • Use smoke alarms equipped with a flashing light and an alarm in homes with children or adults who are hard of hearing or deaf .

Fire Drills

Even young children (3 and older) can begin to learn what to do in case of a fire.

  • Install at least 1 smoke alarm on every level of your home.
  • Have an escape plan and practice it with your family. This will help you and your family reach safety when it counts. When a fire occurs, there will be no time for planning an escape.
  • Draw a floor plan of your home. Discuss with your family 2 ways to exit every room. Make sure everyone knows how to get out and that doors and windows can be easily opened to permit escape. If you live in an apartment building, never use an elevator during a fire. Use the stairs!
  • Agree on a meeting place. Choose a spot outside your home near a tree, street corner, or fence where everyone can meet after escaping. Teach your children that the sound of a smoke alarm means to go outside right away to the chosen place.
  • Know how to call the fire department. The fire department should be called from outside using a portable phone or from a neighbor's home. Whether the number is 911 or a regular phone number, everyone in the family should know it by heart. Make sure your children know your home address, too. Teach your children that firefighters are friends and never to hide from them.
  • Practice, practice, practice. Practice your exit drill at least twice a year. Remember that fire drills are not a race. Get out quickly, but calmly and carefully. Try practicing realistic situations. Pretend that some exits or doorways are blocked or that the lights are out. The more prepared your family is, the better your chances of surviving a fire.

Of course there's nothing anyone can do to prevent a fire from occurring 100%. But with some planning and preparation, you can escape a house fire alive and safely.

Get Your Albuquerque Home Ready For Fall

Autumn is almost here in Albuquerque. That means it's time to start getting your home ready for the colder month.  Doing a round of simple fall maintenance chores now can save you time, money, and stress when the cold weather comes.

Here are five fall home maintenance activities to start thinking about this weekend.

Clean your gutters

Depending on how many trees you have near your home, you may need to check and clean your gutters more than once to keep your home safe from flooding. This will ensure that they are ready for the fall and winter season.

Check your chimney

Make sure your chimney is clear before you make your first fire of the season. "Creosote buildup causes chimney fires," said Family Handyman. "You should have your chimney professionally inspected or cleaned after every 70 fires. If you burn wet wood (which you shouldn't), have it inspected or cleaned every 50 fires. Don't remember the last time you had it cleaned by a pro? A quick way to tell if your chimney needs cleaning is to run the point of your fireplace poker along the inside of your chimney liner. If you find a 1/8-in. layer (or more) of buildup, call a chimney sweep."

Check your roof

Storms, wind, and rain over the past year could have caused damage you haven't noticed. You definitely don't want to wait for the weather to get nasty to find out you have a leak. If you're not comfortable on a ladder or just want a professional eye, a pro roofer will typically charge you under $100 to check it out.

Seal it up

There are three important reasons to make sure your home is air tight:

  • Keeping moisture out
  • Keeping critters out
  • Keeping warm air in.

Critters can enter homes during the fall to seek warmth and protection.  Walk around the exterior looking for ways small animals can enter your house and seal them off. A mouse can wriggle through an opening as small as a dime, so look carefully for those small holes.

Sealing up holes and cracks can also make your home more efficient so that it takes less effort and money to keep warm in the winter. All you need in most cases is weather stripping and caulking.

Disconnect garden hoses from faucets

When the temp gets close to freezing, you should disconnect your hoses. This simple task can potentially save you a lot of heartache later. Leaving them attached can cause water to back up in the faucets and in the plumbing pipes just inside your exterior walls. If the temperature drops below freezing, that water could freeze, expand, and crack the faucet or pipes. Make this an early fall priority so a sudden cold snap doesn't sneak up and cause damage.

Petroglyph National Monument

  • The national park has many trails available for dogs and their owners. Being a national park, make sure your dog doesn’t run into snakes and other wildlife and bring them an ample amount of water!

Sandia Crest Trail No. 130S

  • A beginner to intermediate hike along the gorgeous Sandia Mountains. Get to the end and admire the Sandia Crest!

El Morro National Monument

  • You will not be disappointed with the sandstone bluff that are an estimated 200 feet.

Highland Park

  • A quaint park that has ample picnic opportunities and is ideal for families looking to walk around and enjoy the scenery.

Wheeler Peak via Williams Lake Trail

  • This trail is about 8.2-miles and is rated as quite difficult. Located near Taos Ski Valley, dogs and horses are both allowed on the trail.

Williams Lake Trail

  • A local favorite. This moderate 4.2-mile trail runs along the lake and is near Toas Ski Valley. It is recommended for use between May and September.

Remember to keep in mind that all parks and trails require dogs to stay on a leash and be picked up after. Enjoy all of the impending adventures that you and your pup are sure to enjoy all year long!

Keep Yourself From Becoming "House Poor"

Have you heard of the term "house poor"? If you are house poor, it simply means that you're spending most of your income on things related to your home. This is more than just the mortgage. It includes things like maintenance, utilities, insurance, and taxes. When you’re house poor, you can’t afford many other things, and certainly not big extras like vacations.

When you buy a home in Albuquerque, you need to know what you realistically can afford to keep from being house poor. One of the biggest mistakes home buyers make is being too ambitious and taking on a home that's too expensive, as well as not anticipating other expenses.

Here are some ways to buy a home in Albuquerque that you can reasonably afford and lower your risk of being house poor.

Crunch the Numbers

Before you ever start the actual process of shopping for homes, look at the numbers.

You’ll need to take into account how much your household earns every month. Then, outline all of the housing costs, which include:

• The down payment
• Property taxes
• Homeowner’s insurance
• Utilities and maintenance

Tally up all of the expenses that you currently have to pay every month. Then, look at your discretionary spending and include that as well. Including that discretionary spending is important and sometimes overlooked. It’s those extras that you want to be able to continue to pay for, even when you buy a home.

Follow the 28/36% Rule

Many financial professionals advise that you spend no more than 28% of your gross monthly income on your housing expenses. You should also plan to spend no more than 36% on your total debt, including not just your home loan but your credit cards, car loan, and student loans.

Affordability Considerations

Some of the things that you should think about beyond your income and expenses include:

• How much savings do you have set aside? You want to have a reserve of cash in case something happens, and if your down payment or mortgage costs are going to dip into your savings, that can be a problem.
• How much of a down payment can you afford? The traditional wisdom is that you put 20% down, but there are loans with options to put as little as 3% down. Remember that the lower the down payment, this higher your monthly payments will be.
• Is there a different type of mortgage outside of a traditional bank loan that you might qualify for? For example, FHA loans are backed by the Federal Housing Administration and you may qualify with a lower credit score and down payment compared to a traditional loan.

Take Steps to Get a Competitive Interest Rates

Interest rates are at an all-time low. Even so, try to get the most competitive rates you can. Having a strong credit score will help. Before you buy a home, look at your credit report, and clean it up if necessary. Try to minimize how much debt you have compared to your income.

Err on the Side of Caution

When you start looking at homes, you should always err on the side of caution. Keep your house hunt focused on the lower end of what you can technically afford. If you’re a first-time home buyer in Albuquerque, it can be tempting to want to go all-in with the belief that you’re buying your forever home. Your life can change over the years, and your first home is probably not your forever home.

Focus on finding a starter home for sale in Albuquerque that works for your current needs. You can’t just think about your current income either. Think about what might happen if you lost your job or your partner lost their income. How would that change the equation?

Finally, one option that can help you better stay within your budget is buying a fixer-upper. You can find a great deal, and then you have the option to gradually create the home of your dreams as your budget allows, rather than having to go all-in right away.

Some home sellers may be inclined to completely redo the kitchen when they sell their home. But you don't necessarily need to make expensive changes to your kitchen to make it stand out. Here are some affordable tips that will help you make your kitchen shine.

A well-organized kitchen:

  • Must be clean and smell good.
  • Must look spacious and unencumbered. There is enough space in the drawers and cupboards.
  • Must be tastefully decorated: there should be no ugly or dated objects.
  • Must be welcoming: the buyer must be able to easily imagine using it and appreciate the space.
  • Must be alive without being messy.

Have your kitchen cleaned by a professional

Yes, this may cost some money, but it's still less expensive than a complete makeover and will make a huge difference. Yes, you could clean it yourself, but can you clean it as well as a pro?
