Building a Deck? Here's What You Need to Know

Do you want to add a deck to your home so that you can enjoy the beautiful landscape of the Albuquerque area? There’s no better way to indulge in the great outdoors of New Mexico. But of course, as with any luxury, it will cost you. How much? According to Remodeling Magazine. based on a national review of costs based on a 16x20 deck with pressure-treated joists, a built-in bench and planter, a wood deck on average can cost around $10,000, while a composite deck can set you back almost $18,000. When it comes down to it, the cost of your deck will be affected by 3 factors - size, style, and the contractor. So how can you get an idea of how much your deck will cost?

How much does it cost to build a deck?

A number of factors will affect the final cost of any deck. Professional installation is a major factor, assuming you don’t possess the skill to build the deck yourself. Figuring out the installation costs will go a long way to determining the final cost. According to Andrew Wormer, editor of Professional Deck Builder magazine: “For every dollar spent on materials and supplies, expect to spend another dollar to have it installed.” Some contractors cover both labor and materials in their quote.

Planning Your Deck Installation

Set Limits: Make sure to check with local Albuquerque building codes before you start planning your deck, as it may affect costs, along with the size of the deck. Have you considered maintenance costs? If you decide to use synthetic materials, they may cost more up front, but they don’t need as much maintenance, costing lees overall.

Budget: Determine what your “wants” vs your “need” are when it comes to a deck. You need to set a limit on the total price you’re able and willing to pay. Also, how big will the deck be relation to the size of your home? The deck needs to be proportional. You don’t want to have a large home with a tiny deck. Also check online reviews, and ask potential contractors for photos of past projects. You should also check with your local building department to make sure they are licensed, bonded, and insured.

Reducing Costs

If you need to shave some off some costs, there are a few things you can consider. You can reduce costs by reducing the overall size of the deck, along with using the right materials up front. Untreated decks cost less to install, but more to maintain. The reverse is true for composite decks. Also, if you build during the fall or winter, it could save you more, as contractors have fewer jobs and may be inclined to reduce their costs.

Highland Pool

A 25-meter by 25-yard swimming pool with a 3-meter and 1-meter diving board and an outdoor wading pool. Highland Pool is one of three public pools operated by the City of Albuquerque used in conjunction with Albuquerque Public School events.

Highland Pool is available to school students and athletes, as well as the public.

Los Altos Pool

DIY Renovation Mistakes to Avoid

Everyone wants to renovate their homes. People in Albuquerque are now more inclined to do things themselves than ever before. All the remodeling is great for the economy, as well as for people's home equity. However, if homeowners take on tasks themselves without adequate training, problems can arise. It's easy to keep renovations on track if you know what to look out for.

Overestimating your skill

It looks easy to tile, doesn't it? It would be great if the whole bathroom was done, including the floors and walls. You don't need to take a class to do this, or even watch a few YouTube tutorials. You've seen it done on TV, and you're pretty good at picking things up, aren't you? That's a recipe for disaster, and, chances are, you'll either be calling a professional to come finish what you started, or to rip it out and start over.

How to avoid mistakes:

Start small. Prior to taking on the tough stuff, test your skills and patience.

Underestimating your budget

Nobody ever saves enough money for their renovations. There seems to be an increased likelihood of issues arising when your budget is tighter. The last thing you want is a problem that changes your entire plan last minute or makes you stop mid-renovation to make alternate plans or find more money.

How to avoid it:

A good rule of thumb is to set your budget amount and then add 20 percent, but the more novice you are, the more you may want to add.

Minimizing the timeline

Many Albuquerque homeowners underestimate the amount of time needed to make their own renovations. Most of the time, this is due to inexperience, but individual needs can also play a part in it. Just because you only have two weekends to completely tear down and renovate your kitchen before your in-laws arrive doesn't mean it's going to happen within that timeframe. "Work on older buildings can yield a lot of unforeseen events," said Architectural Digest. "Who knows what's behind that wall you're opening up? New construction is more controlled, but that doesn't always mean smooth sailing. Be prepared for the unexpected. We all hope and pray everything goes according to plan. Trust us: Nothing will."

How to avoid it:

The best way to ensure you don't do something crazy, such as compromising the entire structure of your home, is to hire a structural engineer to tell you exactly what's going on in the wall you want to take down.

Not asking for help

It's great to be independent, but when it comes to renovating, more is better. When you have suspicions, you need someone to confirm them, help with the heavy lifting, and provide feedback.

How to avoid it:

Get in touch with your friends, family, or that coworker who's self-proclaimed Queen of Reno. At the very least, having another person in the room will make the renovation go faster and give you someone else to talk to.

The best thing to keep in mind with renovations is that they are hard work and take time and planning. Dont go it alone, unless you've done them befor eand know what you're doing.

The process of building a new home in Albuquerque can be stressful if you don't plan carefully. Choosing the right layout will depend on your family's needs, as well as your choice of finishes. You may not be interested in minimalist design, even though simple living is all the rage. However, for busy adults, it is important to design their homes to make life easier.

Are you a fan of outdoor activities, such as lawn-mowing and gardening? Make sure the entrance you'll use the most after these activities is easy to access and that you have a place to dump your muddy shoes. You should ensure that the first stop in from the garage or bus has a sturdy and easy-to-clean floor if you have young children.

As soon as you step into your very own home, you'll likely start shedding things. It may be a briefcase or work boots. You'll also want to de-stress as you move into your home.

New or Used: What is the Best Albuquerque Home For You?

If you're thinking of purchasing a home in Albuquerque, you have one big decision to make as you start your search. You have to choose whether to buy an existing property or a new one. In the decision-making process, you have to weigh the pros and cons of each.

In the past, buying a new house was almost always more expensive than buying an older one. The cost of building materials is lower now than in the past, so price isn't necessarily a determining factor, or at least not the primary factor for most people.

What Are the Upsides of Buying an Older House?

Some of the benefits of buying an existing, older home might include:

  • Higher quality construction: This is not to say that new homes cannot be well built, but older homes often have a higher level of attention to detail that is harder to find in something newer. The craftsmanship used in the building of these homes was often a point of pride for the people who worked on them and lived in them.
  • Bigger yards: Land used to be cheaper in the past, so older homes will have larger yards.
  • Character: An older home may appeal to you because of its charm and character.
  • Established Neighborhoods: There are fewer trees in newly developed neighborhoods, and they go through some growing pains. With towering trees and mature shrubbery, an established neighborhood may be more beautiful.
  • More walkability: You're likely to find that older neighborhoods are more walkable, and they tend to be closer to city centers, as opposed to newer houses which generally sprawl farther and farther away from cities.
