Peel-and-Stick Updates to Help Sell Your Albuquerque Home

by Sandi Pressley

If your Albuquerque home is old and in disrepair, getting it ready for the market can be tough in many ways. As is, you may be able to sell it, but at a much lower price than what you wanted.

'Band-Aid solutions' are temporary solutions; they may not provide the ideal or permanent solution that a kitchen renovation would, but they are intended to be done more quickly and be less expensive.

When it comes to getting your home ready for company or selling your house, you have a few options for making it look good without spending a lot.

Peel-and-stick wallpaper

For those who don't want to commit to a particular look for decades - or who do not want to take down a permanent wall covering - peel-and-stick wallpaper is the perfect option. The use of graphic patterns, florals, or even faux wood grain can create a focal point or transform a room.

Peel-and-stick backsplash

For backsplashes, peel-and-stick works too, and it's not just for renters looking to add a little style to their rented space.

Carrera marble will look amazing, classic subway tile will give your kitchen a classic feel, and weathered quartz will give your kitchen a natural feel. You can put it up in no time, and take it down just as quickly when you're ready for something new.

Floating floor

Floating floors, which are floors that go over another floor, are somewhat more maintenance-intensive than peel-and-stick materials, but they are still easier than other flooring options. You may be able to do it yourself on your own, and very affordably, if you have some skill and inclination to DIY.

Additionally, both natural hardwood and engineered wood floor planks-not to mention cork, ceramic tiles, and vinyl—are now also available in floating versions, which can be easily assembled by aspiring homeowners.

Peel-and-stick countertops

Using a PVC vinyl base, peel-and-stick countertops can make your home look more updated at a fraction of the cost of traditional countertops. These countertops are not best for high-traffic areas due to their durability (or lack thereof), but they can serve as a temporary makeup makeover for spaces you don't own, don't use often, or can't afford to renovate yet.

So yes, you can update your Albuquerque home on a budget and in little time, with just a bit of peel-and-stick.

Sell Your Albuquerque Home for More with These Simple Exterior Fixes

by Sandi Pressley

Considering selling your Albuquerque home in the near future? Due to the hot market, most homes are selling quickly. Even so, your home needs to look amazing to get the best price.

Making improvements to the exterior of your home is one effective way to achieve this. Here are some top tips to get the outside of your home in great shape.

Paint the House

Selling a house can be made easier with a great paint job. Potential buyers tend to avoid houses with old or outdated paint. These days it is more important than ever to make a good first impression. When potential buyers aren't impressed with the outside appearance of your home, they'll be less likely to view it.

If you have recently painted your home, you might want to consider updating the trim to give it a fresh, new look without having to complete a complete painting project.

Clean It

Good old soap and water and a long-handled, soft bristle brush is a good way to remove dirt and grime from your siding. Try spraying it off first, then scrub it if needed with a solution of 1/2 cup trisodium phosphate—TSP, (available at grocery stores, hardware stores, and home improvement centers) dissolved in 1 gallon of water.

Power Wash

Use a power washer if TSP doesn't remove the dirt. During your power washing, you might as well clean your walkways and driveway as well.

Front Door

It can make a huge difference to freshen up your front door. The process can be as simple as a good scrubbing, or as complex as a complete painting. A new door will be a great investment if the whole thing needs to be replaced.

Check Eaves and Downspouts

Cobwebs, wasps nests, and grime love these areas.

Stain the Fence

Have you noticed that your wooden fence is looking weathered? If you really want to kill some time, you can stain it yourself. For a more professional look, you may want to rent or buy a sprayer.

Wash the Windows

Do some work on those windows with those restless teenagers of yours. Even if you don't have teenagers, this is a wonderful way to get fit. Cleaning is most effective when you use dishwashing liquid and a squeegee.

Landscaping

The appearance of your home's exterior is largely influenced by your lawn. Even though you might spend a lot of time and effort on the house itself, you might lose all the effect if the lawn is unkempt. Taking care of your lawn starts with regularly mowing it. To give your lawn an extra boost, you can plant flowers, weed, and edge it. You should give your bushes and hedges a good haircut. (People appreciate nice haircuts these days.)

During this pandemic, your home is an investment that protects you. Even if you don't intend to sell your Albuquerque property, giving it some attention and love can be a very worthwhile investment.

Keep Your Albuquerque Home Safe During Showings

by Sandi Pressley

You are no doubt going to have a number of showings to potential buyers when you sell your home in Albuquerque. Unfortunately, this can lead to a lack of security for your possessions. It’s not uncommon for thieves to take advantage of home showings and open houses in order to get their hands on valuables.

Here are some tips to keep your home and valuables safe.

Get a few cameras

You can buy a few cheap cameras and install them in plain sight throughout your home. This way, you will be able to identify theft if it does occur. The obvious place to put these is at the front door to the home, as well as in places like the bedroom closet and the home office, where thieves tend to hide. If you don’t have the budget for a security system, you can even place some dummy cameras around the house, which can be bought at many dollar stores.

Remove temptations

Your stuff will be much harder for thieves to steal if they don't have easy access to it. It is a good idea to remove high-value items when strangers are going to be around, even if you cannot get rid of everything of value (TVs can stay). Therefore, jewellery, expensive collectibles, or important documents should not be left lying around. Be sure not to leave bank statements or any other financial information out, and make sure important items like passports and keys are not visible. Don’t hide anything in your top dresser drawer (a go-to spot for thieves).

Watch the medicine

Another important step is to examine medicine cabinets. Thieves have been known to target open houses to find prescription drugs.

Watch the kids

You can’t stop people from bringing their kids to open houses (nor would you want to if you’re in a family area), but that doesn’t mean you have to be thrilled about them traipsing through your house. Children who are unsupervised will probably touch items, especially if toys are accessible. Keeping access to toys or games limited will help, as will putting out a toy or game specifically for the purpose of attracting little hands.

Make sure you’re insured

As a precaution, it's wise to check with your insurance agent to make sure you're covered should something happen during an open house or showing. Working from room to room and taking pictures can help you provide documentation should you need it.

Showing your home to buyers in Albuquerque is a necessary part of the process of selling your home. But with some common sense and preparation, you can make the experience safer for all involved.

Making Your Albuquerque Home Appeal to Remote Workers

by Sandi Pressley

More and more Albuquerque home buyers are working remotely, which has changed what they want in a home. Businesses are choosing to delay reopenings or go remote full-time, and buyers are looking for homes with more space to accommodate their work needs.

It is assured that you will find a buyer for the extra room you have in your home if you no longer need it.

Working Remotely is Here to Stay

There are still many Americans who work remotely. According to a recent Garter, Inc. poll, many organizations haven't yet returned to their offices: “. . . 66% of organizations are delaying reopening their offices due to new COVID-19 variants.”

Remote working is not just a trend among companies - workers are also seeking more flexibility. A study by PricewaterhouseCoopers found that nearly one in five employees would prefer to work remotely in the future. Many people are leaving jobs to pursue remote work opportunities, according to the study: “Among employees looking for new jobs, almost one in ten say it’s because they moved away from the office while working remotely and don’t want to go back on-site.”

More Remote Work Means a Greater Need for Home Offices

Today's buyers prioritize finding homes with more space so they can work from home comfortably. According to the American Institute of Architects survey of 2021, 69% of respondents still wish to have an office at home. The study also shows that more people are looking for multiple spaces in their home to conduct remote work and virtual meetings.

How Does This Affect You?

In case you have extra space in your house and are no longer using it, buyers are interested, so now may be a good time to sell.

Sandi Pressley and her expert team will help make sure your listing highlights many of the most sought-after features, such as a home office. However, if you have an unused room, consider staging it as a location where remote work can be accomplished. You can enlist the help of your agent to evaluate and prepare your space for potential buyers, as well. You'll get recommendations for how to stage a room, where to draw attention, and what other sellers are doing to make their houses stand out.

Due to the continued rise of remote work, more buyers are looking for homes that can accommodate multiple home offices. If you have extra room you’re no longer using, consider selling. Discuss the unique features of your home with us and how you can utilize any extra space to appeal to today's buyers.

Help Sell Your Albuquerque Home With These Fall Decor Ideas

by Sandi Pressley

Normally people talk about spring as a good time to upgrade their Albuquerque homes, but did you know that fall can also be a great time? When it comes to presenting your home to potential buyers later, getting your house in shape now can make a huge difference. Especially if you intend to put your home on the Albuquerque real estate market during the peak selling season. As winter approaches, you can focus on indoor and outdoor upgrades that make your home feel more cozy and ready for the elements.

Examine your front yard

When you are thinking of selling your home, agents recommend updating curb appeal - the way the outside of your home looks to potential buyers. If you wish to boost your curb appeal, you can hire a landscaper. However, there are also a few easy DIY tips that you can follow to take your home to the next level. Start by removing weeds from your landscaping and trimming overgrown areas and shrubs. To fill in bare spaces in your lawn, you can plant a rock garden, mulch, or low-maintenance plants. By updating your landscaping with perennials, you can make sure that your garden will be able to withstand the elements and bounce back as soon as spring arrives.

Upgrade your front door

After considering the state of your front yard, you can make easy upgrades that real estate agents swear by — giving your front door a wow factor. The easiest way to transform your front door from drab to wow is to paint it in a bright color like red, blue, or yellow. It won't take long for potential buyers to be intrigued by the front door and eager to step inside. Another way to update the outside of your home is to update your garage door.

Back to nature

While curb appeal is all about the outside of your home, staging is all about the inside. The purpose here is to get your home in order so that buyers can visualize themselves living there, with modern decor, neutral colors, and fresh furniture. Bringing natural elements indoors is also a trend this year. Any room in your house can be transformed by adding plants, and if you don't have a green thumb, opt for air plants, which are low maintenance and can be hung anywhere (since they have no roots). In addition to home furnishings, natural materials like bamboo and jute are also popular for home decor - think side tables, lamps, and rugs. Pillows or other fabrics in the living room or bedroom can be enhanced with linen and cotton.

When you plan on selling your house this year, you should bring natural elements inside, and pay attention to its curb appeal. You will be able to show off your home to potential Albuquerque home buyers in no time with a few decor upgrades and some TLC for the yard.

An Eco-Friendly Home Makeover Can Help You Sell Faster

by Sandi Pressley

Many Albuquerque homeowners have been inspired by the looming climate crisis and the overall push toward sustainability to make eco-conscious improvements to their homes. Simply switching to refillable cleaning products is an easy way to go green. You can also buy organic mattresses from Essentia, or use beeswax wrap instead of plastic. The presence of organic mattresses in your home can reduce toxins, although these eco-friendly alternatives, such as chemical-free sleeping surfaces, won't be enough to gain eco-conscious buyers.

The change to eco-friendly products does reduce your personal carbon footprint, but investing in green home improvements benefits the environment and your wallet, all while giving prospective buyers a positive impression of your home.

Would you like to go green? Boost the resale value of your Albuquerque home with these seven sustainable tips.

Efficient Heating

Over 30% of your energy expenses are attributed to heating your home during the winter. To reduce your utility bills by a half, you need to replace your outdated furnace or boiler with energy-efficient models. Thermostats can also be programmed for maximum efficiency all year round with modern heating systems.

Water-Saving Fixtures

Old toilets and faucets leak a surprising amount of water. Fixtures with faults are more likely to leak water and increase your water bill. Water-saving toilets, showerheads, and faucets can help you save money and water by reducing the use of water within your home.

Kitchen Appliances

Since cooking appliances consume the most electricity, it is no surprise to see your kitchen as the highest energy consumer in your home. In order to reduce the environmental impact of your home, you can easily swap out energy-consuming appliances for energy-efficient alternatives. Choose dishwashers, refrigerators, and microwaves with Energy Star ratings for the best eco-friendly appliances.

Better Windows

Unsealed cracks in old windows allow a substantial amount of air to enter your home, literally wasting your money when it comes to heating and cooling. Put in new windows that are designed to keep your house warm in the winter and cool in the summer. You'll save money and be able to attract buyers with high-efficiency windows.

Smarter Lighting

It's time to retire fluorescent bulbs from your home's lighting. Lighting that's energy-efficient requires a lot less energy to illuminate your home. For maximum efficiency, use LED bulbs or compact fluorescent lamps.

Water-Wise Landscaping

Even though a lush front lawn looks healthy from the outside, it consumes a great deal of water. Lawn care costs homeowners a lot of money and in turn is a turn-off to potential buyers. Choose drought-tolerant plants that are easy to maintain and add curb appeal to your home instead. California Poppy, Yucca, and Lavender are just some of the greenery that is water-wise.

Insulation

A house that is not properly insulated won't benefit from new windows and cooling systems. Don't forget to insulate an unused attic space and seal windows and doors properly. For the best results, hire a professional energy auditor who will provide a comprehensive inspection of your home.

An eco-friendly home is easily attainable if you have the right information and preparation. Invest in energy-efficient appliances and systems by replacing old ones. Consider investing in more substantial changes such as a landscape renovation once you have made simple changes. Home improvements that are green will save you money in the long run as well as make your property more attractive to potential buyers.
