Stressful Mistakes to Avoid When Moving in Albuquerque

by Sandi Pressley

Moving is a process that few of us find relaxing and stress-free. But it's a part of life, and there's no getting around it. So the question becomes how we can make moving a less stressful experience.

When you move in or out of Albuquerque, the way to keep stress at a minimum is to plan and avoid predictable mistakes. Every step in the moving process has the potential for mistake that can make your move a nightmare.

If you're buying or selling a home in Albuquerque, avoiding these mistakes will help you prepare for your move and make it a more bearable experience.

1. Hiring a dishonest mover.

Moving scams are an unfortunate reality and something that you need to be on the lookout for when hiring a mover. As with hiring any professional, you need to do your homework. resources such as The Better Business Bureau, Angie's List, the New Mexico transportation regulator, and the U.S. Department of Transportation, along with relatives, friends, neighbors and colleagues are all good sources of information. And make sure to read online reviews.

Of course you can skip hiring movers and do it yourself. Just make sure you can handle it and have enough help.

2. Messing up the quotes.

A good moving company will send someone out to your home to give you an estimate. It makes good business sense for both parties, so if they don't offer to come out, then look for another mover.

And don't just get one quote, get several. You can use these quotes to find the most affordable option, or negotiate for a lower price from a mover you prefer. Always make sure to get a moving estimate in writing.

3. Packing too much stuff.

The longer you've lived in a home, the more stuff you're likely to accumulate. Now is the time to go through everything and get rid of the things you just don't need. Separate them by items you can donate, sell, or just need to throw away or recycle. You can have friends and relative go through your donate pile or throw a garage sale if you have the time (and patience). Use the one-year rule and you'll be surprised how much stuff you don't need.

4. Failing to schedule your move well in advance.

Moving companies can get booked up fast, especially in Spring and Summer. Try to schedule your move as far in advance as you can, preferably weeks or months. You don't want to be scrambling to find a mover the day before you're supposed to head out. Moving already is stressful enough without adding that frustration.

5. Ignoring the need to pack ahead of time.

Packing is another task that you should start as soon as you can, instead of at the last minute. After you've got rid of unneeded items, you can box the things you don't use every day or won't need until after you move, such as seasonal clothes.

See if you can enlist help from friends and family. If that's not an option, perhaps you can hire help.

Clean Your Attic for a Faster Sale

by Sandi Pressley

Want a way to get more money from selling your home in Albuquerque? A clean attic can make a big difference.

You may just think of your unfinished attic as storage, so who cares if it's clean? But it can be a huge collector of junk and dirt. Whether you sell your home or not, a clean attic can make a big difference in the usefulness of your home. It can also impact your health for better or worse.

All that dust, dander, and mold can add up and irritate your lungs, and possibly make you sick. These allergens come into the rest of the house through ceiling hatches, doors, recessed lights, and heating and cooling systems (especially if they’re located in your attic).

Cleaning your attic will also let you put some great ideas to work to get more from this often neglected space.

Here's some helpful tips to get that attic clean and being a more useful space.

Attic Cleaning Basics

  • Dust walls, window frames, and rafters with an electrostatically charged cloth (think Swiffer) or duster, which grab twice as much dust as cotton cloths. Don’t forget to dust exposed roof trusses, attic fan blades, light bulbs, fixtures, hatches, and door frames.
  • Vacuum with a HEPA (high-efficiency particulate air) filter vacuum cleaner, which channels all vacuumed air through a filter designed to remove even microscopic particles. A less expensive choice: Install a top-quality, high-efficiency filter bag in your vacuum.
  • Line shop vacuums with a plastic bag, which traps irritants and makes debris disposal easy.
  • Wear a National Institute of Occupational Safety and Health (NIOSH) mask, which filters a high percentage of airborne particles.
  • If you suffer from asthma and allergies, hire a professional to remove the debris. There's no reason to risk your life. A clean attic is even more important for your health, but the cleaning process can be even more risky if you deal with asthma and allergies. A professional can remove that risk and make your attic a safer place for you.

Keeping Irritants Out of Your Attic

Preventing mold growth and sealing out insects and vermin helps reduce irritants in your attic.

Mold: Moisture can leak into your attic from a number of sources, such as roof leaks and old caulking. After a big storm, inspect your roof for missing shingles and fix any missing or broken ones immediately.

Don’t bother buying a home mold test kit, which may register mold spores that are constantly in the air anyway. If you suspect mold, or can see a mold-covered area that’s larger than about 10 sq. ft., call a certified indoor air quality professional to evaluate your situation.

Dust: Many of those tiny dust mites you see floating around are really dust mite particles, roach parts, and vermin dander made of dried saliva, urine, and feces.

These dust proteins can trigger allergic reactions, so search for tiny cracks and openings in your roof, walls, and windows where vermin and insects can enter. Seal attic air leaks with caulk and polyurethane foam, and repair any holes in attic ventilation screens that are under the eaves and in gable ends.

A clean attic can pay huge dividends and help you sell your home in Albuquerque even faster. It's definitely worth your time and effort.

Make Your Kitchen Sparkle for a Fast Home Sale

by Sandi Pressley

A clean and shiny kitchen is a big selling point for any home for sale in Albuquerque. The kitchen is one of the most important rooms in the house. Some home sellers may be inclined to completely redo the kitchen when they sell their home. But you don't necessarily need to make expensive changes to your kitchen to make it stand out. Here are some affordable tips that will help you make your kitchen shine.

A well-organized kitchen:

  • Must be clean and smell good.
  • Must look spacious and unencumbered. There is enough space in the drawers and cupboards.
  • Must be tastefully decorated: there should be no ugly or dated objects.
  • Must be welcoming: the buyer must be able to easily imagine using it and appreciate the space.
  • Must be alive without being messy.

Have your kitchen cleaned by a professional

Yes, this may cost some money, but it's still less expensive than a complete makeover and will make a huge difference. Yes, you could clean it yourself, but can you clean it as well as a pro?

Be very sensitive to odors

Before any showing, remove all trash cans, recycling bags and pet accessories, and be sure to clean the inside and bottom of the bins. Spread a lemon under your trash. Make sure to thoroughly clean your fridge and remove outdated items. Every little smell can add up, so be sure to address all possible sources of odors.

A fresh coat of paint

A fresh coat of paint on the walls and cabinets can do wonders for a dated kitchen. Whether you paint it yourself or have a pro do it, it's worth the money.

Windows

Clean the windows, both inside and out. Even if you have nice curtains, consider removing them or making sure they're open during showings.

Make a clean space on the counter

A toaster and coffee maker are the only things you should stay on the counter. Everything else must be tidy.

Store the pantry

Reduce the contents of your pantry until there is empty space on each shelf. Arrange the remaining items in matching boxes or baskets. It may be necessary to remove food, but remember that a well presented kitchen is not necessarily a practical kitchen.

Organize your wall shelves

Wall shelves can be both a curse and a blessing. They can be very beautiful, but are a real challenge when it comes to keeping them in order. The goal with your wall shelves should be to show buyers that they can be useful and beautiful. Leave some empty space on your shelves and expose only the matching dishes you use every day. The best option is once again the white dishes and the transparent glasses.

Put nice soaps and dishwashing liquids in a tray

Dispose of old sponges and dishwashing liquids, and replace them with an original soap, a nice dishwashing liquid dispenser and a lotion, all well presented on a tray.

Make the tap shine

A clean and bright faucet always makes a good impression. Also be sure to repair any leaks.

Buy fresh fruit

Everything that is ripe and pretty will do the trick. Choose beautiful fruits and arrange them in a basket, a salad bowl or in a cake dish.

Add fresh flowers and other green plants

Just like the fruit basket, freshly cut flowers, branches or aromatic plants in jars bring life to your kitchen.

Exhibit your finest cookbooks

Cookbooks are an accessory that makes cooking attractive and useful. But think of sorting in your books: keep a single row, taking care to choose books in good condition. If you do not have a shelf, you can have a small stack on the worktop.

Many home sellers are understandably concerned about a looming recession and how it will impact their ability to sell their home in Albuquerque. But just because there may be a recession doesn't mean your home won't sell. It just means there are things to consider to make sure your home is as competitive on the market as possible. Right now, we are in what's considered a buyer's market, which means you'll need to do mare to attract buyers.

Here are 3 main factors to look at:

Pricing

Strategically pricing your home for sale in Albuquerque means the difference between making and breaking the sale. In a buyer’s market, getting the price right is critical.

While market value is based on the sales prices of similar homes in your neighborhood, in a buyer’s market it pays to be aware of your competition. This means looking at homes for sale in your area online. If you find one that is priced comparable to yours, you’ve found your main competitor. If it’s in far better condition than yours, you have two choices, upgrade your home similarly, or adjust the price of your home. We can help you decide which of these two choices would be more advantageous.

Flexibility

Due to new rules regarding social distancing, you will need to be more flexible when it comes to showing your home. No matter what, you home should always be kept clean. Photos will need to be taken to show your home online, as more people will be using our website to look at your home. And in the event that your home will be shown in person, you need to be able to make it ready to view and have arrangements to be safely away from your home during a showing.

Concessions

Home buyers can become unreasonable when they know they are in the driver’s seat. They may ask for personal property to be included in the sale, such as furniture or play equipment. They may ask for credit for carpet or vinyl replacement even if there’s not a thing wrong with the existing floorcovering except that the buyer doesn’t like the color or pattern.

There is no rule about how to handle these situations, since just about everything in a home sale is negotiable when it comes to concessions. If it will pave the way to a smooth and quick closing, many homeowners are more than happy to accommodate the buyers’ requests, as long as they’re reasonable.

Unfortunately, you may need to sell your home when the market is stacked against you. Get your price right, be flexible and have plenty of patience and you’ll get through it.

Rising Home Prices in Albuquerque Benefit Home Sellers

by Sandi Pressley

If you plan to sell your home in Albuquerque, there's good news. Home prices are increasing, not only in Albuquerque, but in 94% of the major metro areas in America. Here in Albuquerque in the fourth quarter, appreciation climbed by 11%. This was higher than the average gain of 6.6% for the rest of the nation during that same period.

According to a report by the NAR, home buyers in general could more easily afford a mortgage due to lower mortgage rates, which on average was 3.76% for a 30-year fixed mortgage. When you combine those two factors, that means that more home buyers can afford to buy a home, even though prices are appreciating. That's a great combination for home sellers in Albuquerque!

First-time home buyers also have good news, as they also saw an expansion in affordability last quarter, according to the same report. The average monthly mortgage payment for first time buyers went down to $1,006, provided they had a 10% down payment.

The Albuquerque housing market forecast ending with the 3rd Quarter of 2021 is also positive. LittleBigHomes.com estimates that the probability for rising home prices in Albuquerque, NM is 82% during this period. If this Housing Market Forecast is correct, home values will be higher in the 3rd Quarter of 2021 than they were in the 4th Quarter of 2019.

The bottom line is that if you plan to sell your home in Albuquerque, now is as good of a time as any. But if you're not ready to sell, there's also a good chance that your home's value will continue to increase over the next couple of years, if predictions hold true.

What about buying a home in Albuquerque? This is also a great time for Albuquerque home buyers, as this is a good time to buy a home before prices increase. Again, if prices continue to increase, that means your home equity will increase as well.

If you're thinking about buying or selling a home in Albuquerque, call Sandi Pressley and her team today. Their unmatched knowledge of the Albuquerque real estate market will help you benefit from this current market trend, and to make a solid investment to benefit from the growing Albuquerque real estate market.

Tips for Selling Your Albuquerque Home in Winter

by Sandi Pressley

You may think that selling your Albuquerque home during the winter may be more challenging than in the summer. Yet there are actually advantages when selling your home during the colder months. There are fewer homes on the market to compete with. Yet, there are still buyers on the market, with a wide variety of reasons why they need to buy a home Albuquerque. Winter is also a great time to show off how family friendly and cosy your home can be. Here are some tips on how to do this.

Welcome Buyers Home

Making your front door welcoming is a huge way to make a great first impression. You can make your entrance appealing with a wreath or garland that's appropriate for the winter months. Perhaps leave up the Christmas lights a little longer, at least around the door. You can put plant urns with festive greenery with silver ball ornaments tucked inside, then add some gold, red, or green ribbon. Whatever you do, make the front door an appealing portal to the rest of your home.

Make the Good First Impression a Lasting One

Now that you've got the potential buyer thought your inviting entrance, you want to keep that great impression going. Make sure the heat is on and your home is at a comfortable temperature, or that first impression may take a nose-dive. You want to make the buyer want to linger a little longer and feel like it's their home.

Warm it Up

Add a little more warmth with some candles and potpourri in the main rooms. Go with popular scents like vanilla or cookies. You can also simmer a pot of cider on the stove for added effect on really cold days.

Use the Fireplace

If you have a fireplace, that's a great way to add a glow to your home during a viewing.

Don’t Forget the Exterior

During the winter, you may have to pay more attention to the exterior than in the summer. If there's been some inclement weather, make sure you check to make sure your siding is clean. Washing siding with soapy water can make a huge difference.

Manage the Foliage

Make sure you trim any trees or shrubs around the entrance and walkways. It certainly won't hurt them either. It will keep the landscaping in front of your home looking well maintained and manicured.

Don't Make These Mistakes When Selling Your Home in Albuquerque

by Sandi Pressley

Selling a home in Albuquerque can be a very time-consuming and emotional process. With all that's going on in the process, it can be easy to make mistakes. But with a little preparation, you can avoid some of the pitfalls that snag many home sellers. Here are some key mistakes to avoid when selling your home in Albuquerque.

Being Emotionally Involved

Sure, this was your home that you no doubt built many memories in. But you need to think of yourself as a businessperson and a home seller, and not a homeowner. By thinking of it from a financial perspective, you'll be able to avoid the emotional aspects of the sale that could cloud your judgement.

Not Hiring an Agent

Unless you have a lot of experience selling homes, it's never a good idea to sell a home without expert help. Selling homes is what real estate agents do full-time. Sandi Pressley and her team, for example, have been helping people in Albuquerque sell their homes for decades. They've built a reputation of being the top real estate agents in New Mexico, and it shows in the amount of homes they've sold. They can help you get the best price and the fastest sale.

An experienced agent will also help you during negotiations, which can be tricky even with years of experience. They also handle all the photography, marketing, leads, and showing appointments. They work for you, not against you in the process. There's simply no reason to go it alone when selling your home.

Setting an Unrealistic Price

Setting the right price for your home is critical, and again, that's where an agent's experience can make all the difference. They will use comparable sales in your neighborhood to help set the best price. And remember that buyers also have access to the same information, so you won't be fooling anyone if you set the price too high.

Hiding Major Problems

The purpose of a home inspection conducted by the buyer is to uncover major problems with a home. So don't bother trying to hide anything. In fact, you should be proactive and take care of any major issues before putting your home on the market, if possible. If you can't afford a major repair, then you can disclose the issue and reduce the price accordingly so the buyer can fix the issue if needed.

Looking to sell your home for the right price in Albuquerque? Let us help you sell your home in Albuquerque and get the best price. Latest NAR Data Shows Now Is a Great Time to Sell in Albuquerque

by Sandi Pressley

Now is a Great Time to Sell Your Home in Albuquerque

Everyone knows that the best time to sell anything is when demand is the highest for that item and the supply is low. If you plan on selling your home in Albuquerque, there’s great news.  Two major reports released by the National Association of Realtors (NAR) revealed information that suggests that now is a great time to put your home on the market in Albuquerque.

Here is the data covered in the latest REALTORS® Confidence Index and Existing Home Sales Report that shows this.

REALTORS® CONFIDENCE INDEX

Every month, NAR surveys “over 50,000 real estate practitioners about their expectations for home sales, prices and market conditions.” This month, the index showed (again) that home buying demand continued to outpace the supply of homes available in January.

The map below illustrates buyer demand broken down by state.  If you look at Arizona, you can see that buyer demand is strong in this state, which is great news is you plan on selling your home in Albuquerque

Buyer Traffic Data Shows Strong Traffic in Arizona

In addition to revealing a high demand for homes, the index also shows that compared to conditions in the same month last year, seller traffic conditions were strong in Arizona.

That shows that demand for housing continues to be strong, but supply is struggling to keep up, and this trend is likely to continue throughout 2018.

THE EXISTING HOME SALES REPORT

The most important data revealed in the report was not sales but was instead the inventory of homes for sale (supply). The report explained:

  • Total housing inventory rose 4.1% from December to 1.52 million homes available for sale.
  • Unsold inventory is 9.5% lower than a year ago, marking the 32nd consecutive month with year-over-year declines.
  • This represents a 3.4-month supply at the current sales pace.

According to Lawrence Yun, Chief Economist at NAR:

“Another month of solid price gains underlines this ongoing trend of strong demand and weak supply. The underproduction of single-family homes over the last decade has played a predominant role in the current inventory crisis that is weighing on affordability.”

There’s a guideline that often applies in Albuquerque Real Estate; when there is less than a 6-month supply of inventory available, we are in a seller’s market and we will see appreciation. Between 6-7 months is a neutral market, where prices will increase at the rate of inflation. More than a 7-month supply means we are in a buyer’s market and should expect depreciation in home values.

As mentioned earlier, there is currently a 3.4-month supply, and houses are going under contract fast. The Existing Home Sales Report shows that 43% of properties were on the market for less than a month when sold.

In January, properties sold nationally were typically on the market for 42 days. As Yun notes, this will continue unless more listings come to the market.

“While the good news is that Realtors in most areas are saying buyer traffic is even stronger than the beginning of last year, sales failed to follow course and far lagged last January’s pace. It’s very clear that too many markets right now are becoming less affordable and desperately need more new listings to calm the speedy price growth.”

Inventory of homes for sale is still well below the 6-month supply needed for a normal market and supply will ‘fail to catch up with demand’ if a ‘sizable’ supply does not enter the market.
