If your porch is lacking in shade, you can add a set of outdoor curtains to diffuse the sun. You can open and close them as needed, just like indoor curtains. If you choose a color other than white, make sure it's a fade resistant fabric to make sure the colors stay vibrant.

What are some of the most important home maintenance habits to get into?

Maintain Your Filters

If you have an AC system, it's important to keep up with changing the filters. When your filters are clogged, your system has to work harder to push air through the house, and this causes more wear on the system over time.

When buying a filter, pay attention to the rating of the filter you are using, as some are rated to last longer and need replacing less frequently.

Inspect and Clean Your Furnace or Boiler

Along with changing filters in your cooling system, it's also important to keep your heating and cooling system itself clean. Dust and condensation can build up over time, leading to degradation of the unit. Maintaining your cooling and heating system can extend its lifespan by years.

Check Your Water Heater

Pros and Cons of Fencing Your Yard

If you're deciding whether to build a fence for your property, be it a wood, wrought iron, vinyl or chain link fence, they can be expensive. So it's a good idea to decide what your needs are and if a fence is worth the cost. You need to consider the pros and cons of fencing your yard.

Since fences are so prevalent, the pros certainly outweigh the cons. Here's a few points to consider.

PROS

Privacy

Privacy is obviously the main benefit of having a fenced yard. Having a fence not only reduces the disturbance to your neighbors, but to your family as they play in the pool, garden, sunbathe, etc. Having privacy in your yard can play a vital role in making sure your time outside with family and friends is protected from prying eyes.

Staging Your Home to Sell in Albuquerque

Are you getting your home ready to sell in Albuquerque? If so, it’s a busy time for sure, with plenty of preparations to make. One of the things you need to really focus on though is making your home stand out in the Albuquerque real estate market. This is called staging. Many people may feel the need to hire a professional to make their home shine. There’s nothing at all wrong with that idea, but it can get expensive.  You can save money by doing a few basic main tasks. And the best part is that you can save money and raise the potential of selling your home for more.  Here’s what you can do.

De-Clutter & Clean

Who wants to buy a dirty home? Not many, so make sure you go through your house with a fine-tooth comb. Your home needs the deepest clean it’s ever had. Go room by room and clean from top to bottom.  Then sort through all of your possessions and decide what really needs to stay for showings and what you can discard or put in storage.  Doing this kills two birds with one stone. You not only raise the appeal of your home, but it will be easier to move when you sell. Keep in mind that this is no longer going to be your home. Buyers need to see it as their own, so make sure the slate is as clean as possible so that they can envision their own possessions in it.

Be Versatile

Sure, the pink kid’s room may have been cute once. But it may not appeal to everyone. The best thing with rooms is to make them more generic instead of making it seem like they need to be used for the purpose you used them for. You can paint the bedrooms a more gender neutral color and take down posters and other personal items.  If you have a room that you used for something specific, like a sewing room, you may want to turn it into a more general guest room with a desk or table for projects.  Like we mentioned above, buyers need to see this home as their own and be able to see themselves living in it.

Curb Appeal

We all know the saying about first impressions. When it comes to selling a home, that saying rings true. What do people think when they drive by your home? Why not ask your neighbors or friends? The more ideas and input you can get, the better. The fact is that many times buyers will drive by a home before they even schedule a showing. You don’t want that, obviously, so make sure you make the outside of your home appeal to as many buyers as possible.  You should make sure the yard is well cared for.  Add a fresh coat of paint to the siding and trim.  Polish or replace dull hardware.  Clean the walkways and driveway. Also think about investing in new roofing if it’s showing its age.

Other things you can look at in your home are making sure your foyer is clean and clutter free, do a walk through to find areas to focus on, find ways to let in more light, cleaning the fridge and organize the cupboards.

Depersonalize

One of the main goals of selling a home is to make the buyer see it as their home. That’s harder to do if your photos are all over the walls. The same goes with artwork.  You may appreciate the art, but the buyer might not.  Try to make the interior as neutral as possible in the way of personal affects.

Lighten Up

Light can make all the difference when it comes to making the home more appealing.  Get as high of a wattage bulb as your fixtures will safely allow.  And open the blinds and curtains.

Curb Appeal is Real

The first few seconds are critical when a buyer comes to your home.  They will almost always judge a book by its cover. So tidy up the yard.  Trim the hedges, put down new mulch, edge the lawn.  Hire a landscaper if you need to.  Freshen up the exterior paint. Preparing your Albuquerque Home to Sell!

It's a phenomenal time to sell your Albuquerque home!  If you've decided to sell, make sure you've prepared your home for the market before advertising. You get one shot at making a great first impression and introducing your home to the market...so make it count!

Many home buyers today want to move-in their new home as quickly as possible. Making sure you've crossed all the 'T's and dotted all the 'I's will insure your home sells quickly and for top dollar.

Here are 6 great tips to get your home prepared:

1. Get a Home Inspection.  Why you ask? By being proactive and ordering your Home Inspection upfront, you'll be notified of any potential troubles that could make your potential buyers balk. You'll still need to disclose what the home inspection finds, but you'll have time to make repairs. 

2. Gather all your Warranties for items staying in the home. This gives your potential home buyers confidence in you and your home. Warranties should include any appliances, etc that will be part of your home sale.

3. Make all Minor Repairs! It's critical to walk through your home with an eye for detail. Each room should be evaluated for any minor fixes; including patching of holes or cracks, painting, floor replacement, windows, closets, outlets and more. Once you've identified all repairs to be made in each room, make the ones you can...and be ready to negotiate the others.

4. Clear out Clutter. You've probably heard this a dozen times or more, but it bears repeating. A cluttered home shows poorly and commands a lower selling point. 

5. Sparkle and Shine. Make sure you do a 'white glove' cleaning of every aspect of your home!  Remove all signs of pets, including deodorizing your home.

Getting your Home on the Market

Good Monday Morning!

If you are thinking about selling your home, now is the time to begin the process for getting your home on the market. One common thought is that Spring is the best time to get your home on the market. The reality is that by Spring home inventories often times increase and your competition level increases. If you can get your home ready for market by February or March you may beat the rush and have a better climate for a sale. Here are just a few things that you might want to pay attention to prior to placing your home on the market.

  1. Go through your home and do what I call de-clutter. This means take out over sized furniture items, nick nacks, anything that is not needed for everyday living. The idea is to make rooms looks larger and give prospective buyers the ability to see the space.
  2. Touch up interior paint or even re-paint if needed .This would mean making walls, trim ceilings looking as new as possible.
  3. Clean carpets and hard wood flooring.
  4. Clean your home thoroughly and don't forget to clean windows inside and out.
  5. Be sensitive to odors from cooking, pets, etc. Scented candles are a great way to keep your home smelling great. Prospective buyers are very odor sensitive.
  6. Maintain an even temperature in your home. Homes that are too hot or too cold will detract from showings.
  7. Always have your home neat, clean, drapery or blinds open and lights on for showings.
  8. Winter time is tough for exterior, but having your landscaping and home exterior looking great is important. Have flower beds with fresh bark dust, walks swept. leaves raked and washing down siding will greatly increase the way your home looks for drive bys.
