Keep Yourself From Becoming "House Poor"

by Sandi Pressley

Have you heard of the term "house poor"? If you are house poor, it simply means that you're spending most of your income on things related to your home. This is more than just the mortgage. It includes things like maintenance, utilities, insurance, and taxes. When you’re house poor, you can’t afford many other things, and certainly not big extras like vacations.

When you buy a home in Albuquerque, you need to know what you realistically can afford to keep from being house poor. One of the biggest mistakes home buyers make is being too ambitious and taking on a home that's too expensive, as well as not anticipating other expenses.

Here are some ways to buy a home in Albuquerque that you can reasonably afford and lower your risk of being house poor.

Crunch the Numbers

Before you ever start the actual process of shopping for homes, look at the numbers.

You’ll need to take into account how much your household earns every month. Then, outline all of the housing costs, which include:

• The down payment
• Property taxes
• Homeowner’s insurance
• Utilities and maintenance

Tally up all of the expenses that you currently have to pay every month. Then, look at your discretionary spending and include that as well. Including that discretionary spending is important and sometimes overlooked. It’s those extras that you want to be able to continue to pay for, even when you buy a home.

Follow the 28/36% Rule

Many financial professionals advise that you spend no more than 28% of your gross monthly income on your housing expenses. You should also plan to spend no more than 36% on your total debt, including not just your home loan but your credit cards, car loan, and student loans.

Affordability Considerations

Some of the things that you should think about beyond your income and expenses include:

• How much savings do you have set aside? You want to have a reserve of cash in case something happens, and if your down payment or mortgage costs are going to dip into your savings, that can be a problem.
• How much of a down payment can you afford? The traditional wisdom is that you put 20% down, but there are loans with options to put as little as 3% down. Remember that the lower the down payment, this higher your monthly payments will be.
• Is there a different type of mortgage outside of a traditional bank loan that you might qualify for? For example, FHA loans are backed by the Federal Housing Administration and you may qualify with a lower credit score and down payment compared to a traditional loan.

Take Steps to Get a Competitive Interest Rates

Interest rates are at an all-time low. Even so, try to get the most competitive rates you can. Having a strong credit score will help. Before you buy a home, look at your credit report, and clean it up if necessary. Try to minimize how much debt you have compared to your income.

Err on the Side of Caution

When you start looking at homes, you should always err on the side of caution. Keep your house hunt focused on the lower end of what you can technically afford. If you’re a first-time home buyer in Albuquerque, it can be tempting to want to go all-in with the belief that you’re buying your forever home. Your life can change over the years, and your first home is probably not your forever home.

Focus on finding a starter home for sale in Albuquerque that works for your current needs. You can’t just think about your current income either. Think about what might happen if you lost your job or your partner lost their income. How would that change the equation?

Finally, one option that can help you better stay within your budget is buying a fixer-upper. You can find a great deal, and then you have the option to gradually create the home of your dreams as your budget allows, rather than having to go all-in right away.

Make Your Kitchen Sparkle for a Fast Home Sale

by Sandi Pressley

A clean and shiny kitchen is a big selling point for any home for sale in Albuquerque. The kitchen is one of the most important rooms in the house. Some home sellers may be inclined to completely redo the kitchen when they sell their home. But you don't necessarily need to make expensive changes to your kitchen to make it stand out. Here are some affordable tips that will help you make your kitchen shine.

A well-organized kitchen:

  • Must be clean and smell good.
  • Must look spacious and unencumbered. There is enough space in the drawers and cupboards.
  • Must be tastefully decorated: there should be no ugly or dated objects.
  • Must be welcoming: the buyer must be able to easily imagine using it and appreciate the space.
  • Must be alive without being messy.

Have your kitchen cleaned by a professional

Yes, this may cost some money, but it's still less expensive than a complete makeover and will make a huge difference. Yes, you could clean it yourself, but can you clean it as well as a pro?

Be very sensitive to odors

Before any showing, remove all trash cans, recycling bags and pet accessories, and be sure to clean the inside and bottom of the bins. Spread a lemon under your trash. Make sure to thoroughly clean your fridge and remove outdated items. Every little smell can add up, so be sure to address all possible sources of odors.

A fresh coat of paint

A fresh coat of paint on the walls and cabinets can do wonders for a dated kitchen. Whether you paint it yourself or have a pro do it, it's worth the money.

Windows

Clean the windows, both inside and out. Even if you have nice curtains, consider removing them or making sure they're open during showings.

Make a clean space on the counter

A toaster and coffee maker are the only things you should stay on the counter. Everything else must be tidy.

Store the pantry

Reduce the contents of your pantry until there is empty space on each shelf. Arrange the remaining items in matching boxes or baskets. It may be necessary to remove food, but remember that a well presented kitchen is not necessarily a practical kitchen.

Organize your wall shelves

Wall shelves can be both a curse and a blessing. They can be very beautiful, but are a real challenge when it comes to keeping them in order. The goal with your wall shelves should be to show buyers that they can be useful and beautiful. Leave some empty space on your shelves and expose only the matching dishes you use every day. The best option is once again the white dishes and the transparent glasses.

Put nice soaps and dishwashing liquids in a tray

Dispose of old sponges and dishwashing liquids, and replace them with an original soap, a nice dishwashing liquid dispenser and a lotion, all well presented on a tray.

Make the tap shine

A clean and bright faucet always makes a good impression. Also be sure to repair any leaks.

Buy fresh fruit

Everything that is ripe and pretty will do the trick. Choose beautiful fruits and arrange them in a basket, a salad bowl or in a cake dish.

Add fresh flowers and other green plants

Just like the fruit basket, freshly cut flowers, branches or aromatic plants in jars bring life to your kitchen.

Exhibit your finest cookbooks

Cookbooks are an accessory that makes cooking attractive and useful. But think of sorting in your books: keep a single row, taking care to choose books in good condition. If you do not have a shelf, you can have a small stack on the worktop.

Is an Accesory Dwelling Unit (ADU) Right for You?

by Sandi Pressley

Accessory dwelling units have been around for a while. You might call them granny flats, in-law units, tiny homes, or carriage houses. These little homes can solve a number of issues, such as making a good retirement home, or if you want your parents to live close to you so you can take care of them. Accessory dwelling units (ADUs) can be located within the primary dwelling such as a basement or attic, be attached to the primary dwelling, or be structurally separate from the primary dwelling. ADUs usually contain a separate kitchen and bathroom. ADUs can be traced back to the early 20th century, when they were a common feature in single-family housing. Many ADUs were created by middle-aged or older persons seeking to take in boarders after their children moved out.

What should you know if you plan to build an ADU in Albuquerque?

Types of ADUs

There are several ways you can build an ADU. They include:

  • Detached new construction ADUs, also sometimes called backyard cottages, granny flats, laneway houses, or DADUs.
  • Garage conversion ADUs
  • ADUs above a garage or workshop, or attached to it.
  • Addition ADUs or “bump-out ADUs”:
  • Basement conversion ADUs, also commonly called basement apartments, mother-in-law units, in law units, secondary suites, English basements, accessory apartments, and a host of other names.
  • Internal ADUs, where part of the primary house besides the basement is converted to an ADU.

Cost

It comes as no surprise that building an ADU is cheaper than building a regular home. But it's still a considerable investment. An ADU that includes a kitchen and bathroom typically start at $80,000 and can quickly move up from there. Depending how elaborate the structure is you can end up spending as much as $150,000 or more.

In addition to the cost of construction, you need to consider permits. Many homeowners may end up building illegal accessory dwellings because they realize how much permits cost. So make sure that you check the permit fees before you build.

Regulations

If you want to build an ADU in Albuquerque or the surrounding area, you should check current local regulations before you build as they are subject to change. In general, in New Mexico most regulations include the following guidelines:

  • It must have a room which is at least 70 sq. ft and no less than seven ft in any direction (including the ceiling)
  • Each tiny house must have sanitary facilities (toilet, sink, and either a bath or shower)
  • The bathroom and kitchen sink have to have both hot and cold water
  • The plumbing fixtures must be connected to an approved sewage system
  • The whole structure has to sit on a foundation which is considered permanent
  • It needs to meet the requirement of the New Mexico Energy Conservation Code
  • There are a number of things which must be included, and which need to be regulated, such as:
    • Windows
    • Permanent heating facilities
    • Wall-switch lighting
    • Bathroom windows or exhaust fans
    • Smoke alarms
    • A door (leading to the outside) which must be at least 32 inches wide and 78 inches high

Building an ADU on your property can certainly be a good way to address your family's needs. Just make sure you do your research and are ready to make the investment.

Buying or Selling a Home in Albuquerque During the Pandemic

by Sandi Pressley

As you well know, the pandemic has impacted every industry, including the the real estate industry. The way people buy and sell homes has changed quite a bit as a result. The interesting twist in all of this is that the demand for housing hasn't fallen, despite expectations that it would. In fact, the demand seems to has gone up.

Many people in Albuquerque are looking for more space, and for obvious reasons. We are all spending much more time in our homes, as well as working from home. And since more people are working remotely, they have the options to widen their search since they don't have the commute they use to. Who knows if this will be a permanent situation. But in the end, things will be different when the pandemic pass, and home buyers are keeping that in mind when searching for a home in Albuquerque.

Whether you plan to buy or sell a home in Albuquerque, you need to be aware fo how much the market has changed. This will allow you to find the right home for your needs.

Here are a few things to keep in mind when buying or selling a home in Albuquerque during the pandemic.

Know the Local Albuquerque Real Estate Market

Keep in mind that local real estate markets vary from place to place. Right now in Albuquerque, there are plenty of homes for sale. That means that Albuquerque has a great selection of homes for home buyers looking for a home that better suits their needs. This is not even including the surrounding communities such as BernalilloCorralesRio Rancho, and others. These surrounding areas in Albuquerque give home buyers more options, as commuting is not as much as an issue as it once was for many people who can now work from home.

The Changing Loan Market

It's taking a bit longer for loans to go through now due to the pandemic, as some parts of the home loan market are not operating at full capacity. This is causing a backlog in processing loans. To add to this load, traditional lenders are trying to process SBA loans under the Payroll Protection Program (PPP), placing home loans lower on the priority list.

This means that has a home buyer in Albuquerque, you need to be patient. Interest rates are still historically low. If you are looking to buy a home in Albuquerque that you plan on living in for the next few decades, you could end up saving thousands of dollars over the life of the loan.

Questions About Employment Are Common

Finally, you should expect a lot of questions about the status of your employment. Since tens of millions of people have filed for unemployment since the pandemic started, lenders are just as strict as ever when it comes to making sure their borrowers have the capacity to pay back their loans. You might even be asked to submit pay stubs every two weeks instead of the traditional six weeks.

The Real Estate Market in Albuquerque Is Strong

The COVID-19 pandemic has forever changed how people look at the process of buying and selling homes. Right now, everyone needs to expect the unexpected. The good news is that for both buyers and sellers in Albuquerque, there are still significant opportunities.

Contact us today to help you buy or sell your next home in Albuquerque. Looking for the perfect home for sale in Albuquerque? Our easy-to-use home search tool can help you start the process. Join us twice a week on our blog for more real estate advice and great reasons to buy a home in Albuquerque and the surrounding area. Follow us on Facebook for the latest Albuquerque real estate updates.

Avoid These Mistakes When Selling a Home in Albuquerque

Selling your home in Albuquerque can be an exciting time, but there's a lot of things to keep in mind so that the process goes smoothly as you transition to your new home. Here are a few common mistakes for you to avoid in hopes to keep the selling process as efficient and stress-free as possible.

1. Setting a price for your home without doing research or working with a real estate agent is the first mistake to avoid. Home prices are based on a number of factors, such as comparable sales in your Albuquerque neighborhood, the time of year, current available inventory, and much more.

2. On that same note, the next mistake to avoid is pricing your home too high off the bat. We can tell you from experience that overpricing a listing will yield fewer showings. Also, we know that homes for sale in Albuquerque sell closer to their asking amount if they are priced correctly at the start of the listing.

3. Another mistake regarding pricing your home for sale is setting a strange listing price. In other words, don't set your price for your $400k home at $402,289. Not only is that odd, but it will keep your home from being seen if a home buyer is searching for homes in the price range below $400,000.

4. Overpricing your home because you have more time to sell it is also a mistake. Some may think that they can list their home at a higher price and wait for the right buyer to come along who will pay it. Yet the longer your house sits on the market, the less likely you are to get showings and in return the more difficult it becomes to attain that higher asking price.

5. Becoming emotionally involved in the selling process is another mistake that's easy to make. You have probably lived in this home for years and have emotional connections to it. But you need to remember that this is a business transaction, and you should not take it personally if you get a low offer on your listing. View this as an opportunity to negotiate with the potential buyer to see if you can settle on a number that works for both parties.

6. Even in the best seller’s market, you need to stay away from the mindset that the house will sell itself. Anytime a listing goes live, you need to ensure that the home is properly staged and marketed to ensure it is appealing to potential buyers.

7. Finally, the last mistake to avoid is trying to sell your home on your own. Studies have shown that homes for sale in Albuquerque stay on the market longer and sell for far less when people do not work with a real estate agent.

Mistakes to Avoid When Flipping a Home in Albquerque

by Sandi Pressley

Is flipping homes in Albuquerque a good way to make money? Many people are looking for new ways to bring in an income, and flipping homes may sound like a smart business move. It can be, but only if you do it right. Flipping homes ends up being harder and more expensive than most people realize. And if you think it's a way to get rich quick, then now is a great time to drop that perception. Flipping homes should be treated like any small business, as it requires time, money, planning, patience, skill, and effort.

Here are some mistakes to avoid if you plan to flip a home for sale in Albuquerque:

Not Enough Money

It goes without saying that real estate is expensive. Plus, if you need to finance the home, then you'll being paying interest, which adds up over time.

Although the interest on borrowed money is still tax-deductible even after the passage of the Tax Cuts and Jobs Act, it is not a 100% deduction. Every dollar spent on interest adds to the amount you'll need to earn on the sale just to break even.

And if you use a mortgage or home equity line of credit (HELOC) to finance your flip-house purchase, only the interest is deductible. The principal, taxes and insurance portions of your payment are not.

You need to make sure you research your financing options to find a mortgage type that bests suits your needs.

It's also not as easy to make a profit as it used to be. Profit margins have shrunk over the years. That doesn’t mean there isn’t money to made, but it does mean that you need to be more careful.

It also costs money to fix up a home. Keep in mind that the sale price needs to be more than the combined cost of buying the home, holding the home, and the cost of renovations.

Not Enough Time

Time is the other major investment to consider when flipping a home. It can take months to find the right property in Albuquerque. Then you have to take to to fix it up to sell. When you're done with the work, you then need to schedule inspections to make sure the property complies with applicable building codes before you can sell it. If it doesn't, you'll need to spend more time and money to bring it up to par.

If you work a regular job, then you'll have to spend your free time to do the renovation work. Even if you hire professional help, you still need to spend time to supervise the work. And of course, the money you spend on help will cut into your profit.

Then comes the selling process. We can help you sell your home quickly and for the best price. But that process still takes time, sometimes weeks or months.

Not Enough Skills

If you're a professional builder, carpenter, or plumber, then flipping a home will come much easier, as you already know how to fix up a home. You may also have a union job that provides an unemployment check, which will let you work on the home on the side.

The best way of making money when flipping a house is through good old-fashioned sweat and effort. If you're handy with a hammer, enjoy laying carpet, and can hang drywall, roof a house, and install a kitchen sink, you've got the skills to flip a house.

On the other hand, if you don’t know a Phillips-head screwdriver from a flat screwdriver, you will need to pay a professional to do the renovations and repairs. And that will reduce the odds of making a substantial profit on your investment.

In the end, flipping a home takes time, money, and patience. If you have all three of those things, then you can make a success out of flipping homes in Albuquerque.
