Should You Make a Cash Offer on a Home in Albuquerque?

If you’ve been in the market to buy a home in Albuquerque, you’ve no doubt come across the concept of cash buying. Usually, it’s a tactic meant to sweeten the deal. But there are, as always, pros and cons of buying a home with cash.

It’s Less Common

Not as many home buyers are buying with cash these days. It’s just not as possible for most people with median home prices at around $300,000. According to the National Association of Realtors, around 87% of home buyers used financing when purchasing a home.

Buying with cash doesn’t mean you’re showing up to the closing with a briefcase full of cash. It just means you’re not using financing. You might pay for the home with savings, selling another property, or investments.

The Pros of Paying Cash

Paying with cash has some great benefits, such as:

  • With stiff competition in the home buying market in Albuquerque, you’ll be more attractive to sellers. When it comes down to bidding wars, the cash offer will give you an edge over other buyers. Financing can fall through and delay the sale. Cash transactions usually close faster.

Designing the Kitchen Island of Your Dreams

During the current Coronavirus outbreak, one of the only islands you're likely to see is the island in your Albuquerque kitchen, so why not make that island great?

You might be dreaming of having a kitchen island that is spacious and functional. Therefore, if you're planning to design an island or just playing around with the idea in your mind, the following tips can be of use.

Which Appliances Should Be in Your Island?

It's probably a good idea to put at least a few of the more functional items in your kitchen island. Besides saving space, it also makes things easier as you design the rest of the kitchen. 

A sink on the island is probably a good place to start. While it isn't exactly an appliance, you certainly use it all the time when you're in the kitchen. Your island should have a sink if you plan to prepare a lot of food there. 

Having your sink next to your dishwasher is a good idea, so you might want to include your dishwasher in your island. An island should have a wine or beverage cooler as well as a microwave. Pull-out refrigerator drawers are also available on some islands. 

It's possible to add your cooktop to your island, but you'll need to consider venting, so some people prefer not to do that.

How Much Storage Do You Want?

Once you know what appliances will go in your island, you can start thinking about storage. You should at least have a few pull-out drawers in an island that will be used for food preparation, as well as a place to store cutting boards.

Counter Height

Consider who will sit at the counter and how they will sit when deciding the counter height. If you intend to have barstools, they will probably be 36 or 42 inches tall. A two-level island can also be designed. One level might be higher for barstools, and the other might be lower so you can do prep.

If you have a 36-inch bar, it’s seating that’s somewhere between a typical barstool and a table.

Island Size

You need to think about not only what you want the island to achieve, but also the surrounding open space when choosing its size. The ends of the island should have at least three feet of floor space. At least 42 inches of space should be available on the sides for working and seating.

Usually, three feet is the ideal width for an island if you have enough room. When designing an island, proportion is crucial. Making sure that it flows well with the rest of your kitchen is important.

Once all the basic elements have been covered, you can move on to the fun parts. Which countertop material should you use, for instance? An island with a waterfall countertop, with stone or another solid surface cascading seamlessly from one end to the other, can be very beautiful. 

Consider lighting as well. You can make a statement above your island with pendant lights. When you have an open-concept layout, the design of your island is even more important since it is likely to be the focal point of your entire living space. Make it practical, but also fun.

Mortgage Principal Explained

When you get a mortgage to buy a home in Albuquerque, you are taking out a long-term loan. Mortgages are used to finance the purchase of a home. As well as repaying your principal, you make interest payments to your lender. Your house and land serve as collateral for the loan. A mortgage consists of two basic components: principal and interest. The following sections describe what they are and how they impact you as a borrower.

What is a Principal Payment?

As a borrower, you will initially borrow a certain amount of money, which is called the principal. You calculate your principal by subtracting the final selling price of your home from your down payment. Your budget and how much home you can afford are determined largely by your principal. 

As soon as you borrow money, interest begins to accrue. Mortgages are typically paid in monthly installments over a 15- or 30-year period. The outstanding principal on your mortgage refers to how much you still owe.

Interest on a Mortgage

Mortgages don't just require you to pay the principal each month. You also pay interest. A lender charges you interest to let you borrow money. The interest rate is determined by a percentage. The money you pay each month goes toward your principal and interest, and the two are combined into a single payment to your lender.

Does Your Mortgage Principal Change?

With most home loans, your monthly payments don't change despite paying down your principal over time. However, you will end up paying less interest over time. 3% of a smaller remaining principal, for example, is going to cost you less than 3% of your entire principal when your loan is processed. Even though your payments remain the same, you're putting more toward your principal. 

Payment changes could occur on rare occasions. Getting an adjustable-rate mortgage is one example. Home loans come in two varieties. The first is adjustable-rate and the second is fixed-rate. Your interest rate will remain the same throughout the term of your loan if you take out a fixed-rate loan. A variable-rate mortgage has periodic rate changes. If the rate goes up, so do your monthly payments.

After you get enough equity in your home, your lender will cancel your private mortgage insurance, so your payment may change.

Refinancing means replacing your old mortgage with a new one. Therefore, you'll have a new interest rate, monthly payment, and term length on the new one. When you refinance, your principal could change, but it doesn't have to.

Last but not least, you can pay more toward your mortgage than the minimum. You can either make a monthly payment or a lump sum payment. When you make extra payments, you reduce your principal, so you can pay less in interest every month.

When you reduce how much you pay in interest, you get lower monthly payments.

Keep Your Albuquerque Home Safe During Showings

You are no doubt going to have a number of showings to potential buyers when you sell your home in Albuquerque. Unfortunately, this can lead to a lack of security for your possessions. It’s not uncommon for thieves to take advantage of home showings and open houses in order to get their hands on valuables.

Here are some tips to keep your home and valuables safe.

Get a few cameras

You can buy a few cheap cameras and install them in plain sight throughout your home. This way, you will be able to identify theft if it does occur. The obvious place to put these is at the front door to the home, as well as in places like the bedroom closet and the home office, where thieves tend to hide. If you don’t have the budget for a security system, you can even place some dummy cameras around the house, which can be bought at many dollar stores.

Remove temptations

Your stuff will be much harder for thieves to steal if they don't have easy access to it. It is a good idea to remove high-value items when strangers are going to be around, even if you cannot get rid of everything of value (TVs can stay). Therefore, jewellery, expensive collectibles, or important documents should not be left lying around. Be sure not to leave bank statements or any other financial information out, and make sure important items like passports and keys are not visible. Don’t hide anything in your top dresser drawer (a go-to spot for thieves).

Watch the medicine

Another important step is to examine medicine cabinets. Thieves have been known to target open houses to find prescription drugs.

Watch the kids

You can’t stop people from bringing their kids to open houses (nor would you want to if you’re in a family area), but that doesn’t mean you have to be thrilled about them traipsing through your house. Children who are unsupervised will probably touch items, especially if toys are accessible. Keeping access to toys or games limited will help, as will putting out a toy or game specifically for the purpose of attracting little hands.

Make sure you’re insured

As a precaution, it's wise to check with your insurance agent to make sure you're covered should something happen during an open house or showing. Working from room to room and taking pictures can help you provide documentation should you need it.

Showing your home to buyers in Albuquerque is a necessary part of the process of selling your home. But with some common sense and preparation, you can make the experience safer for all involved.
